68x48 attached garage updated 12-23-09

So last year I went on the hunt for property to build a shop. I found in my area it is not allowed to have just a Barn on a empty lot. But at the end of last winter I did find a house that was a fixer upper but did have a new well and septic. This fall we started building the 68x48 shop due to the lay out of the septic I was forced to attach the shop to the house. Now for the pictures!!!

Then we had a work stoppage thanks to the neighbors. Seems they don't like the barn as much as I do. They caused a big stink at the township and county. Turns out when the township calculated the coverage of the property incorrect. We ended up being 100sq ft over sized. To fix this we are taking off the one car attached garage. We where also told by the township to post no trespassing signs because the neighbors had been coming onto the job site looking around.

The concrete contractor was a family friend and as a hobby he builds pizza ovens. He wanted to try building a small clay oven while the concrete was setting up.

Yes, That's a old pole building that is not in very good shape. There is a local guy that wants it when we are done with it.

Pics of said fixer upper. :) Looks like a pretty nice neighborhood. I can't imagine it would take too much fixing.

I am assuming the house has a one car attached garage and that is the one being removed to add on the new one? If it were me and the neighbors were getting pissy like that, I would only downsized by the very minimum (100/sq.ft.) and went as big as I could.
I'd also have a huge "open garage" when completed, invite the neighbors over for BBQ and beer, minus a few select "richards" that like to trespass. :thumbup:

Thanks for the comments!!! My house is not in the subdivision you can see in the pictures. The land that the sub was built on was sold by original owner of the house. The house was built in the late 1950s and I bought it from the estate. The one car attached is very small so we are taking that off to make the township happy and adding a full second floor to half the shop. The plans for the shop are a 30x48 section will be the shop area with the host and fabrication tools the other 38x49 will be for storage.
I did pick up the army truck on craigslist right before we started this project and it has been so helpful to have.

I'm fascinated by the Army truck purchase from Craig's List..........first, who has a spare Army truck to sell, second, can you describe it:).........and third, if I might ask, what does an Army transport truck like that cost on Crasig's List?? Plus, anything you can throw in about the truck specs. (engine, HP/torque, 4WD?, transmission, etc., etc..). Very cool!

Thanks for adding those website they where a great help when I was looking for my tuck.
My truck is a 1970 M35A2 or deuce and a half it is a 6x6 with a LDT 465 straight 6 turbo diesel made by Continental Motors with 134 bhp (100 kW) and 330 lb·ft (447 N·m) of torque. It has a 5 speed trans with a 2 speed transfer case. Its great fun to drive around town and to the lumber yard it will go 55mph but like to run around 45mph. The cost of my truck was $3200 the prices can very depending on condition, location, and options.

Don't feel bad, mine is 90x48 & is attached to the house by a huge breezeway that contains an in-deck hot tub & complete outdoor kitchen.....the 2nd floor contains a huge gameroom with full kitchen...full bathroom & pantry are on the 1st floor....2/3 of 2nd floor is storage.....& we're planning an addition for the spring!!

Build it as big as you can - it will still be too small....& since you're not in the subdivision, seems they have no say in things.....I'm right in the middle of a subdivision so built outside of garage to match house. http://www.theautoist.com/garage-mahal.htm

People never cease to amaze me. Your investing in your property, adding a great new garage, taking down a old pole barn and I'm sure there will be more improvements to the property in the future. Amazing! I'm looking forward to watching your build out.

Uhhh... I do... Not for sale mind you, but I got mine at WalMart... It's running a 400HP/400TQ 383 small-block chevy. It's been "worked" slightly. Careful, you know what they say, once you go green...

I've got a 119 acres and a new subdivision across the street. They think empty fields are there own private park!

Garage looks awesome so far. Can't wait to see the rest of the build. Screw the neighbors.

