Hello from Tallahassee. Looks like you’ll have a really nice place. How’s it feel to be the customer and dealing with contractors. Lol.
I was going to ask about using metal studs on the ground floor but I assume wood is lower cost. In my shop the previous owner used same floor joists and glued decking that you’re using. Was a solid floor but what a b&@$h to tear out. Look forward to seeing your build progression.

So far so good. Have only had the one sub on site that was asked to leave. It’s going to be a blast and my dad has been a huge help while
Life and the other parts of the business have needed my attention.

Due to the nature of the flood zone I have to use flood resistant materials downstairs. I tired to pick a design that would allow for a rock solid structure but also keep my wallet from
Getting killed. I could have gone full treated lumber downstairs for studs but we choice regular and added the treated plywood. The metal studs were cost prohibitive but also in the event we ever did have a flood they would rust. I didn’t want to deal with that if possible.

As for the subfloor it is ridiculously stout. After 35 tubes of adhesive 105 sheets are down and 4500 screws your not going to find a more solid truss and ply floor. Having been up on it a bunch it is super quiet and almost flawless in the way it set up.

Little bit of an update we got the subfloor for the 2nd floor finished up and it’s going to give us some great views of both the golf course and the Santa Rosa Sound to the south.

We ended up building brackets on the five back CMU columns so we could build the beam and set the rest of the floor trusses. Tuesday we will finish up the south side 3/4” treated ply. At this time we may sheath around the front door but leave the garage bays open until we are ready to install the arch tops. It allows us to have a little breeze in the garage where most of the cutting is done in the shade.

We got the temp treads laid down on the stairwell for easier access upstairs as well

We will start back Tuesday laying out the second floor walls and pacing materials to the deck so we can get the exterior walls done in sections with the sheathing already in place. We will be using ZIP wall sheathing in 10’ lengths to span sill to top plate on the second floor which allows us to do a couple of things. We will tape all of the seams so we don’t have to use building wrap and the longer lengths combined with the blocking in the stud bays down below we won’t be required to use any of the 8 millions straps we would have to use if there was no blocking and 4x8 sheathing.

We will still be required to use building wrap downstairs over the 4x8 3/4” treated but that will be helpful with the brick down below.

We still have no made a 100% determination on which upstairs siding we are going to use. We know it will be board and batten in style, but I’m not a fan of fiber cement and I’m
Looking for other options. I like the Everlasting Product but it’s just plain expensive. Sorry for the slow updates. We got a bit done this week. Only got to work on it Tuesday through Friday with partial crew. Had to take some of the guys to paying jobs!

Ended up getting the 3 large walls up and started on the smaller front walls. We aren’t trying to set speed records but it is moving along. Hope to finish up the front Monday and have the window and door guy out to finalize those. In the mean time we will be starting the back porch supports and beams in order to get the second story deck up as well that way we are ready for the roof trusses hopefully weather permitting in a week in a half. Yes I love cookies but it’s too hot out here to eat any. I’m normally running the other projects but I’m actually part of the framing crew last two weeks which is part of the reason we have slowed down some. Making sure every stud is 100% correct.

The Zip wall is made by Huber and it is OSB that has a waterproof layer on the outside and you tape the seems with a Zip specific tape that allows you to skip building wrap (Tyvek). Speeds up production and costs only about a couple of dollars more. I will be using the same material on the roof sheathing just thicker.

We are still looking for a local crew to come in and do the roof trusses and sheathing, but that is about a week and half away. I’m ready to get this framing finished so we can start on the other parts of the build including MEP. Working on getting state certification for plumbing and HVAC and the experience of doing those and electrical on these myself will help when it comes to the test.

I am yet to sit down and plan out my home network as those things I usually leave to the pros but I also need to learn better about those and this will only help with DIY experience. If anyone wants to share their knowledge on those it would be appreciated.

