Thanks Kay! The kit comes with everything except roofing materials. It even comes with boxes of nails, hinges & hardware. Not exactly easy peasy but easy enough and I'm definitely no carpenter.

Trying to be a little **** about organizing the contents though so it is taking time.

A little addition to the shed at my girlfriend’s request. We have a fireplace screen (believe it or not!) that we bought last year in Flagstaff, AZ on the last leg of our months long RV cross country trip to the Florida Keys. We have no place for it in the new house and it has sentimental value so she wanted to use it as garden art...yeah, i know.:dunno:

She wanted it mounted on the shed wall and then said she wanted a frame around it that looks like the house’s exterior window trim. Took a couple days to cut the lumber from some shed leftovers, sand, prime, paint and install. Tomorrow the temporary chains will be removed in favor of a couple unseen nails.

Hi Don! Thanks for looking in and thanks for the kind words.

The ‘55 had to be relegated to outdoors because the garage was frankly full of stuff. I bought a weather proof cover for it and haven’t driven it in a few months unfortunately.

I thought buying a newly redone house would mean I would have no projects to do - WRONG. I’ve been busier than ever. But I’m getting closer now. Working on a new workbench now which will give me a home for my smaller compressor and new hose reel which in turn will give me a place for my shop vac, and on and on.

More pics coming as changes are made. Yes, really missed taking the truck to shows this summer. Take care and please keep showing us your party garage changes! Best to you & yours, Dan

Yeah, a fireplace screen is a WEIRD thing to put out in the garden much less feature up on the wall. I guess since it depicts bugs and such its tolerable.

Moving this info to this thread to keep all the info in one place, even though not directly garage related.

We are adding a patio room to the rear of our house. This was on the architect plans from when prior owner had house totally remodeled years ago but he never did the work. You can see the 3 brick piers with embedded column ties on them (they were hidden by flower pots when we bought the house).

Roof will tie-in/match existing but there will be no exterior walls. That probably sounds weird for those not in SoCal but it's relatively common here. While we're doing that we're demolishing the enclosed outdoor utility area(trash cans/tools). This will be paved and two wide gates (+ pedestrian gate) will allow storage of our Class C RV & possibly our boat.

Thanks Don. Yeah, having it parked at my son’s place in Atascadero was getting old. I’m headed up to Kernville for a few days later this month with family and having to drive 225 mile to Atascadero first to clean, gas, air up, the RV is a hassle. Taking my Jeep then will tow it with the RV and bring home both after that trip.

Ha, not me Kay. The contractor’s guys. I look like them but I’ve never had to work like them, thankfully. That is some tiring, bust *** work. Then they have to break all the big pieces into smaller pieces and shovel full after shovel full it into the trailer.

My only part so far is having to get up early to pull the cars out of the driveway before they get here at 6:30am.

I've been extremely fortunate. I went through a divorce 20 years ago and didn't think I'd ever be able to buy a house again. Buying one after retirement, much less a nicer one is really a blessing.

What’s the plan for a shoreline for the RV parking area?

Ha, ha. My retired sister; gets up everyday at 5am, so laughs at me for whining about 6:30am. I got up at 4-4:30am for 40 years having worked in construction management. I like staying up late watching tv so sleeping in seems luxurious.

"Shoreline"? Do you mean fencing? City requires a 6ft wall in front of RV's/trailers. Also necessary when you have a pool. There will be two 10 or 12 ft PVC gates on brick columns with lanterns on top. I've been told gates must be self closing when you have a pool. Not sure if that applies to the big gates or how'd you even accomplish that(?) if it does. There'll also be a smaller pedestrian gate.

Dan, looks like this will be a nice addition to your place. Off to a good start too. You will like not having to make that drive to pick up the RV.

Thanks for the kind words. That side of the house faces due South so when we had record breaking heat this summer (111*) it was unbelievably hot on the patio. Completely unusable. The room will have a big overhead fan for use on the worst days.

We've been going for the RV for years. Used to have a huge 38 ft fifth wheel trailer up there for a number of years. We even had an electrical post run to it like at an RV park. Having it just outside the door will be such a convenience when it comes to packing/unpacking/cleaning for trips.

You're a fellow Glendorian, Glendorite, whatever, huh?! New to the forum too?

