    Calking a wall penetration in a steel building.

    Dupont liquid applied flashing. You can buy it in a tube for your caulk gun. Stuff will bridge gaps and hold during expansion/contraction.

    Platon and DMX are the best waterproofing solutions. I apply peal and stick waterproofing first with either of the previous. I put a french drain below that slab and take it to daylight. NEVER had a water issue!!!

    Don't forget firewalls, utility metering, security. What bay width? Steel building are the cheapest way to go. Insulation will cost you. You can veneer the steel to get your look.

    Kemiko Stain Question

    Stain is fine. You need to mechanically open to pours of the concrete. I use 100 grit sand paper. Densifier is acting like a sealer. I would start with a chemical stripper before sanding.
