Builder built garage too short. What penalty?

Definitely not a troll, I've been here for ages learning and reading. I'm guilty of not measuring walls during the build but this was not as easy as it seemed. I'm not in a o position to survey if footings we're at the right elevation. Wall formwork used forms taller than 13' so it was...

Builder built garage too short. What penalty?

Guys, I work hard and have had some lucky breaks when it comes to finances. I'm wealthier than some and poorer than others. Regardless, I've been a member here for ages and appreciate the perspective, there collective experience and the ability to have you all as sounding boards. Yes I...

Builder built garage too short. What penalty?

Agreed on no one seemingly using a tape. I'm shocked by the incompetence. As to stacking cars, these are three old vintage race cars with some good history. I vintage race them 6-8 times a year but for the most part the increasing values of them means they sit like pieces of art. The...

Builder built garage too short. What penalty?

Definitely had footer and wall inspections along the way from the town building department, but they are more about verifying the size of the footer and walls (footer thickness, amount of rebar, etc) and not the town inspector surveying correct placement and height.

Builder built garage too short. What penalty?

Builder is a highly regarded, but up and coming custom home builder. He is at the point in his career where he is transitioning from well done homes to exceptional 5-10M dollar projects. He is clearly in that growth phase where he is stretch thin. On one or two occasions we have identified...

Builder built garage too short. What penalty?

Great questions. Architect drew plans for entire house remodel including this garage. Plans included a preconstruction survey with topo so we knew the heights of finished grade, the contours of the hillside and how far down to excavate/jackhammer/blast Builder filled these and started...

Builder built garage too short. What penalty?

Should have mentioned, the underground garage we're talking about is a couple thousand square feet this isn't a single bay garage under the living room.

Builder built garage too short. What penalty?

Guys, Starting over simply isn't going to happen. There are 60 yd of concrete that would need to be removed from the foundation walls alone and another 10 or 15 in the footings. Lowering the floor isn't an option, although I did consider it very seriously and consulted an engineer. The...

Builder built garage too short. What penalty?

No luck going down. This originally required blasting out the rocky hillside, so the massive footings are now pinned to the bedrock. No luck excavating down.

Builder built garage too short. What penalty?

Thanks guys. This garage build was part of a much larger home remodel, do there is significant other work happening asking with a very large final draw due once we get to substantial completion on the remainder of the house. To redo this portion of the underground garage (which has a terrace...

Builder built garage too short. What penalty?

I'm neck deep in an extensive underground garage build. It required blasting tons of rock to ultimately allow an entirely undergoing garage to be built into the hillside of my home. Architect designed, this was not an insignificant job as it will total well into 6 figures. Problem is the...

2 post lift placement from door

Fair point, but I really need the extra floorspace between toolbox and lift post. Think 9 feet works from the door?

2 post lift placement from door

I just won an asymetrical 9k 2 post lift. https://www.naautoequipment.com/UNI-9KAC-9K-Autolift-p/uni-9kac-9k-autolift.htm I plan on installing it in my 27 foot deep bay. I would like to keep it as close to the door as possible since the back wall is covered in workbenches and I'm trying to...

17.5 Amps of lighting on a 20 amp circuit?

Thanks all. This was an old warehouse that had 75 or 100 watt bulbs installed to take it from dark to slightly less. As mentioned all the conduit is in place so I'm simply installing fixtures in place of ceramic bulb bases. Fixtures I'm installing are...

17.5 Amps of lighting on a 20 amp circuit?

I'm about to install 12 LED ceiling lights. Each light draws 175watts of power. 2100 watts total. at 120 volts this is a 17.5 amp draw. Can I install them on a single 20 amp circuit? The lighting circuit is presently 12 gauge wire protected by a 20 amp breaker. I though there was something...

400 service upgrade with meter socket marked 320?

I'm neck deep in a 400 amp service upgrade that will go from the pole, to an outdoor meter socket with a pair of 200a disconnects/breakers (one to my home panel, and the other to the shop panel) This is being handled by an electrical contractor and is permitted work in cooperation with my town...

    Ramsey for overhead mounting

Ramsets for overhead mounting I need to mount a dozen lights to the concrete ceiling of a garage. The lights are designed for flush mounting to the ceil in with EMT entering the side of each. (They don't necessarily need to mount to ceiling boxes). Lights weigh 3-4 lbs. Can I use powder...
