    What is your aversion to getting a permit and building a decent-sized shop? 16' x 16' is basically a shed in my opinion. I'd take the fact that you just built a motorcycle shed and you already want to build again as a sign that you need to build a proper building.

    That is 99% from a very slightly bent torsion bar. It will cause that opener to tear itself apart very soon. Either tell him to fix it or you will have a whole new torsion bar and opener put in and deduct it from whatever you owe him plus some amount of money for the inconvenience.

    What am I looking at here? Is it like a circular drive with 2 ways to the street? Seems extravagant. Just ditch the circle and save a ton of money. Also, looking at the houses around you: your neighbors hate you. Just so you're aware.

    You act like a garage door company is going to send a forensics team out to your garage to conduct an analysis on broken parts. Trust me, nothing related to a garage door is warrantied for any longer than the manufacturer thinks it will last with ZERO preventative maintenance.

    Or barring that ^^^, which is a great idea, what is the feasibility of bumping that tandem potion out to 22+ feet and changing the driveway so that the overhead doors are on that long side and they can all pull straight in with no shuffling cars around? You could definitely disguise this...

    I completely agree that your architect has no idea how to design a garage. The double 'daily driver' garage is too shallow. 20' deep garages are useless as garages but make great suburban storage lockers, which is what I see them turned into 90% of the time. The tandem portion is plenty deep...

    Doors on the 36' side are going to be a lot more conducive to parking 3 cars inside than o the 24' side. Even the shortest Volvo (the XC60) and the Golf will be a squeeze to stack into 36' with enough room to move around them. They'll a fit nicely in 24' with room in front for cabinets and...

    I don't like the math on 3/8" ply with vinyl flooring fastened to it 24" on center. I can't see that not sagging. Vinyl flooring is HEAVY. I'm not sure what to offer by way of a solution to this. Can you post pictures of the construction?

    highstream, I agree that the sales guy quoting you the wrong door is troublesome. I see this a lot when you get into subject matters that no American thinks about or can be bothered to learn about. He doesn't have a tight shot group because his customers don't care. Is what it is.
