    Calling all truss experts

Do you have a photo of your trusses? Any idea what the load capacities are?

    Calling all truss experts

Does the load In the storage area being transferred to top of the rafter take away from the load capacity of the upper chord? I am just thinking about having full snow load on the roof and stuff stored in the attic area.

    Calling all truss experts

I am also curious what "Permanent live load" means, seems like a bit of an oxymoron. For the floor area it states a live load of 30 lbs/sqft but in brackets states (Permanent live load) any ideas what that means? Also 30 lbs/sqft seems like quite a bit of weight considering each side of the...

    Calling all truss experts

I am having the trusses replaced on my detached garage as the incorrect ones were initially installed by the builder. Long story, won't get into it now. The trusses will be 20 foot total width 5/12 pitch with a small storage area in the centre which should be able to support a 35lb/sqft live...

Garages and Cabanons Fontaine (my nightmare garage build)

They have already agreed to replace the trusses with new. So now I am just looking for as much information as I can on what truss details I should be concerned with. I will certainly be expecting all off the truss dead and love load calculations before I go ahead and accept the new truss design.

Garages and Cabanons Fontaine (my nightmare garage build)

Sorry for the delay in updating this thread, I have been very busy lately. So after a ton of back and forth with Garage et Cabanons Fontaine they have finally agreed that the trusses they installed are not sufficient and will require reinforcements. I refused to have them attempt any form of...

Garages and Cabanons Fontaine (my nightmare garage build)

The tricky part for me has been finding out what is an actual code violation and what is just sloppy work and how those two things would be handled if it came to a small claims court case.

Garages and Cabanons Fontaine (my nightmare garage build)

Thanks for all of the input guys. In retrospect I totally agree that I should have stopped the work earlier but at the time it didn’t seem as serious as it did once the structure was finished and all of the sloppy work was documented. Keep in mind I was also working during the construction and...

Garages and Cabanons Fontaine (my nightmare garage build)

Okay, complaint number two, walls installed in mere minutes without any attention being paid to them being straight, plumb and true. I was assured that they were perfectly straight but when "their top guy" showed up to confirm, it was found that they were way out. In fact, the rear wall...

Garages and Cabanons Fontaine (my nightmare garage build)

Okay, here are some picture of the attempted repairs... Lets start with complaint number one. The dropped wall section that suffered a broken top plate and was smashed back "straight" with a hammer. A scrap piece of what appears to be pressure treated bottom plate (you can see the sill gasket...

Garages and Cabanons Fontaine (my nightmare garage build)

I’m not entirely sure but will look into it. I suspect since it’s a joint venture between the bank and the garage builder that the funds are released in full to the builder once the application process is done. From that point on it is just between me and the bank.

Garages and Cabanons Fontaine (my nightmare garage build)

Later this afternoon I’ll post some pictures of their attempts at fixing some of the complaints I had after the build was completed. If nothing else it will open your eyes to the level of incompetence that exists all around us!!!

Garages and Cabanons Fontaine (my nightmare garage build)

I have always lived by the motto “if you want it done right, do it yourself”. But this was a project I considered to be over my head. In hindsight I am quite confident I could have done this far better and far cheaper. I have certainly learned a lot from this and will continue to take...

Garages and Cabanons Fontaine (my nightmare garage build)

We don’t have building inspections here the same as you do in the US regrettably...... basically I submitted the architectural drawings to the city and they approve the drawings. After the construction they will come inspect but only to ensure that you have stayed within the city bylaws for...

Garages and Cabanons Fontaine (my nightmare garage build)

This wasn’t a case of “you get what you pay for” either as it ended up costing me 30,000$ in the end. And that doesn’t include the slab!! Do not make the same mistake I did and pay up front. I was lured in on the zero percent financing for 3 years so I can’t even hold back payment from them...

Garages and Cabanons Fontaine (my nightmare garage build)

Well let me start off by saying that what should have been a very exciting project turned out to be (and still is) a complete nightmare. I hope this post will help prevent any one else from going through what I did. I finally decided that it was time to build a garage on my property this...

    Garage electrical panel install options

Definitely going to be running romex in the walls. With the panel flush mounted, will I be limited to only the openings in the top and bottom of the panel since the sides will be blocked by the studs? Or would you typically pre drill holes in the studs that align with the holes on the side of...

    Garage electrical panel install options

I’d love some input from you guys regarding the pros and cons of installing my garage breaker panel recessed between the studs and flush with the drywall or surface mount over a plywood panel on the studs. I am guessing surface mounting makes any future circuit additions easier and also...
