The plumbers were on the site installing a condensate line from the Rinnai Water Heater to the exterior of the building.






The line went from the west wall of the Mezzanine and followed the 30-Foot I-Beam to the east wall of the Lone Beech Garage.




So today a few little items were knocked out. Tomorrow morning I'm hoping we'll get the inspection for the plumbing and insulation behind us. After that the Drywall Crew should be able to get started. The wild card is the weather... it is raining hard as I write this tonight. I'm not sure how that might affect a drywall delivery tomorrow.

Are those porcelain? May I suggest a mix of hydrogen peroxide and vinegar, roughly 50/50, or in other words peracetic acid. We use that concoction here at work at our plant for everything from the sinks to our lab glassware. I've actually plugged a sink and filled it with several gallons and after an hour or so it came out shiny as new. YMMV

Are those porcelain? May I suggest a mix of hydrogen peroxide and vinegar, roughly 50/50, or in other words peracetic acid. We use that concoction here at work at our plant for everything from the sinks to our lab glassware. I've actually plugged a sink and filled it with several gallons and after an hour or so it came out shiny as new. YMMV

It was advertised as "Porcelain-Enamel" in a 1950 marketing brochure.

What strength hydrogen peroxide? The over-the-counter stuff I have in the brown plastic bottle is 3%.

You could start off with that, no harm there but I don't think it will oxidize those stubborn stains. We normally use 30%, with 12-15% being probably the least I would recommend. You can always concentrate it yourself but it's a waste of chemical, time and money. I will say it does and amazing job on our original 1950's porcelain urinals in the original treatment plant we still run.

Tuesday - February 16, 2016

The rain that was falling last night ended this morning after depositing 4 tenths of an inch in the rain gauge. Once that passed the day broke with bright sunshine and deep blue skies. The birds were singing this morning as I walked out to the Lone Beech Garage. It felt very much like an early spring morning. It seems way to early for that but over the past few days I've been noticing, first hearing and then observing high in the sky, cranes headed north. So winter is certainly winding down but, I suspect, it's not done yet.

Why yes, there was a bit of water in the Tornado Shelter this morning.





The Electrician was here early, as he usually is. He set up a temporary 30 amp line to the building through the Meter Box and activated a circuit to allow some power via receptacles he installed. He also installed more outlets in the Woodshop as I had asked him. He left after knocking out these items as we were expecting an Inspector to show up and check out the insulation and plumbing.





The Inspector arrived around 11:00 am and gave us the OK on the plumbing and insulation. He and I chatted briefly as he had been with Delta Air Lines as a management maintenance fellow before he retired.



After the Inspector left there was hope that the drywall folks might show up this afternoon to begin their work. That didn't happen but we expect them tomorrow morning - bright & early!

I took an Explosive Effects Training class at Naval Weapons Station Earle -Colts Neck, NJ - a few years ago. There I learned that one of the many possible components in a homemade bomb is Hydrogen Peroxide. Of course it has to be the good stuff, like you're using. Ha!

I would think you could find it locally somewhere that carries industrial cleaning products. You could try the freezer method, it works better than heat, but still a bit tedious.

As a side note, if you ever need a son who you need not claim but will allow access to such a wonderful garage, I'm your guy...or kid.

Sounds like a very good practice but apparently not a required item. It is like that pretty much everywhere and nothing was said. He had to have seen it.

EDIT: OK. I just walked out and looked more closely at the insulation and the outlets...

In most of the building the insulation is just as you suggested it should be. The wires are "in" the insulation.

I also had all the interior walls insulated to keep noise down and allow some temperature variation between rooms. Those wires are not buried in the insulation.

As noted in a recent post, I asked the Electrician to add some outlets in the Woodshop. Those outlets appear to not be "in" the insulation. I say appear because there is now a lot of drywall leaning against the walls and some of the "new" outlets are covered. I will go out this evening and adjust the few places - that I can reach - that need the wires to be "in" the insulation.

I'm not sure when the Electrician ran all the wires - before or after the inspection. The picture I took and posted was before the inspection but that was an inside wall. I had noticed a couple of "empty" new boxes on one wall yesterday and today those had wires in them.

Yesterday I wrote that I expected the drywall to be delivered "Bright & Early". Expectations were realized when the drywall delivery arrived bright...





