    South East VA. Symantics I think at structural vs civil but sure. I need a guy with a P.E. stamp to finalize my plans that I've done 90% with a few questions I as a Mech Eng am not sure on and cannot stamp plans myself for my County requirements.

    I would bet its to ensure you're not in the same situation as @KrucksGarage ran into where the drywallers undid the mounts to the ceiling and didnt shorten them when being made back up so the tension on the coils/angle on the tracks was thrown off and causes some issues.

    I was about to say that the older style homelinks likely need a repeater. I had to do this with a retrofit homelink in my BMW to my newer Chamberlain openers. May want to do some extra internet sleuthing to see if a different repeater will work with your homelink version and operator.

    Party looked Rad. It's funny how when looking at your photos sans humans in them, the low hang side of the space looks tiny. then you get people standing around and it puts a perspective on the entire space. Looks great and jealous of the space!

    There should be. I'm no professional but if I understand the process correctly, and since you're HardyBoard siding, I think the flashing goes on top of the roofing paper and under the edge of the house trap for water deflection properly at all vertical to roof joints.

    I dont know if I accidently un-subbed, but these update have been blazing fast and the space looks great! RE: the plumbing vent, I'm surprised they just didnt extend it through the roof, but not sure what that entails in your region for insulation/thermal bridging, etc etc. Those style vents...

    I am no professional but my readings concur with the sentiments above. Flat on ceiling Eggshell/Semi on walls (per sheen personal preference) Gloss on Trim/doors/high touch surface Not sure how much concern you have with sound echo and such, but a texture to the ceiling is suppose to help...

    9/12 over the car bays is to maximize future Solar, not much of a snow load in my area 15lbsf 12" I think, I'm on old farm land so good top soil and then hard compact not too much further down. I'll dig down whatever is required by code plus a little. I think my current footer is 14" below...