One of the bigger decisions we are going to have to make is what flooring to go with inside the house. Up until about a week ago my wife was thinking the wood look tile, but we are both still unsure it is exactly what we want. It makes a lot of sense because of the 70 pound inside Lab, but the high ceilings it may be detrimental to acoustics. The temp here won’t be an issue, and we both love the look of hardwood floors. We are going to have to do some real research on different types of hardwood look laminates, engineered woods or the tile pretty quick.

The other decision we have to make is what the heck to fill this 12’ wide 8’ tall opening in the living room with. 238e5d2c81c987f7c3913d273f22d23b.jpg

It is dead center on the exterior living room wall and as drawn it is a French door with two side lights. Now that the rough opening is in place I’m not sure that is the answer. Part of me is partial to one of those larger sliding glass doors, but being here on the coast the environment and maintenance on that door scares me a bit. We may very well end up with the French door and sidelights but SWMBO will get to make that final decision as long as it’s in budget.

Not a lot of exciting stuff going on this week. We did get all of the interior walls put up and will be setting the top plate and getting the back porch installed this coming week. Once that is done we can set the rest of the sheathing and get ready to set the roof trusses. Going to be a good day once that is ready to go. My wife decided yesterday she wanted to make a change on the windows so we will get those ordered this coming week as well. Slow day today but ended up getting half of the double top plate complete prior to running out of lumber (piss poor job by the GC, ha)! Then while waiting on the delivery we switched over to setting hangers and joists for the back porch. That’s a slow moving job when you have one guy on a scaffold and 40 ha gets o set that all need to be exactly level. We will finish the remaining 16’ of those tomorrow and get the rest of the top plate up. Also should have time to add the hurricane straps to the other ends of the porch joists and then can add some temp flooring so we can set our sheathing on the back of the house. Great work so far. If I would've known my builder was going to use OSB vs Advantech flooring I would've paid for the extra. House still isn't roofed and the OSB has been wet at least a dozen times. :mad:

Well guys it’s been a while since our last update! Ended up stalling for a couple of weeks due to needing to work on paying jobs

Also decided it was time
To hire out the roof trusses and decking. Have a crew currently working on that and it’s been a chore this week with the weather. Windy day lifting 55’ long trusses was not fun to watch! Anyway we are just about enclosed and windows and doors should be here week of the 7th. Maybe I missed it in a previous post, but have you selected a golf simulator? I put a HD Golf simulator in the new house I moved into this past June. Having a lot of fun with it!

The end based on budget. My plan is for either a flightscope or trackman as I need to be able to take it to the range for fittings, demo days, and product testing. Besides being a GC I also have a golf club repair and fitting gig on the side. My main club brand I sell is Miura. Heading to the PGA Show in January with hopes of picking up some deals with other manufacturers and working the launch monitor angle!

Well guys haven’t been back to update as things have been really slow on this one. Too many paying jobs requiring lots of attention.

We have had a little progress and the next couple of weeks will hopefully pick up!

We now have a brand new set of PGT impact windows, and a nice classic rib 26 gauge metal roof. We initially were going with shingle roof but I had a new supplier looking to earn my business and he did to say the least. Had a very good installer that even though we don’t have our roof vents in will be coming back to take care of those so my scared of heights **** doesn’t have to get way up there!

All of our doors are on site and those will go in this week as well as the framing inspection will be complete! This will allow for brick to start ASAP. The brick is also a fun story. Long story short my wife and I had picked our brick a few months ago and I had another customer pick the same brick for his pool house. I took a picture and sent it to my house and all I got was a puking emoji back. Two days later we have a more traditional brick that she loves and it should start next week.

With that being said My HVAC guy came in and started his rough, and I will he ordering our pex supplies tomorrow to start that installation followed by my electrical installation. Yes thanks for the update. For the location, I like the roofing choice. When I built my house, we picked a golden stucco, stopped by the day they started the stucco and gasped at the pink color being put up. Luckily GC got it fixed.

