Ok i am looking to do something with my garage this summer. You will have to look at the pics below to understand.

I want to tear down at least the right half of the garage in the picture. It is in very poor shape, and i (and the boss) would like an attached garage. If i tear down the garage to build new, how would you guys attach it to the house. If possible, im thinking id like to attach it to the room on the left of the house (mud/laundry room). It i did, i would like to make it with a cape cod style with a room above it. If the roofline went the opposite way of the house, how hard would it be to continue it over the existing mudroom? I would make the upstairs accessible by stairs in the mudroom.

Any other opinions? Oh, and this will only be used for parking and light storage. I have a 40x40 in the back for shop/work/mancave.

Tear down the existing garage. Build a new one that attaches to the mud room. Might have to have a short knee wall and then frame the roof from there to get enough head room. send some measurements to me and I will whip up a sketch

Pull down the mudroom and put up a complimentary "annex": roof framed to mimic house's roof pitch; provide garage bays, mud entrance that services both the house and garage, and an additional loft space above?
Or reconfigure the roof line on the mud room so you can add a breezeway coming off the back entrance, connecting to the new garage structure.

The garage pictured would be perpendicular to the house. So i would just attach the building to the mudroom as is, and continue the roofline over the mudroom and attach to the house, so the existing mudroom roof would just get covered over.

Do not want a breezway, and the entrance to the basement is in the mudroom, so do not want to tear it down and have basement stairs in the garage.

Is my idea above a viable option? I would think so, just like your dormer meeting the main roofline, same basic idea.

It looks doable, but it will look a bit hap hazard with the various roof pitches and different siding and roofing materials on the same structure. I would go take measurements and then do a sketch of the existing buildings. Then by drawing in the addition, you can play around with various roof lines.

The house will be getting new siding at the same time, and there would only be two roof pitches. The roof on the mudroom would be completely covered by the new roof. So there would only be the house roof and the garage roof that meets the house roof. So it would be like an L shape.

Here is an example of what im thinking. If the Garage was on the left side of this pic, the dormer in this pic would completely cover the mudroom and meet the existing house roof. Not sure if im explaining this right.

I looks like the front wall of the garage planes behind the back wall of the house. are you planning on adding on to the house to fill in the 'L' ? see attached. black is existing, red is proposed.

Yea exactly what im thinking. Except maybe having one edge of the garage line up with the front or back of the mudroom. But yes, that is what i was trying to get across with the roofline.

Remember a truly “attached” garage will require a true, below the frost line, foundation.
That can affect the cost.
