Sound sources can be misleading....I'd lube EVERYTHING that rotates or moves....pulleys, top of actual opener itself, and anything else that might not seem like it's THE problem.....I've found that a lot o' times one can locate things like this with a stethoscope....

You didn't say if you checked to see if you could manually push the door closed with it disconnected from the opener.
