My first quote on a 30x24 attched, built on a slope, $100K +/-...Thoughts, NE/Delaware area...I'm a rookie to this type of process so all info positive or negative will be appreciated..Thanks

Quick specifications:

Have engineer create the lines and grades plans that is required for additions over 480 sq. ft.
Apply for building, gas, and HVAC permits. Allowance of $600 included for permit fees.
Provide portable toilet, dumpster, and project cleaning.
Excavation: cut and remove the portion of driveway as needed, strip the topsoil, dig footings, back fill the foundation, bring in dirt to fill the interior of the garage, install stone in the interior of the garage, and backfill the foundation.
Foundation: Pour 10” x 20” concrete footings with two #4 rebar. Pour 10” thick concrete foundation walls. Pour 6” concrete slab over plastic and 2’ x 2’ rebar grid system tied into foundation walls.
Framing: Frame garage with 9’ high 2 x 4 walls, 2 x 10 ceiling joist, and gable roof out of 2 x 6 rafter’s 16” on center. Frame new door opening from new garage to the existing mudroom.
Windows: Install 3 = 3’ x 4’ vinyl windows to blend with the house. Allowance of $1,500 for the window units.
Exterior doors: Install fire rated door from new garage to the existing mudroom. Install new 32” x 80” ½ glass man door to the new garage. Allowance of $1,500 for doors and hardware.
Install asphalt shingles on garage to blend with existing.
Install new vinyl siding on the walls of the new garage and patch the existing around garage as needed. Install vinyl vented soffit panels on the new overhangs. Aluminum wrap the fascia and rake boards.
Install decorative head piece above the new garage door and trim the garage door opening in PVC trim.
Garage door: Install 16’ x 7’ insulated steel garage door with opener and remotes. Allowance of $3,000 for door, opener, and installation.
Gutters: Install 5” gutters and 2 x 3 downspouts on the new garage.
Electric: Install 3 exterior lights, 3 switches, 3 interior lights, 4 outlets, and new disconnect for AC outdoor unit.
Plumbing: Rework the gas lines to the meter and the generator as needed. Price does not include any cost to Delmarva power to relocate the gas meter. We need to get Delmarva go over what needs to be done.
HVAC: Relocate the existing AC outdoor unit. Price does not include to replace the outdoor unit.
Drywall: Install 2 layers of 5/8” fire rock on the house wall only. This is required by code. Budget cost does not include to drywall the interior of the garage.
Trim the new door to the mudroom.
Landscaping: Rake, seed, and hay mulch the disturbed areas. No other landscaping included.
Fencing: Rework the existing fencing around the new garage.
Install pine stairs and handrail for new door to mudroom from garage.
No driveway work, insulation, drywall, and painting are included in budget cost.
All allowances listed above are included in the budget cost.

$140 a sq ft...in the ballpark of others. Adding on and the complexity there makes it harder to benchmark vs a free standing new build...won't know for certain until you get another 2 or 3 qualified local bid thoughs

Always heard that area is expensive, or way more than here in rural Ohio.

Basically a turnkey garage, I would say probably close to the next quote or two you should get.

Include prep/wiring for electric vehicle charger(s) install.
Not that you'll need it in your lifetime, just forward thinking if someone down the road....

Get a few more quotes. Specs seem thin and price seems a little high. Not outrageous. Got a pic of the house that it will be attaching to? I'd go higher than 9' ceiling and 7' door. 8' minimum is standard these days. 7' is usually if it is a "garage under" and you can't fit taller.

on a 24 x30, that just enough room for one car
you dont need, window, hvac, plumbing or gas. thats 40k right there
all you need is slab and basic shell. you can do the rest out of pocket

Thanks...But only moving/relocating Hvac unit /gas lines for house generator.

Do you have drawings? Quote is OK for a preliminary quote, but I’d rather see full drawings to base a final contract value on. Will you hit sufficient bearing soil with the excavation proposed? Will you need drainage? What is the proposed concrete mix (psi, etc..).

And pay for the architect plus the builders up charge for having to deal with the architect as well. That’s if you can even find an architect willing to take on a two car garage project.
Nailed it...Architect's will call back asks questions and then................
