I've been lurking around here for a little while now and figured it was time to start posting.

In the next 6 weeks or so, I am going to finally break ground on my first garage build. Back up to last summer, and my wife and I purchased our first home. The plan at that time was to build a 20x28 garage but due to size constraints on our lot, I chose to go with a 16x24 instead. I had taken some extra cash from the bank when doing our mortgage to cover the costs. All was great until the day we moved in and plans changed. Long story short, I ended up spending the next 2 months completely renovating our upstairs including gutting our kitchen, bathroom, wall to wall flooring and much more. The garage went on the back burner.

Fast forward to now and the snow is starting to melt. We've penciled in doing our concrete slap in early April and I have a friend of mine who is a contractor that will do the framing for me and get it to lock up. I hope to have it to that point by mid May depending on weather.

Here are some photos of us getting ready for this point...

This is what the spot looked like when the realtor first listed the house.

When we took possession we cut down a ton of trees including some very large ones. The stumps have since been ground up too. The shed came down with some help from my beater "trips to the garbage dump" truck

Late summer I had all the supplies dropped off. Ended up piling it all up, tarping it and leaving it for the winter.

Ill update this thread as the snow melts and we get going on the build!

Welcome to GJ:beer:
We sometime have to make allowances with our goals. Now that the repairs to the house are completed you can focus on your garage.
Were you able to sell some of the timber you had to cut down?
The reason I asked is a guy I used to work with moved to BC. He managed to sell off some timber and pay either for his property in total or a good part of it. Mind you he purchased a fairly large tract of land and that was long ago.
Im guessing you got around to your garage build a lot sooner than I did. :lol_hitti
Good Luck with the construction.

We kept the wood that was cut down and shared it with family that use it for heat in the winter months. My wife's father used to be in the forestry industry and cut some of the smaller trees for us so they took the majority.

I have a friend down the road that recently struck it big on one of the major Canadian lotteries. He is going to clear some of his land to build a new 4500+ sqft rancher. He is able to sell the lumber from his property so it's still a common practice here in BC.

Going to subscribe!

I was planning on building a similar size (for similar reasons as you).

We ended up finding our dream home that came with an attached two car instead. I have enough room in the back yard to do the same size you’re planning. Just to get the wife on board..

Also from Canada

No real updates as for now. Everything is scheduled to start in a couple of weeks once all the snow is gone. There is still a good 18-20 inches of snow throughout my back yard. Trying to find someone to come in with a bobcat to clear it off to start the thaw.

Because of the style of foundation (or lack there of) that I am going with, I need to get an engineers report now. We are planning on a thickened edge slab 16-18" deep. To get around the report, I would have to do a 4' deep perimeter foundation which is overkill. I need to get some equipment in to dig a 4' deep hole for the engineer to check the ground quality before they will sign off, draft the slab and approve the building permit.

Fingers crossed that all works, because I have everything sitting ready to go to lock up.

Well we are FINALLY getting a start! The pad was started late yesterday afternoon but today the weather turned. They might not make it back in until early next week now. The contractor who is going to get it into lock up is standing by waiting so I hope to have it up and locked up by May long weekend. Then I’ll start doing the finishing work myself at that point.

Weather held and got the concrete pour done today. Looks like it tuned out great! Now to wait a week to start framing!

16 wide 24’ deep? 10’ ceiling bare minimum I hope!

Yes we are doing 10' walls.

Contractor starts tomorrow. Figures a few days to get it into lock up and then I will take over from there with siding. Plan is to finish the outside first, then I will move on to interior/electrical late summer/fall or next spring.

Pictures to come over the coming days

I was planning on building a 24 x 24 but I ended up building a 18 x 24 for reasons much the same as you.

I went with 8' walls as I already had all the framing bought for a house and I ended up building with a 12' on 12' pitch truss and put a loft upstairs for storage.

Also from Canada, and I'm looking forward to seeing your build.

Haven’t had much time to post in the last week but figured while I work on organizing all my stuff in here I would update. Garage is up and in lock up. I’m slowly working on doing the siding now that the soffit got finished today but at least I can move stuff in. The garage will probably sit in this form for a while before I complete the interior. Final plans are to insulate/drywall. I have some wicked ideas for how I want to finish this inside but due to the recent pandemic and a slow down at work, they are on hold until next summer most likely.

Haven’t updated this for a while now but I’ve started to do some more. Exterior is completed other than some touch ups on some of the wood trim.

Interior is next. We have decided to convert the garage over to a home gym however keep it easily reversible back to a workshop/garage.

I’ll post some photos soon. Just cleaned everything out and have electrical pretty much in. Then insulate and drywall. I’ve got some great ideas of how I’m going to do the finishing stuff inside. Think it’s going to look great.

If you plan to change back to a shop later....wire the hell out of it now, can never have enough outlets or lighting.

For sure! I’ve put in 10 sockets inside and will have access to the sub panel to add more if needed, like say a 240 plug for a welder.

I’m installing 8 6” LED blade lights rated just over 1000 lumens and 5000K colour. I have my fingers crossed it is enough. If it’s too much, I’ll have them on a dimmer.

On the back wall I’ll have a 50” tv and I’m going to put in a roughly 60” countertop in the corner with a 30” & 12” kitchen cabinets. In between the cabinets will be the beverage fridge.

I haven’t nailed down exactly what I’m going to use for flooring. Rubberized floor is super expensive up here in Canada. Plus everything needs to be shipped as I’m way up North. For the Americans here, I’m only a few hours from the southern tip of Alaska.

I found 1 product that was 4.99/square foot that would work but it seemed like overkill. Home Depot sells a product that is black with a diamond plate pattern in rolls that is designed for garage use. I will probably go this way as vehicles can still be driven on it and won’t be a waste if the space is ever converted back. Total cost is well under $600.

Bit of an update...

Insulation, vapour barrier and drywall is done except for mud and tape. I absolutely hate hanging drywall.

Earlier this week our electrician came in and finished the connection from house panel to sub panel in the garage. We now have power and lights! No more extension cord to the house plug!

This weekend I’ll blow in the ceiling insulation so I can keep the space temperature controlled and get the finishing started inside. I hope to have mud and tape done by next weekend so we can paint and start getting equipment moved in. I currently have a squat rack, multiple bars, set of plates, 2 benches, a spin bike and a bunch of smaller items in our living room and that’s getting old fast.

Flooring will be here tomorrow. But the bullet and went with rubber horse stall mats.

Base cabinets should be here Monday. I have all the trim already. Just need to hunker down and get it all done!

Still trying to sort out final interior colour choices....

Nearing the finish line. Hope to have the paint finished today and the rest of the equipment in and set up.
