When I purchased my house the floor in my garage was painted grey and it looked great, After 6 months the paint started flaking off in spots, When I scraped up the flaking paint there was a white powder substance under the flaking paint and you could see that the floor had been painted a different color grey once before. I asked my neighbor if he knew anything about the problem and he said that the foundation had been poured in the winter so it is possible that they put calcium in the mix. The area where the floor was not painted looks fine; the problem is where it was painted. Twice... Is there a solution to this problem other then having the 45x25 floor ripped up and poured again cause I can not deal with this Ugly A$$ Floor. I was even thinking about putting tile down but I am worried about the tiles flaking off. Thanks….

I would love that floor. Mine is a mix of asphault, heaved and broken concrete. I would call in a mason and find out if it can be washed or chemically treated.

If you are going to tear it out go with radiant heat.

I am not a floor guru so take my advice may not be the best. Having said that, my non-professional thinking is removing the paint would be the first thing to do. Once the paint is gone you will have a much better idea how best to proceed.

The white powdery substance is called 'efflorescence'.
It is caused by moisture coming up through the concrete then evaporating, leaving behind mineral deposits.

Paint will not stick to concrete in those areas.

The private schools we work for use this 2 part epoxy in their bathrooms to coat the floor and the first 5' of the walls. They do it like 3/8" thick so it won't ever crack. I can't imagine that wouldn't be a great solution, I mean it doesn't really have to stick if you just do the whole floor and up the walls. Then you could hose it down like a giant bathtub.

I think you have answered your own question. You have an attitude and perception problem, the floor is just fine. To me there is NO ugly floor if it is covered by a good building.

That said you could grind and then stain.

Fix it in half a day laying down racedeck. Shoot them a note and ask for the GJ discount.
