@wachuko, thanks for the reminder. I sometimes forget sub-standard work in Florida is the norm, not the exception. When I had to have the roof replaced because of termite damage, they had to replace a piece of trim on the front of the garage. Only one side of the garage gable trim had to be replaced so they could see how the other side was done. It was a rough sawn 2x8 with a 1x2 drip edge under the flashing. They left out the 1x2 and thought it was OK. I told the roofing contractor and he re-did the trim. It hasn't leaked so I hope they installed a strip of plywood for the small extension under the cement tiles. I also hope additional tar paper and roll roofing were hot mopped on before the replacement tiles but I have my doubts. At least I can see they installed new flashing.

The unspoken reason: "...they do not install a z-flashing on it." is they don't give a **** about your shop.

Band board with a bead of caulk. That's a FAIL waiting to happen.

Well, emailed the contractor with the pdf. But the folks here kept working...

They do not caulk nor paint... that is left for me to do after they are done. I can start caulking everything but the nails. Inspector needs to see those first. Another inspection is scheduled for tomorrow, so I should be able to calk/seal everything right after that. I bought some OSI Quad Max 9.5-oz white paintable advanced sealant caulk and some Sika fast setting 10.1-fl oz crack filler (to use on the nails).

Shingles are in and ready for installation tomorrow.

Window is installed. Side door is here but to be installed tomorrow. There might be up to a week delay on the two 10'x10' garage doors.

Inspectors came in half an hour ago... all is good. Inspection passed. I also got the green light to paint it all... The only pending inspection now is the final one.

The crew will continue the work tomorrow. If they get the two garage doors early Friday, they will install them... but they pretty much doubt they will get here in time. They are still expecting to have it all finished and wrapped, for final inspection, on Monday.

I was also going to ask about the flashing. I’m using hardi panels on my SW Florida garage build and had custom flashing made as nothing was readily available.
I plan on being here for at least another 30+ years and don’t want to reside in my retirement years.

Garage looks nice.

Knowledge ***** :ROFLMAO:… at this point I am caulking everything with quality stuff… That is all that I can do now…. That and inspect and re-caulk often…

Moving my carp from the garage in Orlando is what is preventing me to sell the house there. I know, lame excuse… but I want to finalize the move…

That's too bad about them not doing the siding right. This is why I don't like cement board. Not because the product isn't good, but because installers don't know what they are doing. Even the vertical seems will leak.

Did they flash your windows and doors correctly? Hard to tell in pics.

Out of curiosity, why such a small overhang? I live in the southeast too and the rain and humidity here will absolutely crush the bottom part of the siding due to splash up. I like to see 18" or more.

Inspector checks doors and windows… and it passed that inspection.

Yeah, ***** that they did not use the required flash on the horizontals…

I will be installing gutters, so not too worry about that…

Last night I installed one row of three 8' long LED lights... connected to the house with an extension cord to test. Love these lights!! Thank you again to all the folks here that recommended these.

I will be installing two more rows today, when the rest of the lights arrive. Easy to install and then remove, when I get ready to install the ceiling panels.

And this morning the crew arrived to install the roof shingles. I thought they were not coming over the weekend... Since there is delay on the delivery of the doors, the guy wanted to at least get the roof done...

At the pace they are working, they should be done before noon... goodness they work fast!

Just like the crew that came to paint the house... 5 guys that arrived at 7:30 am... by 11:00 they were done. Same folks that are coming next weekend to paint the workshop. Can't wait to see it finished.

Oh, and got a couple of boxes of the porcelain tiles to install and test them... to make sure they can stand the abuse I will expose the floor to... You know: grinding, welding, etc.

Tiled workshop floors look awesome. They are a no go for me because they would all en up cracked with the heavy amount of work I do and my general clumsiness of dropping heavy things. My concrete has it bad enough, would be so pissed if I chipped tiles dropping a wheel bearing or something.

I have had good luck with porcelain tiles… I even installed my MaxJax over them in the other house… I drilled right through them… and after years of abuse, nothing… not a single crack or chip…. And so easy to clean.

But this is the first time trying 12”x24” tiles… in the past all I used were 12”x12”… will see how it goes with the test

No kidding… when I go to sleep I dream about it!!

I went ahead and installed the lights. Three rows of 28’ LED lights…

I removed the ones I initially installed because the new ones are 6000K… so did them all the same. I can always use the rest over machines or workbench.

Here is just one row lit…

Thank you all for the kind words.

With 12’ walls, I have been looking for ideas on maximizing storage… I want to do this once. I would hate having 17 different style of racks, 10 different styles of tool boxes…. So, if I can, I want it to look good…

For now the main focus is getting the floor done (tiles) and the first 4’ of walls…. So I can move all my carp from the house in Orlando and sell that house.

On the shelves, I’ve seen one brand that can be built two high. Don’t remember where. That would give you the full 12 foot.
For tool box, these guys got you covered.
