Didnt see a thread about this. And just about everyone is always concerned about cost. But can you really put a cost on dreams and happiness. (my wife would argue with me)



-Keep it simple.
-Site prep, concrete (if you poured any), electrical and interior walls. Just the basics to get an enclosed structure.
-If you added bathrooms and other items try to figure what the added cost was over the basics.

So far, all in, roughly $32,000 (roughly $20 a sq. ft)and a ton of sweat equity. I started this build back in 2015 and this summer I was finally able to install my lift and start dressing the place up with grease and oil.

My "shop" is a 28x40'x12' (inside) with a 28x28 "car garage and a 12'x28' woodshop. My shop uses R-40 SIPS ($20K) + locally sourced roof trusses, log siding outside, radiant heated 6" insulated concrete + 4' frost walls, conduit wiring inside, shiplap pine inside, 2 8x8 garage doors, 2 man doors, and only 5 windows. Warm, quiet, and comfortable. I sometimes helped my 1-2 man contractor buddy put it up.

About $50 a square foot in 2011. Not too bad.

About 18 months finished, started 2 years ago. 24 by 30 9 ft ceiling with full 12/12 pitch
roof for second floor storage. Total cost with no driveway about 30K with the footers and
concrete slab about 8K. I framed, roofed, sided, hung the doors, windows, did the walls and ceiling in 5/8 sheetrock, ,ground the concrete smooth and epoxied it, painted the walls and ceiling, ran 100 service to it, installed lights and outlets including 220 for the compressor, stairs to the loft. This was in Central CT, would have gone bigger but had to get variance to build this.

I think I'm around $35/sf for 1100sqft. 3-pour concrete, 2x6 stick build, 1 garage door, attic storage trusses, Biggest single expenditure was 9 windows @ ~48" x 60" each.

I supplied all labor with the help of my Dad except I hired a crew of 2 guys to finish & sawcut the concrete floor.

The interior is 99% ready for drywall, just a few more punchlist items. But there has been some "scope creep" of bells and whistles I added along the way and those of course pushed the overall cost higher.

Might be a good idea to add date built to help factor in inflation type cost factors. Region may be helpful too.

40x64x17 pole barn, $23k for materials (including insulation and two 14x14 doors), $4k for labor (did a lot myself, and with family), roughly $10k for concrete.

Since then, probably another $5k for electrical (lots of 3 phase for machines), loft, interior finishing, and gravel. Still not done, but very functional.

So about $42k so far, or $16.40 per square foot.

Me as general contractor, working with local non-working, but experienced, union, construction guys on a cash, and usually 2 beers, at end the of the day basis.
(I did nothing but write checks.)
These local labor guys for all site work, cement, carpentry, and roofing.
Guys that knew, and recommended, each other.
(Roofer because of his experience for the 2 sky lights. The others were afraid of their reputations.)

Stick built 8 ft wall on 24 inch block wall
(Mason was my son, but I paid him the same as the others.)
14 foot high x 20 foot long steel roof ridge beam.
(No trusses.)

Most material from Menards on an as needed basis.
Multiple small deliveries.
No storage area and bad weather for outside storage.

No electrical other than placing lights and outlet piping on the 14 foot high ceiling.
I did the from the house and other ground level work.

Apx 6 months, over the winter, build time.
(From first dirt moved to door going up and down.)

I don't what mine cost as it was already in place when I bought the house. I do know that I'd hate to shell out to build it again though.

30x40x9 with a 12x18 lean to, has two rooms finished in drywall, 3/4 bath and 2.5 tons of a/c on a 100 amp service from the house. Everybody said oh you bought a little house with a big garage behind it. NO! I bought a garage with a little house in front of it. It was $45K twenty years ago, so I guess I did ok.

Built my 28x28 with 10 foot ceilings in 2003 and cost about $15,000 with me and my dad doing everything except the concrete work. Ran out of funds and didn’t put in a ceiling or insulate, ended doing that around 2010 for about another $1500.

Built a 28x40x10 garage/shop here last year/this year.

We did all the work ourselves minus concrete. Here are the stats:

Concrete slab: 6" slab with thickened edge(10-12" edge) as well as apron and 12x14 pad next to garage ~$7200.

Garage built with 2x4 walls, OSB Sheeting, vinyl siding, drywalled, wired, forced gas heat. Materials from Menards. Looking at close to $12k for for the garage build in materials.

We did all the work ourselves over roughly a year, so total about $20K invested. Just need to finish the interior with some cabinets(building myself) and a dust collection system for the woodshop.

Built in 2018, detached, 30x60x14 post frame glulams on permacolums, bubble insulation on walls and roof with 2 12x12 insulated garage doors, 1 36" man door, 6 3x4 windows, 25 LED strip lights, 17 receptacles, 50 tons of stone and just got the water and electric (100amp) trenched and connected to the house. Water goes to a hydrant inside the garage. I am in central PA on top of a limestone ridge, so I needed excavation ( a breaker ) for the initial build, setting a bunch of the permacolums and for my H2O/elec trench.

My garage was built in 1991. It cost $26,000, complete.
The floor area is 865 square feet with a 10 foot ceiling. There are two large garage doors and one man door.
The garage is heated with a suspended horizontal 65,000btu furnace and ductwork.
I thought lots of double glazed windows was a good idea and I have since regretted having windows. Too much light comes in and this makes seeing anything in an engine compartment or under a dashboard very difficult. We did install Venetian Blinds on all of the windows to reduce the outside light. This si only a little improvement.
The shop has 12 110 volt outlets on two circuits. 6 220 volt circuits on three outlets. the compressor and welders are separate. The shop has built in vacuum, toilet and stainless sink for washing up.
