Jim -- might be hitting you up in the future about getting some VCT tile + expertise. Are you planning on sealing the floor with anything to prevent yellowing, etc?

Not sure yet if I am going to seal it. I
m not that worried about yellowing, but I do want it to be cleanable and look good otherwise.

Looks great Jim.

your house/yard setup is strangely similar to mine! I'm NORTH of DC in Silver Spring, have a .25 ac lot which is also about 65' wide and 200' deep! I've got a similar plan in the works, even with the patio/outdoor kitchen plan!

of course I'd guess my house is about 1/2 the size of yours! and 50 years older. but yours looks fantastic.

Thanks, we are really happy with it, but lots of work to get the outside ready for parties!

At the beginning of your thread it mentions that you were going to insulate but didn't see any posts were you did. If you didn't what was your reasoning for not doing it? Lack of funds don't seem to be an issue. I would be concerned about cooling and heating costs as well as moisture issues which can become a problem when not insulating.

Regardless, very nice garage and use of space.

Hi,

The garage was added at the last minute by the builder, he did not include insulation, as a selling incentive. Since the walls and ceiling were included I didn't have a chance to add it as it was built. My intent is to add ceiling insulation (probably blown in) in the near future. Since the garage is detached I am not as in a hurry as I might be if it was attached.

If the ceiling insulation is not enough, I will likely then blow in some wall insulation. Time will tell.

So the early pics of the build is before you purchased it? I can understand the builder finishing to get it sold but seems like he cheated you out of doing it correctly. Seriously consider blowing in the insulation at least. No access to the attic? If not you can maybe add access to put in batt insulation with some plywood to add some light storage.

Over time you will see how much the insulation benifits you and all your toys and items. Keep up the good work.

Yes, he built it before we closed on the house.

I will have attic access when I cut a hole in the ceiling and add an attic ladder. The walls will require holes between each stud, and with Hardy Board siding it means cutting the inside, so I am hesitant on that.

I moved in in January, and in February, with 30° temps, I was able to heat up the garage to 55° with just a 1500 watt oil filled electric heater. I am hoping that attic insulation will be just enough to reduce heat in summer. I hate heat, do not mind cold. I also have a window A/C that I will be installing in a few weeks.

Since you already have a French door in the garage, why NOT put windows in the door?

Also, I see you had perimeter shelving in your previous single car garages, so I'm immediately thinking you should consider doing the same with 2x6 framing to allow for task lighting on perimeter benchs ala THIS:

I apologize that I can NEVER remember this GJ'er's name but I ALWAYS remember his garage. Someone will come along and post his name then you really need to search his thread for details. The task lights as I remember them are very low cost big box items.
His methods of making the door slide was very simple and low cost too. All in all, one of the nicer garages here in my opinion.

I'm pretty sure Mark Steilow is his real name. That looks like his garage. I don't know his screen name here.

I think BMW is the best bikes you can have. If i had a bike it would be a BMW GS1200. But my wife...she is afraid of bikes...

How did you end your VCT at the front of the garage ? It looks like you have a strip of something there. I cut my VCT a tad bit long (so it exceeds the concrete in a few spots) and now I've got a few spots where the VCT has cracked off. I'm looking for a saddle piece or something to cover the raw edge as you drive in.

I used tread edging from Home Depot. 8' lengths glued down with construction adhesive. It is aluminum, so light weight, but holds up OK.

The wife and I did some landscaping, and added the end wall to the retaining wall to cover the neighbor's ugly wall back side.

Still needs more rock fill, and we are getting sod for on top next weekend!

Big storm on Friday, dropped a tree on our new canopy, and messed up the yeard. The tree was the neighbors.

Total loss, plus power out for two days with 100° heat. Yuck!

Got power back today, so in 97° heat we decided to add 20 more bags of rock, and some sod to finish up the front.

Some grss seed and another 10 bags of rock and we will have the front done. We added a few plants as well.

I really like the looks of the front with the brick. Id it was explained without pictures, I would have had to say that getting rid of yard and parking in front would look like ****, but that looks really great. Nice job for sure.

I did notice in one of the above pics that the brick pattern had small sections out of it. Is that the same picture of the front? If so, I see that you filled in the small squares. If not, then are there different intentions for the little holes or just not filled in yet?

Thanks Kevin. I know a lot of people prefer grass, and I do too. But our driveway layout necessitated the larger pad, and now that we have it more or less done I think it really looks nice. Better in person.

That's the one. I thought maybe you were going to plant something in the holes but then I figured that you must have went back, cut some blocks and filled them. Very good looking layout :thumbup::beer:

A little update!

After a month the grass has come a long way.

Still working on the grass closest to the pavers. I should have seeded it at the same time as the rest of the yard. I also added a fence and a gateway to grow a vine on that I made out of the crushed canopy. Maybe grapes.