...and early afternoon. At least it arrived. I guess it's a sign that the economy is humming along a bit better when your delivery isn't always the first one of the day.






Most of the drywall was offloaded through the large garage door.






Then the tricky job of getting the drywall into the Mezzanine. The recent rain made finding an approach that wasn't too soft a difficult task. In the end the crane was boomed out to its max length.






The drywall and other supplies were stationed in various places around the Lone Beech Garage.

While the drywall was being unloaded, the Gas Line guys were installing and pressure checking the last of the gas pipe. Apparently the delay of the past few days was getting the "J-shaped" piece that transitions from under ground to vertical. I expect we will get an inspection on this installation tomorrow or Friday.






I decided to spend the afternoon trying to make more progress on cleaning up the Youngstown Sink. I cleaned up the old sink drain and reinstalled it. I purchased a 99 cent large, flat drain plug from Walmart. I hoped that this plug would keep the sink from leaking while it soaked in a few gallons of Oxi Clean solution.






The flat drain plug really didn't work too well as there was insufficient water depth to get a good seal. I found an old speaker magnet of sufficient size and placed it on top of the drain plug. The good news is that did the trick; the bad news was I had a considerable amount of my Oxi Clean solution leak past the plug before I got it to seal.






I got everything water tight about 3:30 pm. I've peeked at it a couple of times this evening but there's been a layer of foam/bubbles on the surface that makes seeing the bottom impossible. I swished the solution around a bit with my hand about an hour ago and it appeared that this may be working. We'll have to wait until tomorrow morning to see if that was a mirage or real progress.


I was disappointed that the Drywall Crew didn't show up after the delivery. Hopefully they will be here tomorrow... bright & early.

The Heating & Air Crew put the plastic sheeting over those units as soon as they installed them. A simple thing that should eliminate issues down the road.

Thursday - February 18, 2016


After looking out at the building site and seeing no activity, I walked down into the basement and out the door to see if the stains in the Youngstown Sink had responded to the Oxi Clean.





Picture of the sink taken on the 15th.






Picture (left) of the sink after a night steeping in the Oxi Clean solution. Still a bit of a stain - it was more visible with the eye than with the camera - but improved. This afternoon I made another batch of the Oxi Clean solution twice as concentrated as last nights and will give the sink another overnight soak (right picture)






Around 9 am there was activity on the building site. A motorized man-lift arrived as well as the Dry Wall Crew.

They started hanging drywall in the Mezzanine first.






A couple hours later they had finished that room.






They moved to the Woodshop. The did the ceiling and the walls except for the last sections all around the bottom of the walls then...






...they moved out to the garage bays. The crew was still out there - in the dark - when my wife and I left at about 6:45 pm to get some supper. When we returned they were gone. I walked out with a flashlight and looked around.

It was too dark to take pictures but it appeared that they had finished the ceiling and most of the walls in the drive-through bay. Quite a long day for those guys.

Friday - February 19, 2016

Another spectacular February morning! As I stepped out of the house at 8:30 and walked towards the Lone Beech Garage, the Electrician's Van was the solitary vehicle on the building site.





In the morning light I could see the progress the Dry Wall Crew had made before they left last night. They had finished the ceiling and most of the walls in the drive-through bay.






The Electrician was setting up some temporary lights in the Woodshop.






The Siding Crew showed up for a while to correct some gaps in the trim and also to remove and replace siding that had holes put in it for condensate lines and such.






The sink was still holding most of the Oxi Clean solution so I decided to let it go for at least 24 hours before I would empty it.

The Dry Wall Crew showed up at about 9 am and picked up where they had left off the night before.





They started on the rest of the ceiling in the Garage Bay area.




By late afternoon they had pretty much wrapped up this phase of the drywall installation.

I usually use a flash when I take pictures inside in an attempt to light up the dark corners. In some of these pictures you will see what appear to be small white "balls". I think these are reflections from drywall dust in the air. Although not particularly visible while just looking around, the camera picks this up when the flash goes off. Some of the pictures I took - not posted here - look like it's snowing!

With temperatures in the 60's, I decided to work on another of my Craigslist Youngstown Kitchen Cabinets...




This was a particularly pretty one!






I knocked off the biggest areas of rust and peeling paint with the angle grinder.






