    They sell all kinds of sizes of this stuff on Amazon and the big box stores. Just get the right height for the RaceDeck. It can be glued down. I'd probably do miter joints at that section where it looks like you are prepping for the upcoming drive-thru door so it looks 'finished'.

    Just as a data point, my Liftmaster openers seem to have a very big range through which they could be adjusted. Makes sense if you think about a 5-panel door for an RV garage for instance.

    I'm saying 43-45" as measured from where the door seal hits the floor, provided the high-lift tracks are properly snugged up to the ceiling with a max of 3" clearance there. A real pro can get them an inch or less.

    More power to you but there is no way I would park my truck by 'bumping' into the wall or, alternatively, spend 10 minutes checking clearance to park my truck. I'd either leave it outside, build a bigger garage or move.

    Your door is going to be between 43 and 45 inches horizontal given the measurements you posted. The wiggle room is simply due to uncertainty on how tight you can get the tracks to the ceiling. As an aside, you do realize that you can adjust how far up the openers will lift the doors, right...

    I would not close on that until it was fixed. Either they are going to have to break out a bunch of it and repour or grind a lot of material to make that flat. The grinding method will probably just improve it but not completely fix it. It looks like 1/4" or more between the highs and lows.

    There is no way to go wider than 18'? That is frustratingly close to a 2-car size. It would be a bummer to sink all of that money into the shop and then wish in 5 years that two cars could fit if it were just two feet wider.

    I don't think $86/sq ft for that is out of line. It's not a screaming deal but it's fair. You're getting 30-year shingles and 2x6 framing. Also, a big concrete apron in front of the shop. There are ways to get the cost down but you're going to be compromising on some of those things.
