Our kids have always been early risers. They slept through the nights starting very young as well, but have always just gotten up early.

They do on a school night go to bed at 7pm. Any later and they actually start having trouble falling asleep because they get into the tired, delirious, argumentative state.

That's the Western end of NE/KS...the eastern sides are all hills and curves...as a matter of fact it's a state law in MO to not build a straight road. You get down by Springfield/Branson and you can see where your going, but it takes 25mi of road to get there :LOL:

I was also going to recommend southwest Missouri/NW Arkansas area because it's exactly as described...stand on top of the hill and can see where you're going but takes 30 minutes and for some a motion sickness bag to get there!

Ughhhh. I usually don't wish days away faster, but the 10th can't come soon enough. I know I probably have some recourse, but also don't know if I have more energy than patience at this point.

The tenants have had proper notice as required but have called my realtor "last minute" and canceled 3 recent showing on her and not allowed access. They did it again yesterday. So they have caused us to loose at least 3 potential buyers by the refusal for access.

I can't wait until they are out and we can actually properly market this thing. As soon as they leave I have to do full landscaping maintenance and cleanup as they have not done anything while living there.

Man that’s not good. Not trying to ask anything that personal but how are you protecting yourself with getting them out on time.

A good buddy of mine pulled off the best one I’ve ever heard. Went to the house in the morning and told the tenants he needed to repair the front door but needed to do it in his shop. So he yanked it and off he went. That afternoon he called them and said it couldn’t be fixed and it was going to be a couple days before he could get one installed.

They left that night.

She willingly signed a lease termination. So it will be super easy to get a judge to sign off if I need the sheriff's.

Hoping it doesn't come to that.

They are at four strikes so it won't be hard. They previously violated the terms of the lease, haven't paid September rent, signed a lease termination and a contract stating they would be out by the 10th.

I'm more annoyed than worried at the moment.

I went through a 5-year nightmare with tenants that came with a property. Ultimately, the caused a fire, I had to evict them after the fire, and I'm still cleaning up their horde/mess. I don't think I'll ever do residential tenants again.

Got the pressure washer and soap cannon out this morning for a holiday wash & beer. I did the wifey's jeep too but didn't take any pictures. She has her eye on the new model so her's might get traded in soon, well and I need a new business write off 🤣

Nope. I'm actually very grateful and impressed. They left it pretty clean. I've gotta touch up one door just where it looks like they had a tough time getting furniture out of the room. That's an easy quick roll as it's only one side.

Other than that, $530 in landscaping later and that's really all it needed. Landscaping is already done. They didn't water anything so my lemon tree died and had to be totally cut down and removed. The whole back yard was just weeds so had to be weedeatered (🤔) and all hauled off. Noisy operation.

They were supposed to be out by 9am so I scheduled the landscapers for 7am 😁

I had a little bit of free time tonight while the kids were at church so I started de-badging the truck.

Got 3 off. 3 to go. The 3500 badge on the hood is getting switched for a blackout one. That one can't be removed as it's recessed into the hood and there are holes behind it. So I'll just change that one out to the factory black version.

Sorry about the household getting smaller...and then explaining to kids brings it all back.

Cedar is looking good...super glad thats not me doing all that overhead work!

I'm 50/50 on if I'm glad they were not here since it was so sudden and or wish they were to say goodbye. They were present when our last dog passed and it did seem to effect how they perceived the situation being able to see/know. This time it's just he disappeared while they were gone.

Yea I'm not really sure why I volunteered for this one 🤣. But when a good friend asks for help.......

The porch is 67ft Long by 9ft Deep. So it will be fun 😭

Nicely done on the lights! Did you put an override switch via a wifi enabled outlet so you can ensure it goes off by a preset time and doesn't come back on or is that a future project when you find out they're playing with it all night long lol

No actually they are pretty good. They have always had reading lights and will stay up either looking at books or playing with stuffed animals for 30 minutes or so but I've never once found a light on in the morning or when I go check on them after I get my son to bed in the other room. They are pretty good kids.