I got out my Wagner Heat Gun and started working on the vinyl contact paper inside this cabinet. On the second shelf, I was surprised to find another layer of contact paper (Mickey & Minnie) under the first layer.






The vinyl contact paper comes out much easier than I would have thought possible. With judicious use of the heat gun, it pulls out without much of a fuss.

My initial good luck with these cabinet's hinge screws has come to an end. Most of the screws in this cabinet resisted being removed. I've been hitting them with the heat gun and PB Blaster for the past couple of weeks and I couldn't get most of them to budge.





Since it had worked before, I pulled out the welder and welded #8 size washers to the screws.






Then I used a long-nose vise-grip to grab the welded washer and try to unscrew the balky fastener. Most twist off during this process but I did get this one to screw out they way I had hoped it would.






With the doors off, the cleanup of this cabinet can continue
...but not today. The family has come home and it's time for some supper.

Saturday - February 20, 2016

Today started grey and stayed that way for the entire day. A real contrast to the brilliant blue-sky-days we've had here for a while. I slept in a bit and, when I got up, I peeked out one of the windows on the front of the house trying to see if there were any vehicles parked on the building site. While I couldn't see the entire area the crews usually park in, I didn't see anything and, more importantly, I didn't hear anything.

"Phooey, I was hoping we'd make some progress today", I thought as I walked into the kitchen and made a cup of coffee. A few minutes later, cup in hand, I walked out into my house's garage and opened a garage door. I now had an unobstructed view of the Lone Beech Garage and I saw a single pickup truck parked very close to one of the garage door openings. OK somebody is here but it doesn't look like a whole crew and there's no noise. I drank my coffee and then walked out to the building.

My assumption had been that the pickup contained a single worker who was sitting in it waiting for the rest of his coworkers to arrive. Instead I found 3 men working... and they had obviously been there for a while because a lot of taping had been accomplished when I walked in the building.





This fellow was working on the ceiling in the Auto/Metal Shop area.






These guys were working on the Mezzanine.


Around lunch time the pickup disappeared and I returned to the building to see what had been accomplished in the morning.

After a lunch break, the 3 men returned and began adding the next layer of "mud".





This fellow was cleaning up the "boxed-in" column that supports one end of the Chain Hoist Beam.






These two were working as a team in the Wood Shop. The one guy would load a device with very thin drywall compound and hand it to the guy on the stilts. The Stilt-Guy would apply the thin compound to the joints using the loaded tool.


In late afternoon the workers cleaned their tools and departed. I went out and took some pictures of what had been accomplished.

All of this will take a while to dry. I don't expect to see these guys again until Monday. Meanwhile, although there was not supposed to be any chance of rain today, the dark skies spit a few drops late in the day. We are forecast for rain Monday through Wednesday. I'm confident this will slow the drywall work due to the mud taking longer to dry.

Last week - anticipating the wet weather causing slower drywall finishing - I rescheduled the garage door installation from Thursday the 25th to Monday the 29th.

This afternoon, while the drywall work was being done, I worked a little more on the sink and vintage metal kitchen cabinets. "Vintage" is a kinder, gentler term for "roached out".






The sink is much improved from when I started. It still has a shadow of the stain that I was trying to eliminate but it looks a LOT better. There are other areas of this sink that need a lot of work but I'm setting it aside for the time being.






I drug out another rusty cabinet and worked on it a bit. I worked on the worst rust with a wire wheel mounted on my angle grinder but my main goal was to separate the doors from the cabinet carcass. As is becoming the pattern, the hinge screws on this cabinet were not wanting to move. I think I only got 2 of the 8 out with a screwdriver alone.

I moved to the basement garage door and pulled the welder out. It was at this point, with my tools spread out from one end of the house to the other, that I noticed a few drops of rain fall onto the cabinet.

You've got to be kidding me.

The good news is that was it. No more precipitation fell and I removed the screws by welding a washer to the top of each screw and then used a vise-grips to unscrew it from the door.

I've got a couple more of these "beauties" to take apart. Once I get all the cabinets broken down into their individual components, I'll start working on thoroughly cleaning them in preparation for getting some primer on them.

I intend for these "ugly" cabinets will be used as shop cabinets. I have some others in better shape that intend to be used in the Mezzanine's kitchenette.