Thanks guys for all the comments it been a long hard project. We started on the framing this week and finally started rolling pretty good today. Do worry my friend in the sub was at it again this week. She went and told the Building inspector that she was going to report us to OSHA for running a unsafe job site and that we had woman and children on the job site. Also we are building the building to tall and we need engineering drawing of the building because its over 3500 sq feet Last time I checked 48x68=3264sqft. But I am just going to let it alone and not mess with them. Because it will just end poorly I am just going to keep building and be happy to Know that she is going crazy having to watch me do it. Now on to the pictures!!!!

Why can't neighbors mind their own business. I know how that goes. My immediate neighbor didn't like that I didn't have the lot surveyed. I just told him I know how to measure off the back of a curb. Sure enough he complained to the city and they sent an inspector out to check. She asked me where the lot lines were, I said right there and there and she said ok looks fine I will note it.
Oh and I don't think OSHA has any jurisdiction if you own the property and it's your family. I think they would probably laugh at her when she called.

I think the best revenge would be to build a great looking building that will have all of the other neighbors wondering why she was bitching about it all of the time.

Just be sure the kid's wearing safety glasses with the nail gun and I think OSHA will be fine. :)

Your neighbor is blowing things out of proportion. Tell them it's ONLY 3264 square feet. They're probably just jealous like the rest of us.

You could have her cited for trespassing especially since the signs are now posted. My mom had a feud with neighbors over buiding a new house at the end of an established street. They did they same sort of ****. Except they called the city inspectors every other week for fun. Apparently, they would also leave notes in her mail box. The postmaster said something about thats a BIG no no. I dont remember why, but keep it in mind... Eventually they just sucked it up and left her alone...

I would find out what the parking laws are in your area. As long as it's legal, I would park that deuce in FRONT of that sign for as long as the sign is visible. What are they gonna get to move it? :spit::thumbup:

That barn is going to ruin property values of the subdivision. You jackass. Naah, actually, I'm tickled pink you're building such a shop and handling the problem neighbor in such a diplomatic manner. It probably burns her more since you aren't retaliating.

I have a few neighbors who do not like my garage, nor do they like the garage addition I am building right now. My saving grace is that my three(3) immediate neighbors are fine with my garage. They have asked me when can I build them a garage.

There is no way to deal with these complainers, just keep building, finish the shop and enjoy.

I had to get a variance for my garage addition. While these people complained to my HOA, only one of them "anonymously" complained to the variance board.

The variance board thought my current detached garage was well done, fit the neighborhood, and some of them would to have a similar garage at their house. The variance was approved with no hassle.

One idea to get even is to park you Deuce near the sign. Then put a sign on the deuce: "This will be parked out of your view inside the new garage"

My garage is a little over 4,000 square feet right now & before I built or added on, I went to each neighbor who had property abuting mine or whose property would abut mine were the streets not there & told them what I was going to do....including fencing & landscaping.....nobody had problems.

I started mentioning to a couple of neighbors that I was going to add a small room off the back & one of those neighbors gave me 30 2x8x22 pressure treated pieces of lumber for my roof!

1 new guy moved in & complained after he bought his house....he even had a lawyer write me a letter....hehehe, my daughter & son-in-law are both lawyers & answered his letter with a "by the way, subdivision covenants state that travel trailers & RV's can't be stored outside on property" and "each lot can only have 1 outbuilding" so "he either had to park his RV somewhere else or tear down his pool house & build a garage for it"....within 6 months his house was on the market & he moved......new neighbor is an old friend who had been waiting to get into our subdivision - so we're cool! He spends almost as much time in my garage as do I!

I would think the question mark would go better after the "R-U Kidding", just me.

I would correct with red marker, "grade it" a B- and put it back.

Then I would make a sign for my yard that said

"Your neighbor's IQ's may be lowering property values!"

Could you please tell me what the distance is between you house and new garage, from outside wall to outside wall? I am planning my 30x48 building and I may only have 7-8 ft. between them unless I have my well moved. I am wondering how it will look that close together and if there are any other issues I need to consider. Looks awesome so far!!!
