    What would be more rot resistant? The sketched floor sitting on concrete pier supports or 2x6 framed floor that sits on 4x4 skids which sit on concrete blocks Both are off the ground a few inches. Soil is sand with rock (orange to coconut sized).

    I once had smaller critters that kept digging under my garage. I would fill the hole, they would dig it out again the next day. Then I put broken glass and dirt back in the hole, still no hole to this day and that was years ago.

    OK... maybe the "loft" area is not a good idea. Everyone is calling it a false ceiling. I thought that area could be storage (**** my wife insists we keep, and Xmas lights). Maybe just do shelving on one wall instead, then build a full height wall instead.

    Do I need a double top plate on the 8' high wall? I modeled a single. Can I do the loft area like a truss? Or maybe it would be easier to build a wall and plate it with the 2x6 rafter (nothced or not) across the top (this is sounding easier now that I think about it).
