I was going to ask about using metal studs on the ground floor but I assume wood is lower cost. In my shop the previous owner used same floor joists and glued decking that you’re using. Was a solid floor but what a b&@$h to tear out. Look forward to seeing your build progression.

Due to the nature of the flood zone I have to use flood resistant materials downstairs. I tired to pick a design that would allow for a rock solid structure but also keep my wallet from
Getting killed. I could have gone full treated lumber downstairs for studs but we choice regular and added the treated plywood. The metal studs were cost prohibitive but also in the event we ever did have a flood they would rust. I didn’t want to deal with that if possible.
As for the subfloor it is ridiculously stout. After 35 tubes of adhesive 105 sheets are down and 4500 screws your not going to find a more solid truss and ply floor. Having been up on it a bunch it is super quiet and almost flawless in the way it set up.
