What can I get for $40k nowadays?

Howdy folks, been a while.

On to a new chapter of my life, maybe. I've been in a small bungalow on a 60x180 lot in town with a 2 car garage with a 8x16 addition on the back - hopefully time to move to a house further out with hopefully a new decent sized outbuilding in the budget.

I'm in the greater Cleveland OH area. I would LOVE a 30x40x14 outbuilding, but things have gotten so expensive lately.

I really won't have time to do too much myself, probably the wiring, and am hoping for a total around $40k not including wiring. I'm not too picky over what type of building.

Is there anything out there even remotely possible? Any advice and comments appreciated.

As others have already said, your 40K is unrealistic for a finished building of that size.

If you haven’t bought anything yet, your best bet might be to search for a property with an existing shop building of similar size. Outbuildings don’t seem to add much to the selling price vs. what they cost to build so take advantage of that when you buy.

I live fairly rural but even so, the permits, site work and concrete would eat up a large portion of $40K.

I kinda think the cheapest thing available is a steel tube building like versatube. They're ugly. I suppose they know what snow is, so there's probably a way to get one suitable for where you are.

A lot of what is possible depends on the AHJ. You got ugly, you got frost heave avoidance, you got snow, and you might have a somewhat ugly electrical permit/build/inspect cycle to get just a few watts out there. Hopefully not.

Here's another idea. Look at post frame advertising. I don't know if I belive it, but like for instance, look at this. They're saying $18k, not $118k. FWIW.

I wouldn't be surprised if that price didn't include install ,delivery, doors, windows, painted steel. Definitely won't include site work and permit costs.

Here it'll get you close to an unfinished (no floor, insulation, wiring) pole barn (similar to the kits shown above) probably minimal materials.
Many of those are not designed to be insulated/sealed and may not even support a ceiling.

I continue to eye up this kit from Menards. Of course, that's basic materials only, and does not include anything but materials for a shell and doors, but with the cost of building currently, I am thinking building this kit myself, with friends on the weekend, will be the only way to stay under $40k.

Post frame ?

Get the biggest building with a poured concrete floor you can for your $40K budget. Once it's closed in, finish the interior yourself as funds permit..

Close to Cleveland, you should still be able to find some Amish builders that will travel an hour to your location.
This is what I just did in Missouri. Basic post frame building, 36 x 50 x 14, 4" of concrete, 12 x 12 and 10 x 10 Overhead doors, 2 - 36" walk throughs. $26.38 / square foot. That included basic site prep & gravel. Built to county code and inspected. Nothing fancy but can be tricked up in the future.

I need to finish the grading around the building and add the drive at additional expense.

I had several other bids in the general ballpark. You can do it. Look around for a builder.

A friend, my son, and I put up a 12' x 16' x 8' tall building last fall. We did all of the work. Wood floor, insulated to the max., heat, electric, 6' double swing door, and finished inside walls. Just a few bucks under $10,000.00

Gotta do most of it yourself. Building a 20x24 now, 10' walls, trusses and brick.

Footer/Block/Slab: $6K
Trusses: $5K
Studs/Sheathing: $5K
Roof Shingled w Labor: $2.5K
Bricks: $6.5k
Brick Labor: $5K
Garage Doors/Openers installed: $5K

$35K, figure another $2-3K in exterior lights, interior electrical, man door, etc.

You're right,my miss. But you add site work, concrete, etc.

If they aren't transparent on pricing and you have to talk to someone, I have little faith. At least menards gives you the full BOM,even if it is a very basic setup

I had a family member build a huge bolt-up shop, but he did the foundation - everything... My guess is that you'll need to look at that route if your budget is $40k. He saved an absolute fortune.

Sorry I mis spoke it was December of 2020, but with the skyrocketing prices over the last 18 mo, yes it was an eternity ago.
Yes, in building prices it's an eternity ago.

However, its still an example of how the OP can get a building the size he wants or larger, if he chooses to just have the shell put up and finish the interior up himself and/or as funds permit.

The more a person can do, the more they can get for their money.

You can get a Mueller red iron 30x40 with 12ft walls for around 16-18k shipped probably. If you are willing to do the GC side of things I would imagine you could get it done for $40k. If you plan on a turn key solution with a GC then your budget is on the low side of things for sure.


I did everything except pour and finish the concrete and I'm about $27k into my 30x40 currently and need another $5k to completely finish it up. This is also pre/ early covid prices.


These kits are super simple and way easier to put up than the versi tube junk (no offence to anyone). I rented a scissor lift and my brother-in-law and I had it up in a week taking our sweet time, that includes a 2 day break due to wind.

Buddy just had a 30x40x14 pole barn put up last month here, with concrete and three roll up doors, for under $25k. Crazy how different prices are across the country.

My garage is 26x44 with 12’ sidewalls. $37,000 complete.
That is completely finished inside with heat, full bathroom, electrical, waterline, gasoline,septic system etc.
But, I did everything beside 2000 worth of paid labor. It took me 3 month over the winter to do.
I think you can get a lot for 40k. Just not if your paying someone else to do it.

I am almost done my 20x40x12 build. I have DIYed everything except electrical and part of the heating system.

I'm going to finish the build just over 50K CAD

Where is "here"? Post-frame, Versatube, or... construction?
Here is southwest Oklahoma, and pole barn construction as stated in the first post. Even that price has gone up considerably. I had my little 24x30 done by the same company as him for $18 a sq ft with concrete. His was right around $20 a sq ft.

I'm in NEO also and spoke with Behr Buildings before. Good people (On the phone). Answered all my questions and I was about to pull the trigger but then Covid hit and I was laid off, so the idea of spending a big chunk of change didn't sit right.

I'm considering a 22'x31'10' from them in the near future.

Maybe give them a call. They are "local".
