A little late starting this thread, but figured I'd return the favor -- as I've thoroughly enjoyed following some other people's builds on this site.

Will start off with a building summary...

5 acres in the Midwest -- former farmground....but surrounded on 3 sides by mature trees, and a county road on the 4th side. A dry creek on 2 sides as well.

Building will be 72'x60'x16'. Will also have a 6' wide wraparound porch on 1.5 sides.

Main building will be 72x42x16. "Lean-to" will be 72x18x10.

Will serve as a Hobby Shop/House = "Shouse"

The lean-to will be primarily living -- with 1296 square feet of living space. Will include Kitchen, Dining, Living, Bonus Room, 1/2 bath, and office.

The "shop" will have a 42'x27' loft in it (with garage style parking underneath)
This will include 3 bedrooms, 2 baths, laundry, and storage.
Using scissor trusses in this space to gain head room and create vaulted like ceilings.

Rest of shop with have 42'x45 of totally unobstructed space, with 16' ceiling. Will have a two post lift in lift, and used to work on hobby cars.

Shoester -- hope I can provide some insight/inspiration for your dream.

I can tell you a few things at this point --

- The rules and regulations haven't caught up to this type of build, at least in my area. I played heck trying to find a place that didn't have covenants in place that restricted the type of home. Anything already subdivided had a list of covenants as long as your arm. Other option was to buy 20+ acres, then the county would let you build.....less than 20, no new building unless subdivided. Considering acres of land running between $8k and $15k, that makes the 20+ option very tough to swallow.

- Financing it through a bank is tough as well... Institutions around me tell me that they can't sell these non-traditional build mortgages to the secondary market (i.e. Fanny Mae, Freddie Mac), so they have to keep them in house. Have to have a good relationship with a bank and strong credit.

- Has to be answers to all these issues....because these things are popping up everywhere in other parts of the country. I just don't have the answers yet... Luckily, I've worked around it all.

- Every sub-contractor I see, looks at it with a cross eye, then says "That's cool, let's get to work".

So far, so good.

Yeah -- it was one big girl. Don't quote me, but I think the box scraper full was 13 tons. They used it and the JD to pack while filling. As you'll see in future updates....I'm now a big believer.

Trouble with that big front wheel assist rig sitting on your pad, is that you think your pad is only big enough for a dog house! LOL. Hard to get any perspective.

Leveling of the site complete. No dirt brought in. Raised the rear, by cutting in the front. Raised rear a total of 6.5' Lots of dirt changing place. Packed it every 6"....promises me good compaction and water running it where it needs to run.

Also have the driveway done....going to be a split drive. Will explain more on that later...

Have to meet local building code of 42" embedded foundation. Backhoe guy in and dug.....poured the footing...ready to pour the wall next.

IMG_0205.jpgThe backhoe was a "one-scoop" dig, with the footing width added to the bucket, so the trench was all dug in one shot. No forms necessary on the footings then.....just fill up the deeper trench. Pretty slick. Here's a good shot.

Unfortunately --- once that last picture was taken, Mother Nature decided to throw a wrench in the plans. Long story short, it was the most rain received in a 24 hour stretch since 1950.

When I turned off the highway unto the gravel road to my property (which is a major country, gravel road) it was washed out severely. I pictured all my dirt work, rock, and trenching in a big pile...

Luckily....it all held. Driveway, rock and dirt exactly where it needed to be. Walls came in a little and silted over the poured foundation. About 2.5' of water in the trench.

Crew spent a day pumping water out of the trench and almost had it dry -- when another storm came through. This time there was 1.5' feet of water to drain.

Once finally done....they spent the better part of a day scraping the top of the foundation clean...and finally able to get the forms up. I was worried about how it would all come together...but they did a heck of a job cleaning up a mess!

Was also impressed by my dirt guy. What he described to me as to where water would run is exactly what happened. As you can see in some of the pics, the drainage ditches saved the driveway exactly as you'd want --- in the worst rain storm in over 60 years. I'll take it. Guess that's why these guys do this for a living!

3 hours after the trucks show up, everybody is gone. Everything went well.

Got home later in the evening, and the blueprints had arrived from the building designer.

If some of you are wondering.....yes -- I already had received the stem wall layout from the design team.

Once I get caught up with pictures....I will explain the actual building plan more. Rain is coming...

Stick framed rather than a pole structure?

It is a pole structure. I'm sure the anchor bolts in the footing threw you off....because they sure did throw me off when I showed up and they were already set!! Mix up with the various crew chiefs of my wall pourers.

Will keep the ones in the there that don't fall in the wrong spot. Will add a seal strip to the top of the wall, and sandwich it in with a 2x6 that will anchor to the bolts.

Not originally planned...but will work out fine.

Builders finally show up to start process. Get lumber laid out. 6.5 inches of rain that night.

Looking more like the new community pool at this point.
