Quick specifications:
Have engineer create the lines and grades plans that is required for additions over 480 sq. ft.
Apply for building, gas, and HVAC permits. Allowance of $600 included for permit fees.
Provide portable toilet, dumpster, and project cleaning.
Excavation: cut and remove the portion of driveway as needed, strip the topsoil, dig footings, back fill the foundation, bring in dirt to fill the interior of the garage, install stone in the interior of the garage, and backfill the foundation.
Foundation: Pour 10” x 20” concrete footings with two #4 rebar. Pour 10” thick concrete foundation walls. Pour 6” concrete slab over plastic and 2’ x 2’ rebar grid system tied into foundation walls.
Framing: Frame garage with 9’ high 2 x 4 walls, 2 x 10 ceiling joist, and gable roof out of 2 x 6 rafter’s 16” on center. Frame new door opening from new garage to the existing mudroom.
Windows: Install 3 = 3’ x 4’ vinyl windows to blend with the house. Allowance of $1,500 for the window units.
Exterior doors: Install fire rated door from new garage to the existing mudroom. Install new 32” x 80” ½ glass man door to the new garage. Allowance of $1,500 for doors and hardware.
Install asphalt shingles on garage to blend with existing.
Install new vinyl siding on the walls of the new garage and patch the existing around garage as needed. Install vinyl vented soffit panels on the new overhangs. Aluminum wrap the fascia and rake boards.
Install decorative head piece above the new garage door and trim the garage door opening in PVC trim.
Garage door: Install 16’ x 7’ insulated steel garage door with opener and remotes. Allowance of $3,000 for door, opener, and installation.
Gutters: Install 5” gutters and 2 x 3 downspouts on the new garage.
Electric: Install 3 exterior lights, 3 switches, 3 interior lights, 4 outlets, and new disconnect for AC outdoor unit.
Plumbing: Rework the gas lines to the meter and the generator as needed. Price does not include any cost to Delmarva power to relocate the gas meter. We need to get Delmarva go over what needs to be done.
