Must be nice to have a basement and have all that extra storage space. We have to make do with just a garage and a tiny bit of attic space. My garage stores paint, boxes of tile, bags of grout, all my tools, wood, cleaning supplies, bicycles, and tons of other stuff. The only way to limit what goes in there is to throw stuff out. I think you should consider yourself lucky. You got it a lot better than many others.

Check with your tax consultant, but you should be able to rent a storage unit for the supplies for rental properties and deduct the rent on your taxes.
And if there's any extra space, store anything else that you would like to get out of your garage.

I have more questions than answers.
Happy wife, happy life I don't buy. Great if she is happy, but if she is walking over you, your thoughts, feelings and concerns should not part of making her happy. It's supposed to be give and take for both. Not anything and everything to keep one happy.

Is there a logical reason to not keep some of those items, other making it so you can't spend time in the garage??

Our current house didn’t have a shop but did have 2 22x26’ garages. Told the misses she can put her car and any **** she wants in “her” garage but if anything migrates into mine it goes straight to the dump

This arrangement also keeps her out of my tools

Do you have a formal living room or formal dining room? Alot of people don't really use those rooms.. thinking some pallet type racks would store alot of stuff.

Garage can only park the cars they say plus a little bit, if you actually need to work on your vehicle subtract 1 car from the 2/3/4 car garage if you have a little bit of hobby / sports or whatever, it gets very tight. Sheds don't really make a dent unless they are over 200 sq ft, which you usually need a permit for..

What are the essentials for the garage. where do you draw the line?

If it freezes over where you live definitely don't leave any paint cans in there.

Our daily drivers and any "house stuff" goes in the attached garage.

The unattached garage / barn is for projects, vehicle maintenance and non daily driver storage.

Sounds like in your case maybe a storage shed we help?

Best advice I can give is work toward a common goal..

The 2-ish car "main bay" of my garage has my welding gear/table, tool cart, tool box, mini fridge, wood stove, couch, and TV. Plus wall storage.

The 1-car side bay is all my woodworking tools and equipment.

The rear of the garage 12x30 has my air compressor, mower, rototiller, snowblower, and is storage for building materials like extra roofing, windows, lumber, etc.

All my paint equipment (and anything that freezes) lives in the basement unless I need it in the garage. I'm too lazy to bring it out every spring and in every fall. Also my less used tools live in the basement like my jackhammer, drywall lift, and siding brake.

I have a Jeep YJ, a Jeep TJ Unlimited, a Chevy Cobalt Ss, and a diesel Smart Car in my garage along with an air compressor and several bicycles.

All the usual garage junk ends up in my 22'x18' workshop with the motorcycles though.

Sounds like you already lost...building more shelves an option?

This is my suggestion. Look around, usually the extra space is "up there". Now you have to go tap into it :)

I built a decent sized shelf hanging from one side of the garage, in the new shop I'm just going straightaway with putting them up all over as soon as the drywall is up and I can see where the studs are.

I have only garage related things in the garage, two cars, and two motorcycles. Tools and what you'd normally find in a garage. No outdoor ****, that's what a shed is for. My wife at one point start putting things in the garage and I had to put the kibosh on that. She can have the entire house, I don't care, but the garage is not to be touched. I'm now moving my STi and storing it at a friends house so that she can park her new car in here, which makes sense... no point in buying a new car if it's kept out side all the time.

Seriously though rent a storage unit for the **** for the rental properties. Get some shelves up and store stuff high up, outta the way.

Shipping containers are cheap and they make great sheds. I just bought two used 40’ high cubes. Much cheaper than building a shed if they allow it in your area. Storage problem solved. Although at the rate I bring stuff home, I may need another one.

I built a shed a couple years ago for mowers, gas power equipment, gas, bikes, garden tools etc. All of the bulky stuff. I am renovating the garage now and building cabinets from floor to ceiling with a work bench in the center. I store all of my wood tools and mechanics tools, air compressor in drawers and behind closed doors. Upper sections of cabinets are for longer term storage items. Christmas stuff is in the basement storage room. 80% of the basement is finished. Storage is at a premium around here.

The best thing we did a couple of years ago was a huge purge of **** we just didn't use anymore.

Sounds like you need to build an addition to the garage.

Or another garage.

Or the sheds route.

Or man up and tell her to keep that **** in the basement.

Yeah I know easy for me to say.

Let me see, 24x24 with 9’6” ceiling. Front wall is wall to wall cupboards up top.

Just sold off my 42” International top chest so now all my hand tools, air tools and couple saws live in the bottom roller and 30” top box I put under the bench. Built a shelf at the back for the wood chop saw and windshield washer fluid I buy in bulk. Her bike is hanging up at the back.

All shovels, rakes are under the deck.

Need to build a shed this summer so then all garden tools as well mower and snowblower and bikes will go out there. Camping gear as well.

If it’s not applicable to my off-road toys, or daily driver....then it doesn’t belong in the garage! I always make sure one vehicle in there is operable as to be able to work on other things!

I built a 12X16 storage shed a couple of years ago for my outdoor equipment, and that is full as well.
As far as storing the rental stuff offsite. I do have a shop that has rental supplies stored inside. The shop needs a massive purging and some serious organization. Time has not been a friend of mine lately, but that project is on the list.