Thanks for the kind words guys! Got a few things done today and were just that much closer to getting the exterior finishes started.

We picked a southern interpretation of old Chicago brick for the first floor and will be putting up a board and batten siding up
Top in a light grey color with white trim and stained mahogany front doors and rear porch ceiling. Leaning towards vinyl for the soffit and fascia due to ease of maintenance.

Picked up a cool little toy for the golf simulator area once we get this thing done. A buddy of mine picked up an old Taylormade Fitting cart and brought it by. Also finished up a few more straps on the windows and doors and got another wall of brick ties done. Should have everything framing related ready to go for inspection on Friday. Then brick will be here Monday or Tuesday and the guys can get busy!

A little progress today. Finally finished hanging all the felt today. Brick ties will be completed tomorrow pending weather. We got a front door today and all doors will be installed tomorrow. All goes well the framing inspection will be complete on Monday and we can proceed with MEP and exterior finishes!

Also having to come up with a plan for our 100 pound lab to come and go as he pleases. I am not going to cut up any of these I
Pact rates doors so I have been looking at tons of through wall dog doors and this is the best one I have come up with so far. Any thoughts?

Another little update today! All exterior doors are in and all of the brick ties (1250 ties to be exact) are in place. Finished up all of the strapping and we are now ready for our wind load and framing inspection. Brick will be delivered Tuesday and will start install on wednesday. So ready to get some

It has the normal slide in aluminum plate for the inside. I like this one as it will allow me to trim out the wall however I would like as opposed to the prefab ones that look cheap.

Couple of more items checked off the list today!

Windload inspection was a pass! We are now free to start exterior finishes. I love days when the inspector asks if I intend this one to withstand tornados.

Once that was done we got a couple
Of false walls built including the fireplace.

It will house a 48x21 electric fireplace, 7’ long 8” tall rough dawn mantle to match floors, and a 75” tv. Looking for suggestions on a speaker set up but that is coming later.

We also got the two master shower half walls installed. Going with 50” high no glass. The shower is roughly 5’ wide and 7’ deep. I don’t see water splash being a big ordeal.

Curb still needs to be installed but I didn’t want to have to trip over it during the plumbing rough in stage.

Brick should be delivered tomorrow and hopefully install begins Wednesday. Going to try and start on drain pipes the rest of the week while I wait for my pex delivery. HVAC will continue tomorrow and then we will finally be moving on this thing!

Since then we have installed all plumbing, electrical, HVAC, and gas lines. The only one we subbed out was the HVAC. Will be (1) 2 ton 16 seer 2 stage, one 3 ton 16 seed 2 stage, and a possible mini split for my simulator room/ office downstairs once complete. We went with a full manabloc system for the pex. And ran a 400 amp service with two 200 amp sub panels for electrical. Allows for future expansion. After speaking with the local authorities the decided that I could have 10 outlets on the walls as long as they are located above 4’ downstairs in the flood zone. All outlets in the house are both GFCI and arc fault protected.

I ordered our siding today, it will be Everlast advanced composite siding on board and batten seaside grey in color. This stuff is awesome. No need to paint. Full color through the panels and installs similar to vinyl yet no warping or flimsy **** like vinyl. I’m paying a premium for it but combining it with Versatek stealth window and door trim and vinyl soffits this will allow for a very maintenance free finish in the end! I still have to figure out what I will be wrapping the beams and putting on the porch ceilings but we are getting close there as well.

We also needed to close up the building as we were starting to have lots of visitors in the house when we were not there. Our garage doors were 3 weeks out and I needed to enclose the downstairs foyer mud room
Anyway so I was trying to decide what we were going to cover the downstairs walls with without spending a fortune. In the end we decided that we wanted the inner space to look nicer and my wife decided we needed ship lap. I like the look and will finish nicely once we are ready!