We were in Pasadena the last 20+ years and have only been here since April. This is only the 2nd rain here so I'm still learning the micro climate here. Seem quite different than Pasadena because we were not this close to the hills. These hills were very green when we moved in. Can't wait to see that view again.

Ah, ok. I wasn't familiar.

We are running 30A electrical service from the panel. It will be in it's own box mounted on the wall right near the driver's side rear of the RV. Also running 15A service near the outdoor kitchen to have a light while BBQ'ing at night. Separate from all that is adding an outlet in the brick base cabinet of the BBQ island.

We have a 50 amp for the shore cord. We have the RV at the house for 4 weeks doing improvements and remodeling. The funny thing was when we got it, the tanks were not emptied. So I was going to have to drive it over to a dump station place somewhere. Turns out there is a cleanout/dump station right on the property line. I don't know if the people that built the house used a temporary trailer while building or what. Worked well for the first dump!

Thanks for the kind words. Why sell yours? Moving on to a new project or something?

The '55 is already back in the garage. I've gotten enough stuff moved or gotten rid of it that I can get it in there but there's still much more organizing to do. Not to mention a lot of items to list for sale on Craigslist/OfferUp, etc.

I considered extending our sewer line out to the RV but it comes out of the front of the house toward the street so it would require a major level of digging, jackhammering, etc. Not worth it. We dump before we leave wherever we've been so not a big deal. It would be nice to have the RV function as a sort of mini granny flat if we ever needed it but we don't plan to.

Wow, a 38 ft boat?! Yikes, that's huge. Our former 5th wheel trailer was that long and was frankly just too big for us. I can't imagine having a boat that big to deal with. We have a 22 ft Centurion wakeboard boat and it's plenty. Mostly we use ours for riding around, ferrying our junk and dogs to the lake side beach, etc.

Demo done & rubble gone. Contractor is good about keeping things clean.



There is power at the BBQ island but not 30A service. We ran that from overhead in laundry area and trenched across to an outlet on wall where RV will be parked.



Finally, the driveway is being widened quite a bit (forgot to take a picture). Lumber for patio room to arrive tomorrow, I assume building of brick columns for gate mounts will begin shortly and placing concrete after that. So far, so good!

I've been retired almost 3 years (incredibly) and didn't realize how much I've missed being around construction daily. Granted, this isn't like the heavy civil work of a light rail station or a freeway bridge, but still enjoying it.

On the side of the driveway the RV will drive on it has been widened and will be acid washed tomorrow in an attempt to age it to "match" (it won't really) the existing 50 year old driveway. I'd have loved to replace the driveway but it'd be $$$$, so nahhhh.



The other side of the drive is also being widened. The existing front walk is individual slabs. The widened part will appear like that but will actually be one giant slab with rebar in it so the "individual" slabs can't move under traffic loads over the years.

At 38 ft it is on the low end of size for extended cruising up here. The San Juan Islands are very interesting with lots of little coves and anchorages. We spent almost 3 weeks without having to re-trace our routes or anchorages. Lots of crabbing with the dungeness being plentiful.

The longer term cruising is up into the Canadian area called Desolation Sound. Great fishing and crabbing. The supplies are few and far between..

Your place is looking great!

The concrete there is actually 8” deep and all the slabs are part of one big slab that has rebar. It will sometimes be driven on and we didn’t want movement or cracking later. I was/am a little concerned how we left a gap right in the middle of the two tapered slabs leading to the large stamped slab. But we basically never park in the driveway and use the walk to front door. We always go in through garage so probably not an issue.

I'm NOT one of the moderator's favorites right about now so I won't be bringing any more attention to myself. All I should say about it.

Thanks for the kind words on the work. We're very happy with how it's going so far.

Today they stripped forms, acid washed/scrubbed/power washed a couple times. It's giving the concrete a better matching appearance to the old concrete. It doesn't look like much was done today but they were at it all day.

Also erected additional framing on the patio, removed & stacked roof tiles for where the new roof will be. The sleepers that go on the existing roof will be installed tomorrow and I guess the ridge beam (a monster) too.

That 6x12x32 ft was a monster to get up there. I wasn't home at the time and three guys did it. Quite the grunt! The ridge beam ought to be even tougher.

Ridge beam up. Not as long as the other one a pain to get up there safely - ladders!
Driveway looks ginormous now but once gates go in it'll look a little better. Mostly, we'll not drive on the individual (looking) slabs.
