From the latest post, the developer said the unit past city inspections, so basically I'm gonna start paying (property taxes, condo fees, utilities) from that point. Quickly got work site wrapped up/ asked for replacement guys to take my spot, etc... Bolted home today and officially took possession as the way it sits now.

With the exception of some touch up work, basically rest of the goodies/reno's would be on me.

Went to the storage unit as soon as I could so my stuff don't end up on Storage Wars as I put in my 7 days termination notice as soon as I got developer possession email last week(ended up at storage place 4 months $175/month :( that didn't worked out at all, should had just kept the stuff at home and did one move with professional movers)

Congrats on moving in! Can't wait to see what you do with the space....

I'm sure you know the feeling, our ideas probably change 50 times daily on designs/layout on what to do with our condos. For me, I'm aiming for a more simple look, everything is mobile (casters) more or less a floating work space, rather than being stuck with one certain setup. (except for the upstairs kitchen, that'll be permanent)

It's awesome how there's always guys on site, so wasn't hard to get a hand lifting the crane to upward position.

Working hard to get the house garage (stuff) moved into the warehouse... Almost there, all industrial racking at the warehouse... mom was mad I loaded the toolbox/toolchest without asking her for help. There's no way I'm asking a 60-ish, 5'2" little old lady to help me push a toolbox into the truck tho. Got it loaded myself some how, it was awesome picking it up at the store as they forklifted into the bed. I remembered it was tough getting it out too (without damaging).

Had to be extra careful since it's vinyl wrapped now.

I've been watching your warehouse improvements too shortykorte, quite the size you got there.

Got the tool cabinet in the warehouse.

Then snooped around the complex, hung around with the developer's trades and the developer being on site talking to owners moving in... Thought this was impressive. (organized)

Then went back to my own unit, used random scrape materials around site to build a plywood bench on one of those industrial racks.

Then based on the tile installer's recommendations, had to modify the bench a bit, as his professional opinion is, the size of the bench wouldn't make the overhead rain drop pleasurable. (i.e. good chance hitting your knees)

Ha! I knew that bench was too big!

With the shrinkage of the bench, that might make any future steam shower meets more awkward though. jkjk

Went up to the garage warehouse today, started to paint the bathrooms (same color as the house bathroom; might as well save paint $$)

Reconnected with friends for lunch who live in this area of the city (North end), then wandered around the place... Came up with a nice short project, coat rack by the door lol. Everything in this pic was already "scrapes" around the house that I brought over: Random blank oak board, coat hangers, nuts/screws, white carbon fibre vinyl wrap (from the toolbox wrap; still have 50' worth at least, lol)

Hate being particular, everything had to be attempted to be centred, centred to the clean out cover (i.e. another sure way knowing where studs are), the coat hangers had to be evenly spaced, the fasteners had to be centered on the board, etc...

Actually, the developer is hosting an invite only open house, clubhouse is done, and they've got a finished bay unit. Sept 14th. PM me your email if you're interested, they're aware of my thread here. And I'm not part of any sales commission whatsoever.

Was playing around with the crane last night to make a truck canopy pull... but the length on the chain hoist is going to be a problem.

Returned the chain hoist this morning, gonna have to figure something else out. Maybe get rid of the crane completely, and just build a simple rack on casters.

You read my mind... returned chain hoist $99.99... to spend $199.99 on an electric hoist, lol just happens to be on sale. Problem is, during my previous research, trolley needs to be double bolt and not single bolt in order to mount the electric hoist. Either way, it's just cool to have (laying around, lol)

Been pretty relaxing doing bits and pieces here and there.

They're paving phase 2 driveway, the trades are happy to see that, instead of the gravel lane to 6-8" curb they've been trying to haul carts/scissor lifts to during phase 1.

The builder's so cool, even though I've taken full possession, I still insisted they keep an access code. (i.e. it's one of those digital keypad handles, I'll take a pic next time)... I get upstairs, and they've finished up installing the lock/latch for my upper toilet pocket door. (when I took possession, I thought they weren't gonna put hardware to it, since it'd kind of elective, not part of spec; but who knows maybe I did pay for it with my lease hold improvement charges)

As for the kitchen cabinets / bar area, I'm going with a no-frills concept. Sticking with the industrial theme and not gonna blow $3,000-7,000 on proper kitchen materials. Picked up two of these racks for few hundred bucks.

So just going to double stack them, (will grab) a discount sink counter top from that Ikea odds and ends scavenger area. Get a mini side by side fridge/freezer (will sit in the left section)

The crew usually stops work around 4:30-5pm, developer around 6pm... It's so peaceful when you're there by yourself lol. To be fair I usually start my day there 9:30-10:30am (and not 6am like some of the trades), but I do put in a good day's work hanging out till 7-9pm sometimes.

Maybe drivesitfar can give some insights, I wonder if filling these holes and repaint would even effect the selling price (of the house)? Or am I just wasting time, sales result will be the same regardless to a buyer? I'm guessing in the realtor world there's got to be a formula (size of hole, amount of holes being acceptable or require full repair)

Into my unit... it was a multi tasking day. Got my selected tile guy company I wanted starting (upstairs), so while they were doing that, hung the old heavy *** 2010 style garage TV. Currently, "WE" (the development) can't even get cable, internet, fibre-optics into this whole industrial community. So TV is pretty much cosmetic, lol. But it's definitely staying in the property when I sell it (unless buyer wants it removed), not really worth re-sale value, don't want it on next project/too lazy to remove/want something newer on next property, kinda a waste to trash it, modern world problems.

