Is the concrete good in all bays, or would you need to pour footings? I would say the 2 car expansion, as it seems that you already have the height. Could you stack the 4 post in a row and drive through the first to park on the second? Some sort of bridge would be needed, but should be simple...

One alternative would be utilizing 32" radius tracks instead of the standard 15" (or 12"). That would gain you roughly 17", and you still should be able to use your existing opener (with some modifications). You will still likely require a new spring though. This is a bit cheap than a full...
