    Tube steel building

    My plates and legs were all doubled 2-1/2" x 2-1/2". Over 30' wide pushed it to 'commercial' build.

    Pour the slab 7" wider and longer than the frame. Screw a 2x4 on the flat into the top of the formwork. it will leave you this step-down. Frame sits on upper level, siding goes down to lower level with a rat-strip to keep rodents out. No water intrusion, no rodents.

    Pick up a roll of 4' wide painter's film and blue tape to mask off the entire front of your building. Don't count on concrete guys to do it.

    If we could afford to purchase a property on the peninsula, I'd be ready to move back to WA (we're ready to exit Florida). Having so many of your cars (and friends) on the road must be a real kick. :beer:

    Look into MDO instead of plywood. And your concrete pad should be higher than surrounding ground so you're not weed whacking the post.

    35 years as a finish carpenter/GC, the only stud finders I've used were Franklin Sensors.

    Actually, I don't, that's why I asked. Over the course of about 40 years I purchased what I liked when I'd come across them. I probably even overpaid for some of them since I don't watch the "market".
