Well I am sure I missed some things but from the above I can see the car has been used to visit me :thumbup:. The Uniform is a PR exercise so I can see who he works for. Lap Top is to access the GJ essential in any line of work these days so you have prompt info from (or for) other GJ members so you can fool the boss so he thinking work is going well. The GPS is so you can visit other GJ users like myself or to fool the boss into thinking you are out on the job at some out of the way place. Paper, We all know that you need a tree to make paper so every tree you cut down to make paper is fire prevention work so less water is used this summer also keeping you in a job. Mobile phone - see GPS or another way to find other GJ members or let the boss know you are out hiding from him so he thinks sorry believes some work is being done in some other place.

Coffee Tea & Milk well we all know this is our good mate 1/2Cup and we have milked him plenty on that topic. As for the topics I missed well I am still thinking about those but after a couple more beers I may just have it all worked out how 1/2 has it worked :headscrat :bounce: or perhaps maybe not............

Sorry 1/2 but I could not resist hope the week off has gone well. :)

One thing I missed is the fact that we do have fun and I work with a team that is really passionate about what we do in the Electrical and Mechanical space. One things for sure there no letter I in team..

I had 3 yards of 3/4 " Bluestone rock plus another 1/2 yard of 2 1/2 " of Bluestone beaching delivered yesterday morning and spent the best part of the day detailing the garden beds front and back..

The front and rear concrete verandas get sand blasted today in preparation for the decorative concrete seal coat. Another job off the list..:thumbup:

All, Mrs 1/2 Cup called a few moments ago to say the sand blasting on the front and rear verandas of the West Wing had been completed ready for the coating.

While the sand blaster was there we had him blast the brick planter boxes at the front entrance, an original feature of the home it had many layers of paint and was looking a little tired.

An older picture and before I replace the front door that's it to the right.

Wow, cleaned brick, new bluestone, fresh plantings!!! All that was accomplished with one borrowed DeWalt drill? I had no idea that battery powered drills were that versatile. I need to learn how.

A big improvement by the way.

i wouldn't want to add anything to your TO DO list, but did you ever get a fence up so the new renter knows that garage in the back isn't his? if you don't necessarily want the tenant to know the owner which is your call you might want to get up a fence so they will think the WEST SHED'S garage has always been yours. that house has come a long ways in a short time and i bet it will be nice to have it behind you soon so you can start playing and working in the new garage.

how does a guy show up with a sandblaster and do that sort of work? was he a friend or did you just look him up? very expensive and did he just do the entrance cement and brick or did you have other jobs for him while he was there? any idea how long it took? also i don't see any paint debris anywhere or did you put the blue rocks on top of it?

as usual you've done a great job and hired the right person to help.

Much nicer :) I much prefer exposed brickwork to painted stuff, and it provides a nice area of contrast to the walls :)

Dan, the roses have been there for 7 years at least now so they are pretty well established.

We certainly are pretty chuffed with the way the West Wing has come up so far and are now seeing the light at the end of the tunnel.:thumbup:

as usual you've done a great job and hired the right person to help.

drives, the guy that did the sand blasting is a real pro and I have known him from my contracting days, Even though the mortar of this era is pretty soft the blasting did not chew it out at all and left just enough paint to give it a nice patina. I do have to add that the blasting was pin point and there was no collateral damage.:thumbup:

The whole job both front and back verandas and planter only took a couple of hours and cost the princely sum of $200 au. The brick planter was a last minute decision and I am pleased we did.:thumbup:

I did have to sweep then hose the areas down and the blasting fairly chewed up the paint into dust for the most part which I will pick up with the mower on the week end. There was very little blast media left and what was, now top dresses the lawn.:thumbup:

No, we have not done the fence as yet, at the moment the garage is locked up securely and I can keep an eye on it from my place any ways. It will also form part of the rental agreement in terms of access as we are not too fussed about a tenant knowing that we live next door.

We still have a bit to do but we are on the home straight now..:thumbup:

Just for your peace of mind I think you should do just that as we have an open door policy in the West Wing..:rocker:

There is nothing like having a look for the drill for your self..

We look at it this way when it comes to the West Wing and that is we wouldn't expect any to live in some thing that we wouldn't.

The Property Manager phoned Mrs 1/2 Cup yesterday to inform her that even after two days of listing they have had lots of enquiry on the property, so that in it self is encouraging. As for the right tenants that's another matter....... here's hoping.

We are working on the rental agreement detail at the moment, small steps but we are getting there.

Selling the West Wing is always an option and we are certainly open to it should that be the case.

That then begs the question "where do I find another shed":dunno:

We have so far worked with in our original budget forecast, doing what is needed to bring the home up to speed and not over capitalising.

Lots to consider.. have a good one...:thumbup:

1/2: i think you said this is doable so i'll mention it again so you are prepared. here in the USA we can do what's called a LOT LINE ADJUSTMENT and add an adjoining piece of property to ours IF the property we take it from still meets the minimum lot requirement for a dwelling. so your property would be an L shape after the adjustment the the West Shed's lot would just be smaller if this is doable.

that said you could pull the WEST SHED'S shop and land into the SHED DOWNUNDER'S tax # and if you ever decide to sell the rental house you'll still have the extra garages. sometimes it's as simple as doing a survey and getting it approved by the city or county you live in. it might be easier or harder or not possible and just wanted to throw it out there.

DRONE PRACTICE SOUNDS LIKE FUN!!

most of our kids and spouses spend Thanksgiving at their in laws and Christmas here so we're having a smallish get together here tomorrow for maybe 10 or so. my parents are 2 of the 10 and since dad has had a ton of issues with his knee and hip and general health lately they are finally getting to come over to visit. i know you guys Down Under don't celebrate our Thanksgiving, but i know you have a few holidays to enjoy family and friends.

cheers and again best of luck getting all the paperwork and more importantly a great TENANT and people for the WEST WING. speaking of tenants did you mention about pets or a LARGE DEPOSIT IF YOUR NEW TENANT WANTS THEM? I love the critters myself as i know you do, but cat pee and dog hair and smells might have you doing a makeover on the WEST WING after every move.

drives, we can do what is called a Strata Title to do exactly that which I am guessing would be similar to your line lot adjustment. At this point in time we don't have do go there and simply put up a fence for the moment.:thumbup:

Looks like a great day to be out Drone flying. Will we see some video?

HOTFR8, it was an awesome day, a little windy at times but the drone performed flawlessly. We clocked up about two hours flight time each then there was some time spent flight planning for the autonomous flights and some interactive flying.

All in all it was a great confidence builder after the mechanical failure a few months back.

Our main tasks today was focused on mapping so no videos but when the processing is done I will up load some pics.

Practice and more practice for the next month or so to accrue the 5 hours I need to gain my pilot licence endorsement...:thumbup:

I am scheduling a 1/2 day just for training every week, this thing is a beast and the software takes some getting you head around.:willy_nil

We already have a fair work load ( payed ) booked up for the drone both internally and externally of the company..:thumbup:

HOTFR8, trust me the image processing is left run over night, there is a huge amount of data to process and I left the boys there to do that..

Then we have to mesh all the images to provide the data you need and its quiet a process, I will leave that to the computer nerds in Surveys to do..:thumbup:

Not my forte :dunno:

Update..


Evie has just given birth to her second litter just as I got home from work this evening.

A heathy two boys and two girls both Midwife AKA Mrs 1/2 Cup and Mum Evie and new rodents are doing well.:thumbup:

Pics to follow first AM tomorrow.

Its o'clock here now,:beer: lawns done and dusted.
