i'm in the process of buying a 100 year old brick warehosue thats 8000sf,my plan is to build a 3000sf house in one end and have the rest for shop area.this building is 24'tall inside.

That sounds like a great project. I would love to do something like that some day but there aren't a lot of buildings like that to start with around here. Let's see some pics and your floorplan ideas.

Seen a story on TV where a Gentleman and his wide bought a old car dealership Studebaker I think. Anyway they converted the show room area to a home and used the Maintenance area for his car hobby

I really really like this idea. When I first considered it, I was told that it may be hard to get insurance. The problem? If there is a fire, the smoke WILL get into your living space. If you are sleeping, you may die without ever waking up. There may be solutions--an outside exit, alarm systems, sprinkler systems. Its something to consider.

A friend has an old cigar factory that he converted into his home. It's a really cool place. It was on Rezoned on HGTV.

He uses the second floor as his home. I don't know the square footage or anything. It's got 13' tall ceillings. Most of the wall he has to devide the rooms only go up 8'.

The only downfall of the place is that the basement has too many pillars for it to be a good garage.

I'll tell him about this post and he could answer your questions.

I'm looking at this place right now. It's an old feedmill with over 8,000 square feet.

ok,heres the update on my building,the owner and i just came to an agreement today,so i hope to close the deal by july 1st.once the deal is done i'll post pics,i'll have some inside shots by then,it looks pretty rough,all covered in vines and underbrush on the outside,by the way,theres an old international truck in the weeds,not a dent on it,its mine,all mine!

bo has 2-3 moble homes all scabbed together to make one,its pretty rough looking,but,hes happy!!has all his kids,grandkids living there,all one big happy family!

Definitely look into the local codes. You will have to have fire separation between living and shop spaces. This is easier to retrofit between horizontal spaces - masonry wall and fire rated doors - than vertical spaces - fire rated ceiling/floor construction and emergency exits and such.

But it is doable.

i have the codes,its not too bad in bainbridge. i plan on a big hall/dog run between the shop and living area,for noise and fumes etc.
the bedrooms will have a door to an outside deck,some 18' off the ground,we can park some cars under the deck.and from the deck we can have a view of the river,the bedrooms will have a loft.

One very major issue will be financing and resale.

In most parts of the country you won't be able to get financing so therefore no one will be able to buy it from you.

Shoot in most parts of the country you can't even get zoning to allow you to live there, unless you are out of the city limits and then who cares.

I've always liked the idea of being above you office or store, but hate the cramped city life so I've never done it, but if I needed a second city home/office I'd give it a whirl

financing isnt a problem, we would most likely pay cash and pay it off right away anyways. im just having a hard time finding an old warehouse

I was referencing the financing of someone who wants to buy it from you. If they can't get financing you can't sell it.

Well I can tell you I am quite sure in Randy's situation his children or grandchildren will have to worry about resale :D I am pretty sure this is his settle down and sttay put till dirt nap time house LOL.

A friend of mine has a warehouse in Richmond VA. I stayed with him a couple of years, sleeping on his sofa, when I was visiting the USA.
When I told him I was bringing my wife over for her 60th birthday treat some years ago and would have to book a hotel room he said: " I'll build another bedroom then."
He just built rooms as and when he needed them.
The workshop bit holds three Range Rovers, one Land Rover, one Mercedes, one camping trailer and a handful of motorcycles.

my warehouse is taking a little time,2 years and counting.
but,its a pay as you go deal,i work when i have money to spend.
plus,the place i have in Fl is for sale,and i'm not going to move until it sells.
5.5 acres,1800sf block house,3000sf block shop,finished inside with heat and air,3 full hook ups for motorhomes,a motorhome barn with 24'X4'X6'deep pit,an in ground pool.

Cool. That's kind of expensive to do now in LA -- or at least not as cheap as it was. We have about 40,000 sq. ft. (That includes a mezzanine). I'd love to turn it into my house. My kids and I could play football or baseball in the front room!

Local codes can be a problem, but sometimes they get over ruled.
The whole “loft” apartment thing started in New York City with it’s ungodly rents but also some cheap, old industrial building.
People just started living in the old warehouses and factories. Sometimes with the old factories still running, sometimes not.
Pretty soon there were enough voting residents that their clout over came the codes.
If you move into an abandoned building that is not paying taxes, fix it up and start paying taxes, you have some negotiating power.

i was up at my building yesterday and took my FIL,we were in the living room and he said "this is the shop,right?"
hahahaaa! the living room/kitchen is 2000SF!!!
thats whats cool about big buildings!
