We just finished a remodel and I don't want them to start wrecking stuff.

Is this the one we got to support/supervise/offer advise from afar on?

Dog's does make it more challenging for both hotels and activities.....do you happen to know if they have an existing relationship with a boarding facility or doggy daycare? Bunch of strange people, coming in and out of the house without their "peeps" being there....sounds like a challenge to show.

A $500 prepaid card for them to use as they choose with the understanding that hopefully they, as well as the dogs are out from 30 minutes before till scheduled showing end will likely cost you less than carrying costs for an extra month or two if it slows down the sale.

Yes it is. The AC went out due to the heatwave and it being overworked as well as many other financial factors (future plans/goals) came to play in this decision along with the time being a major contributing factor. I'm done running over on a Saturday or wasting half a work day on a running or clogged toilet, etc.

So supposedly.....she owns/runs a dog watching business. She has dog watchers that take dogs in and watch them at their own homes while people are on vacation and whatnot. So she could just give her dogs to one of her "employees/contractors" however the structure works.

They were complaining to my wife that they have nothing to do for 6-7 hours, oh whatever are we going to do "all day".....

The open house is 11-2 I find out. There is no allll day at play here. 😡

Sounds like your only solution is to hook up the trailer, load the SXS and take them for a long ride out into the desert……..

Do whatever you need to in order to get them out for those hours. My parent's had a rental with great tenants who had been there for years but when the photographer came to take pics of the house they weren't allowed in, despite agreeing earlier and plenty of notice. They sold the place, maybe not for as high as they could have.

I'm thinking just visa gift card with a nice note from the wife suggesting a movie, lunch, aquarium, butterfly world, water park, splash pad, casino hell I don't care haha.

Yeah...3 hours is very different then 6.....but I think the concept of buying their friendly cooperation is still good business sense. Unless you have a very good idea of what their interests or hobbies are....I think prepaid Visa/Mastercard gift card is simplest as it's usable everywhere.

I have to do evictions for work and we have pulled off, processed some real doozies!! 🍺.

Give me the heads up and I'll have a story six pack ready haha. Oh wait there's two of us, we will need a story 12 pack 🤣

Just so I'm not leaving you hanging on a good story. We did one a few years back that was a gentleman in a nursing home and his house got broken into and no joke like 5 trans prostitutes moved in. We got them all run off and like 4 out of the 5 arrested. 4 years later I still get letters in the mail about one of them missing their court date, having new warrants issued etc etc because since I was the one that filed all the paperwork they listed me as the victim 🤣🤣.

That place got sold as-is!!! Furniture, spoons, fridge full of food and all. There was no way in hell I or anyone of my employees was stepping foot in there without full hazmat suits.

Damn sorry man.

Had a similar experience too. In-Law family and they trashed the place, stiffed me on rent. Then had the nerve to call and ask for help again.

Luckily here in AZ as long as you got your ducks in a row it's fairly easy when your on the right side of the law. I've unfortunately because of work got it down to a science. I draft and serve all my own paperwork, so the only expenses I have are time and court fees which are like 55/60 bucks for filing. Your never gonna squeeze water out of a rock so one trick I've learned is if you write "possession only" on your judgement paperwork the judge goes "wait you only want the house back, no rent, no fees"...."yes sir". Oh well shoot absolutely, you (renter/squatter/dope head) got X amount of hours or else he will get the Constable (Sheriff's). Case closed.

Did you at least have a successful set of showings on the rental?

Ya, how'd it go B?.

My wife was able to bride them out of the house with some cash and yes we had two successful days.

We also have a verbal full price offer that we are trying to get down in writing but it's an end user so contingent on the tenants leaving. So we gave them a cash for keys offer to mutually terminate the lease and they are looking but don't seem too motivated......

I must admit that's a darn nice view...well done! I'd make a comment about the Chiefs beating up the Cardinals...but it's pre-season and doesn't matter...

The "storm" (sprinkles of rain) did blow in some cooler weather so I took the opportunity to clean the garage. The kids toy looked like a tornado actually happened.

Picking up organizing shoes I realized that my oldest daughter has about worn out her first pair of boots 🥲 Atta' girl. Looks like we need to go boot shopping!

Yea, kind of disappointed. I cleaned up the yard lol.

We haven't even really gotten any wind, or rain for that matter. It sprinkled for about 10 minutes early this morning and that has been it so far. When the dogs are quiet.....it's not a real storm 🤣

Yah I'm disappointed as well... All the people from San Diego posting all their ran and wind... All I got here in Phoenix was some light sprinkle for a minute and little bit of wind... Who knows maybe overnight will go crazy haha
