The previous post was the framing of the loft area. The loft area will include 3 bedrooms, 2 baths, laundry, and storage.

This post shows the framing of the first floor living area, which will be kitchen, dining, living, and office space.

Colored concrete going in for the 1st floor living space. Plan is to cut 3' squares, gloss seal, grout....and have the appearance of tile.

No radiant heat.....not in budget.

May get cold in winter....should feel good in the summer. If cold in the winter, that's what area rugs are for.

Kind of an experiment at this point. Worst case scenario, cover it up with typical flooring.

Into the colored concrete for about 25 cents a square foot. Additional cuts about $500. So won't be a total disaster if it doesn't work. If it does work, it's going to be a damn cheap way of creating a tough, good looking floor.

Colored concrete has dried and been cut.

Cut 3'x3' squares. Plan will be to seal the floor with a gloss coat, and then grout. Giving the appearance of tile.

Spent the weekend on a Mini, prepping for underslab plumbing. Had to get a mini-mini in order to fit underneath the loft. Surprised at how well it actually dug, once we settled in.

Why not put the pex in now and hook it up later when you have the funds?

Good question....wish you would have brought that up about a month ago. After spending last weekend working with pex....I probably would have done it. I heard some crazy estimates on what it was going to take to run it, and now I realize I could have done it myself.

Unfortunately.....too late now to do the living area that way.

Do a mini split in the living space and pex in the shop. Ive never turned my AC on in my shop ever. If you use enough insulation you should be fine. I have 2" closed cell spray foam on the wall with white metal on the interior. My heat is only used when it get below 50 inside and thats only 2-3 months a year.

1. Love the build. Wish i could do this.

2. Always put pex in a slab. It's extremely cheap.

3. If you put concrete on ground in the north, prepare to have cold feet unless you insulate the slab. I no longer think of this as optional.

Love the pics. Keep it up!

Since I can't get my concrete people to come back out and do their job, I had to go to plan B on the slab where the utility closest is going to be. Was holding up my HVAC guy.

Got a friend to pour me a 9x9 slab, so we'd have something to set the HVAC unit on.

Getting rolling on the HVAC. Decided to go with Geothermal. With being all electric, I think it was the right move. Don't know if it would be possible to control monthly costs without it.

Got the manifold up. Went a little overkill with the bracket it hangs on, but it shouldn't go anywhere ;)

Couldn't hook up the lines, as the HVAC man still has first dibs on routes.

2 things about PEX...
- I leaned that Pex-A is not capable with Pex B and C fittings.
- The press together fittings for PEX are really neat. Expensive, but neat. no glue, no heat, no crimping.... Can't believe they work.

What was the opposition to 2 separate buildings? then it would not have been an issue for land placement and getting codes/financing easier? And for selling, if that ever came up? Cheaper?

Just curious. I love what you are doing.

Comes down to the fact that once I get an idea in my head, I'm going to make it happen. 34 years old, single, no kids, enjoying building derby cars as a hobby.....figured why not have it all in one spot??

I did consider splitting it into 2 buildings at one point when I was getting frustrated. Then got back on track and figured out ways to make it happen.

Selling was an issue as well --- but everybody that sees it, loves it. Things will eventually catch up to these types of builds. Hoping it's not an issue if I do have to sell down the road for whatever reason.

I like the concept but there is no way in Gods green earth you could do it here with our ******** zoning and insurance regulations.
My son and I have discussed a steel building that you basically stick build a 2 story house in the end.

With that large of a roof, do you have a way to catch and store water?

Time to get the floor anchors set in the shop. Going to position 6 in floor anchors. Will attach D rings to them after the pour. Will be used to stretch out cars.

Positioning all 6 within the boundaries of the two post car lift, as to not waste additional flatwork space.

For in floor anchors, we took 3" pipe, cut it the thickness of the concrete, and drilled A hole through the center and put a 5' length of 5/8" rebar through it, duct taped the top and placed where we wanted them. Later we had 1/8" steel circles cut then welded 1/2" of 2 1/2" pipe to bottom as a cover. They fit nice and flat and you remove covers with a magnet. A 5/16 transport slip hook will go in easily to hook to rebar