And to bring you up to date we were supposed to have all of the insulation in place by today but my sub is giving me fits. They finished up spray foam today and should have all the BIBS in the upper exterior walls and all cold
Floor bats installed by end of the day tomorrow.

At some point tomorrow we should have 349 sheets of drywall in the house for them to start work on Thursday and should take about a week and a half to knock out. We chose a light orange peel for both ceiling and walls. Since we are only doing the ceilings downstairs in 5/8” moisture resistant and the foyer area it should go fairly quick. We may leave the walls open down there for a while until we decide what will go on those walls.

Are you going to do high lift garage doors with a shaft garage door opener?

I am going to be honest, I am waiting to see what the sim room looks like.

I actually decided against them on this one. Main reason being cost, and I just haven’t gotten a great feeling about the lift masters no longer having the random opening for now reason being fixed.

I could still do the high lift tracks but probably won’t and use the space for storage.

Ah, didn't know about the issues. I have the Masters ones in my garage. Never had a random opening. I have had random I left the door open all night though, haha.

Well we had a good and bad couple of days. My insulation subcontractor (new sub trying to earn my business) promised me two days to complete the spray foam roof deck, BIB System, and Batt cold floors and sound walls completely hosed that up and we finished in 3 days. They were scheduled to start last Thursday but that’s another story in itself. Bottom line is they got it done, I luckily didn’t lose my drywall installers for a week and that should start tomorrow. Install (349 4x12 boards) should be around 2 days and then they gave me an estimate of about 5 days to finish the house in a very light orange peel texture on both ceilings and walls. If all goes well next weekend we will see some paint.

Siding will be delivered either Monday or Tuesday and I need to get the off-road lift ordered so we can start that install next week.

I will be taking the day off Monday to complete my annual 100 Holes of Golf outing for our local chapter of The First Tee. Going to be a long day as usual but it’s always a fun day!

Anyway here are some insulation pictures and also a picture of our platform for the outside air conditions. It’s right at 10’ off the ground and 10’ long and 4’ wide. All of our utilities will come into the house at this same point and be hidden from the front of the house for the lost part. I am going to leave the front of the platform open to hide my garbage cans from the street. We still have to add a little

Yeah my wife is a paranoid one. We don’t often lock the house doors inside the garage. When she comes home and. A door is up I might as well hang it up and come from work to make sure no one is there so need to minimize that possibility.

As for my lack of addressing the simulator area, I’m planning a 16’ wide by 10’ high impact screen with either a Flightscope Mevo+ or a Uneekor set up for my simulator. Probably going with Fiber Built hitting Mat. I have the space in what will be my golf workshop ( the south garage bay). Only thing parked in there will be the golf cart. I have a golf club side business where I can build new or repair clubs so have to have proper set up there. This will allow me to do fittings for new clubs when needed. I want to make it have the ability to watch football and baseball on it as well. They have a few simulator games now where you can play baseball, soccer, and nerf games that we may try and work in for the kids.

I’m still trying to decide what we are going to put on the rest of the interior garage walls that do not have ship lap. I definitely have to hit one area as we have set up for the golf workshop and simulator area to have a mini split.

So today was one of those days when you can’t tell if it was a good or bad day. Drywall install got pushed until Saturday and Sunday, so that was a bit unexpected start.

Then we started digging to look for the sewer line that we will need to tie into. We got the tractor out and dug the lines for both the water and sewer. We started with the sewer and the city had already stopped by a few months ago and located an existing tie in that after 3 hours of digging to 5’ deep we never found. The one thing we found was a 2” gas main. Fortunately for us we didn’t break it but it was not previously marked.

When that happened with moved to the water line to tie into the meter. While digging for that we found the 4” sewer line for the house that was previously on the property (could this be good luck?). We got the trench dug for the water line and called the City about the sewer line and they sent a guy out to run a camera. Luck would have it we actually found out the line we found earlier was clean, not damaged, and attached to the main. As it turned out it was 10’ from sewer exiting the house.
