    Screwed up my toilet rough-in

I rough all my toilets in at 12" off framing and use Kohler toilets exclusively, never had a problem. Probably done 20 or more in my own houses. There's quite a bit of play in the wax mount. The full skirted toilets with plastic trap ways are little more particular though.

Building a garage in the San Juan Islands

I imagine that could happen anywhere that they have rodents. I do have a fireman/EMT/911 dispatcher next door and a hydrant across the street. The fire station is a mile away. Friday Harbor is the County seat and in fact the only incorporated town in San Juan County. The County has no traffic...

Building a garage in the San Juan Islands

I mostly work on the cars, trucks, and motorcycles in the shop. I'm also converting a Ford Transit to a camper. I've built 5 houses by myself. It just takes longer but now that I'm retired it's quite cost efficient. I built a house 3 years ago next door to the project I'm working on now. The...

Building a garage in the San Juan Islands

We get our television (antenna) from Canada and I think we're slowly turning Canadian. My wife and I are both WA natives but my Grandfather was born in Newfoundland and my father grew up in Winnipeg so what the heck. Got my roof panels all on yesterday and they came out perfectly, no cutting...

Building a garage in the San Juan Islands

At least we're in the rain shadow of the Olympics and only average about 18 inches of precipitation annually. There's often a "blue hole" overhead with cloud banks at all four compass points while we bask in the sunshine.

Building a garage in the San Juan Islands

I'm building a new house and a 1300 sq.ft. detached garage. Poured both foundations at the same time but I'm building the garage first so I have a place to store materials and tools especially since I work solo and I'm 68 years old (slow). I took a misstep and fell kind of hard on (not off) the...

    Cement board around shower

That's right. That green board shouldn't even be on the market. If you search the John Bridge Forum the two most reviled products are green sheetrock and mastic. At least mastic actually has some valid uses in a dry environment. Kerdi is designed to be used with regular drywall, cement board is...

    Cement board around shower

I've done 8 showers with Kerdi on drywall, no need for cement board. Three are in rentals and after 13 years the oldest one still looks like new.

Online RTA cabinets vs Lowes vs HD vs Chinese

Thank you! They have held up well so far too. I used them in the butler's pantry in the same house and in the guest studio above the garage. All plywood boxes, solid maple fronts and half the cost of locally mass produced cabinets.

Online RTA cabinets vs Lowes vs HD vs Chinese

I've been using Grand J&K cabinets as well. I buy them from Denver Cabinet Express and pick them up locally. https://denvercabinetexpress.com/# very pleased with them.

straight sticks of pex or coils?

I only buy 20' sticks in the 1" Uponor. I never need much 1" anyway. The 1/2 and 3/4 uncoil easily. The EP fittings are inexpensive, I never use brass. I don't get any plastic taste from PEX A not after the first couple of weeks. The Uponor expansion system is very easy and hard to screw up. I...

    Hardie panel installation

That's probably Hardie's Reveal panels your seeing with the recessed fasteners it's 7/16" thick and they use screws. You can't cut the panels with shears since the cut edges aren't caulked like they are on lap siding, it will look awful. Need to cut the panels with a diamond blade...

Build schedule - looking for feedback

I built a custom house last year (teardown) about that size with no garage. Broke ground in December so had a head start on the sub's schedules. We got really lucky and it went very smoothly but still took 7 months. I like my own houses to take at least a year so the framing is out of the...

    Stair Tread Calculator

It doesn't need to be built to code if your not accessing living space greater than 200 sq.ft. First measure your total height and divide by the number of risers (number of treads +1) if you want to meet code for most areas the risers can't exceed 7 3/4" so for example 120" total rise divided by...

    Installing new counter tops?

If your putting on quartz or granite, it's just as important that the surface is flat as well as level. Still I wouldn't sweat a 32nd here or there - they'll be caulking the top down.