Onto upstairs. The developer's plumber was on top of things, got the shower drain exactly how the tile guys wanted and way ahead of schedule.

Selecting my choices, I'm just on a "wing-it" method and not paying for any fancy designers on colors or patterns... so fingers cross it'll be neutral to the masses and smooth to resell the property when I move onto the next commercial project (lol, already working on it/talking with commercial realtor, since this garage condo is classified as commercial zone, so not be too far fetch to step BACK into a proper open for business/section off office for storage type of property 2-3 years down the road, but not looking forward for that transition neither :( )

Tile guys prepping, installing the niche (shampoo bottles).. the shower bench changing for the third and final setup. I really like the "resume" these tile guys had, everything sealed (at least each step explained to me as a joe-blow consumer/DIY non-pro), they even cut the bottom of the wall-board, so their poly liner can tuck 8-10" up secured to the framing, then wall-board re-installed so now it'll act like a pan in case of a drainage clog or flood so it won't wreck your the lower part.

The drawback, when I was shutting down. I noticed a blop of that pink water sealant "paint" on the pony rail wall... the OCD tempts me to fix it (sand it, paint it white), or do I treat it as some Joker like chaotic art design which enhances your visual walking up the stairs? Maybe some real hipster baller trust fund millennial will pay me triple within the year for it simplicity.

Tom: I haven't had or made time to log on to GJ for a couple months, but saw your post that you are still waiting for closing and maybe getting ready to sell your home.

I know you are busy so if you don't have time to stage your home then pay somebody to and spiff up the little things. if you can leave in some nice furniture and a few items until it sells even better. STREET APPEAL is one thing to address if you haven't already, but that is only to get them inside and once they are inside and notice that all the little things have been taken care of then they start thinking more about buying that WHO AM I GOING TO GET TO FIX THAT or HOW MUCH WOULD IT COST SO I CAN MAKE AN OFFER FOR LESS TO PAY FOR IT.

anyway all markets are different so get advice from a few local pros if you know of any.

best of luck with the search for your CONDO or have you already found it and i just missed seeing that post when i read back a bit?

drivesitfar Thanks for the advance, I guess I'll just do the best I can to upkeep the house (I bought it already "reno'ed flipped" in 2013, but of course now it's endured 4 years of light usage)

To be fair, imo buyers will always find excuses to find unreasonable flaws for discount. I believe I should still be able to get break even from the 2013 purchase, but worse comes to worse, ride it out with current house and the garage condo.

Yeah, got a partial apartment complex in mind, downtown within our city, it's a combination of added new construction phases being completed by builder as well as the original phases 2012 built owners starting to sell too. So there'll be a good flow of choices within these 12-24 months for that particular complex.


Went up to garage condo today... Started playing around with scrape materials and hoarded hardware that I kept moving with from place to place, my goal with garage condo is to try using up as much of these spare parts as possible, so I'm not moving it to the next property.

Started with some spare conduit the garage condo contractors threw out, with some 3/8" threaded rods from the last shop I sold 7-8 years ago, lol

It's just a pail dolly, hopefully these aren't a cheap product at those Harbor Freight/Princess Auto type of stores. I only know of detailing supply places selling them at $49.99+. It's not the nicest, but completely free from scrapes or old parts and a bit of hang out time.

Didn't go up to warehouse today... but tile guys sent me these, 1st stage shower pan "dry pack" (hope I'm not butchering the term)

There's a 15% part of me having buyer's remorse on the steam shower, instead of just taken the developer's included basic stand up shower insert in the main floor bathroom. I guess it falls within one of those "oh well, too late"

Basement and Garage (house) TV mounting holes filled and repainted (just the patch of it, I know the "sheen/shine" isn't 110% exact same)

I know it might not mean a lot to some, but doing these touch ups ***** the life outta me, just takes so much time (waiting for filler to dry, sand, re-filler, prime, get a full can of paint, wash rollers, etc...)

Tom: those sort of jobs **** the life out of a lot of us, but if you are selling even if you don't get a full price offer you'll still get it sold before other homes that don't do the little things.

first time you turn on that steam shower after a hard day in your shop i know you will then enjoy the time and money you spent to have it. :thumbup:

on another note it might be fun with another person in there with you if you know what i mean and then i KNOW IT WAS MONEY WELL SPENT!!! :evil:

Tile guys removed form for shower curb, but still waiting on dry-pack to dry (I think they've mentioned they'll seal it (maybe with that pink paint as well) )

I like how "old school"? these tile guys are, because the way the drain had to sit tight to the wall (on the main level ceiling, it's just above tucked inside the crawl space), that those Schluter pre-form systems wouldn't work for my application.

Reason for the little oil space heater, is because the bay's furnace isn't working for some reason. I think the builder shut off the gas, and I guess I've never ever called the gas company to activate gas under my name, lol... I need to get on that soon, I'm sure our cold spell is coming around the corner.

They are actually tile levelers. like

You can use them as spacers if you want a small grout line...if you want larger spacing you usually need more of the normal spacers as well.
