24x46 Garage/studio

Finally after being a member on here for more than a year, my dad and I are building our dream. Technically, we are not building it ourselves, rather it has been contracted out because neither of us have time to do the work ourselves. But it is very exciting nonetheless. We are car guys, and have always worked in our aggregate driveway or in carports, so this is going to be a dream come true.

For reference, here is a small pic from google maps of the property. It's a third of an acre and the garage will be going in the back third of the land, hidden from both roads. The access driveway will be from the side road which runs the length of the property on the right of this picture as we are a corner lot. I couldn't get a bigger picture of it, but this will do.

I have been taking pictures everyday of the progress, and hope to to so everyday there is progress for the next 3 months to completion. This was supposed to be finished by now, but it took all summer to get the permit from the city to start building. So we are really excited to finally start this project.

Here is a rough sketch of what we are going for. It has changed a little bit for the final design, but not far from this. We will be going with radiant heat and a 2 post lift on the far right bay. There will be a bathroom in the studio and a murphy bed or futon for guests.

On September 22, the excavator arrived on the property.

The footings were to be poured today, but I don't know if they finished putting up the forms today. I'll update with more pictures when there is progress.

There will be lots of good stuff happening in here when it's finished.

Not sure on the murphy bed yet, I do want to conserve space as much as possible in the studio, but the money towards that bed could be put towards buying the lift, tools, etc. So we'll see as it gets closer to the time to furnish that space.

One more from today. Forms are up for the most part, the the guys ran out of light, so they'll come back tomorrow and hopefully finish up the forms and get the footings poured.

Disappointed there is no recording studio, just a studio apartment. Nice build regardless.

So a little update.
There was a bit of a delay because the footings were over the setback by an inch or something small like that and didn't pass inspection. So the guys came out and made it right, and we were ready for the good part.
This thing was a beast, took up the whole entrance.

Goes something like 100 feet up and then back down to earth, it was really cool to watch them pour it.

Then the concrete guy finally showed up (a little late) and they began the pour. I think it was something like 12-14 yards total for the foundation/footings.

+1 on the photos. real nice.

I love the sketch too. My lot is just about the same size/config as yours, with a small house from 1948 too. I'd love to do something similar, but not quite as wide. It really has the look of a 1960s era gas station, which I love.

I think that is great. Are you going to have glass doors as shown in the drawings? That would be great. One thing that I see on your floor plan layout is what looks like a bathroom on the bottom left. Where you show the door between the shop and studio you will have to walk throught the studio to get to the bath from the shop. Consider a direct entry to the bath from the shop and you will keep the studio cleaner.

I believe they will be frosted. I don't know what my dad's perspective is on this, but I wouldn't want clear glass so anyone could see what tools/toys are in there. We are in a nice location, but you never know.

Yes, glass doors will be going in. That is a good idea about the direct entrance bathroom, though we will have a shop sink in the garage to wash hands, etc. So most of the mess should be contained within the shop area.


Also, as far as updates go, it is looking like the slab will be poured next week sometime. Insulation and the radiant heating components still need to be put in, but the excavator was working for most of the day today preparing for the upcoming stages.

Update here.

Insulation is almost done, then the layout for the radiant heat needs to be drawn up.
Here is a picture of how we are isolating the slab.

Are the deeper sections in the foreground of this photo a thicker base for a two post lift?

Nice! Good to hear. Yeah it will be in the same parking lot as the Top Foods. 220th and 99. I'm real excited for that since it will be only a few minutes drive from my place. :thumbup:

I think the next step is to finish the plywood sheathing of the exterior and finishing the roof. Still need to cut the expansion joints, but we have a plan for them including the squares around where the lift will go.

Yeah, we've had some progress last week. then we got snow on monday-tuesday so no progress lately. They did get the rafters covered before the snow, so that is good. Also all 4 walls are covered. Next they should be finishing getting it enclosed. the doors will not be as tall as those openings. there will be a beam going across the gaps to support the windows above the doors (see sketchup plans on first page for reference.)

This is the first snowfall this season in Washington.
I look forward to more snow this year, though I need to get some nice snow tires for my other set of wheels for this beast. :D

The last picture you have posted shows a good shot of all the rafters and I was wondering if you could tell me are they 2x12's or ? and how long were they? and what kind of a span did you have to put them 12" or 16". I need to cross a span of 21', your going to have a great shop..........

yes, 2x12's. They are at least 24' in length, add a bit more because of the sloped roof. I never measured the exact length before they were put up.
And they are spaced 16" apart. :thumbup:

Thanks, it's coming along. The wall that separates the shop from the studio was framed in today, as well as the bathroom and a window on the north side of the shop.

Next week should be windows, connecting the shop up to water, running electricity to it, and a few other things.

I was wondering about runoff from your neighbor behind the garage til I saw the photo looking down the back of your garage. That view shows the distance and slopes better.

Great design, I seem to pay more attention to builds where the landscape looks similar to where I am at, Oregon.

Love the Corrado too, it is one of those cars on my "list" to own someday.

Yeah, we never have problems with run off. The ground drains really well. I love the mature trees as well, though sometimes when it gets windy, some big *** branches fall.

Thank you. Yes a tripod, and then I run around using a shoe mount flash handheld with a 30 second exposure. I also have a remote to start the exposure so I can be ready with the flash and there will be no shaking of the camera. Works pretty well for a cheap setup. Eventually, I would love some alienbees.
