Since the OP has never returned I will weigh in in this.
First rules of real estate are location, location, location....

My dad always said the most important thing in real estate was 'timing, timing, timing'. I didn't hear everyone else's first rule until I was in my late 20's. Dad was always trying to leverage everything : )
