    I don't think the plan would be to run any water irrigation lines thru the pipe in the foundation. I think the irrigation guy was speaking more of electrical lines that control the systems/circuits. He's supposed to come over tomorrow so I'll get more info.

    Oh I know they will come out and do this...they did this when I moved into the house and had the internet/cable installed and new lines run. Was just trying to avoid having them do this again.     My two week garage build 24'x32'x10'

    Really nice build. Pretty much just like the way I'd like to build mine...but may only be able to do 24x28 for mine. Will try to vault my ceiling some so I have more clearance for a lift some day. Nice flat area to build you had....mine will probably have a 3' wall in the back.

    I spoke to my county planning and permit department. They said I can come in and they will give me a copy of my plat from the original site plan when the neighborhood was built. Then from there I'll have to mock it up to scale with the garage on it etc.

    Thanks for the thoughts. I know it sounds like I'm skimping...but I'm in GA....and in the winter I figure if I need heat I'll just use a propane heater. I don't think I'll ever be painting a car in the garage so I'm not sure if 2x4 vs 2x6 for insulation reasons. Now if we're talking $1000...

    I've been debating about the eventual size to make my garage someday! Was thinking 24x30 like yours but then noticed your lift. Ideally I'd like to be able to have a lift and also be able to pull a car next to the lift. W/MR2s you probably can but not old Stangs I'll be playing with.

    Thanks for the info. 10/12 pitch...yep...that sure must have been tough! We'll prob do a 6/12 or maybe even a 4/12. If the walls are 12' high and since I'm in the south, there really won't be much need for a steep pitch.
