I did epoxy, I would do it again. Its easier to put down than you would think. Def do the clear.

I got the ribbed ceiling from Carter Lumber. They had white in stock, but I special ordered "bright white". Its just ribbed metal roofing. Home depot/menards/lowes all carry it. Carter was the best price locally, but it will be around $1 per square foot to do.

Small world, I used to live on wolverine lake off of oakview.. that lake is too restrictive for me, too many rules. I assume the "garage" portion is <= 900 sq foot. they were pretty strict when I looked into it.

Spent about 4 hours getting the stripe on. I borrowed a rotary laser level and it made the job pretty painless. Then hooked up the speakers and moved in a cabinet to store car chemicals/cleaners to keep them from freezing.

For the gray I made a story board ( a stick with the measurment on it) out of a 1/2 copper pipe and walked around marking ~every 4' or so (measuring from the j channel of the metal ceiling. Outlets were done before the insulation/ drywall.

glad you got it in and as tall as YOU wanted, I hat that HOA's think they can colntol every aspect of the properties.. you bought it, you should enjoy it. 30x48..good dimensions!

I got quotes for mine that I thought were too high and ended up GC my own build. That said for the effort the $ seems reasonable, esp considering the fact its an addition and not a fresh build. Oh, I would say have them atleast throw some wire in the concrete, even with the fibermesh.

I did the epoxyshield professional. so far I like it. my buddies concrete floor is lifiting due to crappy(brand new) concrete.. ugh, I hope this floor holds up. If not, racedeck. *eddit, buddies floor was not rustoleum, it was a profesionally applied epoxy/ureathane system