I do not store paint in the garage, learned the hard way. I do however store all of the supplies (brushes, rollers, pans, trim cups, drop cloths etc..)
I have installed more shelving, and might end up installing more. I thinkk first and foremost is to get the shop/warehouse organized, and see where it goes from there.

In my one and a half car garage I have two cars, a workbench, a stacked drawer cabinet in the corner and two cabinets over the workbench. Pretty much tools and car care supplies only in the garage.

I guess I am very fortunate to have the wife I do. The attached garage has ONLY daily drivers parked in it and my lawn & garden equipment, nothing more.

The shop ONLY has tools and equipment in it, NO storage of anything that is not shop related. My wife has respected that for the past 29 years of marriage and I love her more every day for it.

"My garage", "her house." 'nuff said lol. I don't mess with what she does in the house and she doesn't mess with me in the garage. Fishing, camping, paints etc., basement. Car/tool related, garage. Bicycles & yard tools etc., barn.

2 Car attached Garage
Bay 1 - 2018 Chevy Suburban
Bay 2 - Stack of boxes and bookshelves that don't have a home since we moved in (It's only been 6 months - I'll figure it out eventually, right?)

16x30 Shop - This is where my stuff lives. As somebody said above, my wife gets the whole house (and the garage really), the shop is mine. That said, any paint household stuff, etc. will probably be stored in the shop. And currently so is the lawnmower, and yard tools, but we are putting in a garden shed this summer for that stuff, and that was my wife's idea, because she recognizes that it doesn't belong in the shop.

Luckily, well, I shouldn't say that cause it isn't luck, it's by design... My garage is reserved for my car, car parts and tools. That's it. No "house" stuff goes in the garage unless it's a project I'm working on. No non-car part storage in the garage. Girlfriend (basically my wife) knows this and wouldn't ask me to put anything else in there. It's my garage, not hers and she benefits because I do all the handy-man work, fix/maintenance on her car...etc. But not like she's getting short changed on space, she's got the whole spare bedroom in the house for her office/crafts. And I wouldn't think of forcing her to store my car parts in her craft room. We respect and encourage each other's hobby's.

Built as big of a shed as code allowed in my backyard, she thought I was crazy, said it was too big. Now she keeps bringing up stuff saying "where are we going to store this!?" - Hey, remember that shed you thought was too big? Don't think it's too big anymore, do ya? Haha.

Garage for car + tools.
Shed built like a house for "home" storage + more car parts + extra sets of wheels.
Rickety metal shed for landscaping equipment, pots, soil, paint...etc.

And I'm not one of those guys with a few acres and a 5k sqft shop. This is a 5k sqft property with a 900 sqft house, 380sqft garage. It's all small but we're making the best of the space we are lucky enough to have. If I had more $$ I'd make the house a little larger and quadruple the size of the garage :)

Build a shed. Fill it up.
I ran out of room and am hiding stuff in the minivan that we seldom drive. Wife hasn't seen it yet.
Also building something like this in the garage:

Up 'til now I've had a house and shed. The garage is a recent development and still in progress. That said, the basement of the house has pretty much been my wood shop and storage of various "indoor" things like holiday decorations, as well as a home office (it's finished and heated by radiant tubing in the slab). The shed stores power equipment, some lumber, and many totes full of stuff like hand-me-down clothing, camping gear, canning jars, garden tools tec. Basically anything that isn't affected by freezing temps.

The garage is 24 x 36, 2 floors. The loft/attic/2nd floor space will be lumber, seldom-used shop stuff, and possibly a model railroad layout. My wife gets the basement back, as 100% of the shop and all my shop-related stuff transfers to the garage. She gets a bay in the garage for her car, subject to weather, tractor repairs or woodworking projects in progress. The lumber from the shed gets put in the garage and the shed remains a strictly cold-storage space. Hopefully I can turn part of the basement into a game room (pool table, dart board) unless she decides it's all her "craft" space.

Put your pants on and put the stuff in the basement.

Tell her to stay out of your garage and you’ll stay out of her kitchen and laundry room.

-done.

I don't keep much in my 2 car garage attached to the house. One car, one workbench, 44" tool chest, small compressor, small shop vac, three 6' tall storage cabinets, 6' step ladder, and recycle/trash cans. It looks rather sparse in there. I don't like open shelves on the walls so there are none in this garage.

Fortunately I have a very nice shed for spare lumber, lawn equipment and lawn tools. It is far from jammed full. Then there is my separate garage/shop that has my truck, my classic car, work bench, several rolling tool boxes, large compressor, engine hoist, engine stand, fold up Bosch table saw, several storage cabinets, drill press, floor jacks, etc. Even with all the stuff in the shop it still has room to spare. It also has attic storage for car parts and misc.

I am fortunate to also have a 12 x 30 dry storage room in the house basement for wife's stuff. Additionally, there is a 12 x 24 laundry room with shelves for storing paint and other household items that are rarely used. Everything is well organized on shelving as I am a little **** about organization.

You can never have too much storage for all your stuff.

We keep our cars in the garage. Both the Wife and myself like being out of the weather coming and going to work :) If its really cold out I will turn the heat on so they are warm too.
