A few years ago when I was in that spot, it was cheaper for me to have the insulation installed by a contractor than I could buy materials for DIY. Do you self a favor and make a few calls first.

I am not engineer, so take my comments as suggestions/ ideas only. Looking at your drawings, if you went the option where you completely replace the roof trusses on the existing building, could you spec trusses that would give you attic storage above? Thus way at least if your replacing them...

Why not consider gutter guards during the build? All the benefits of the gutter and almost none of the work.

We bought our from Facebook marketplace. Name of the place was myminicasa. Ours are not great one leaks, but they were cheap when we bought 2-4 years ago. Think we paid $2500 delivered.

What are you planning to finish the upper sections of wall with? Metal is nice and durable, but it is more difficult (not much, though) to hand things on the walls, and run conduit.
