When Mrs 1/2 Cup . . . . . . . . and after work today I did my mandatory walk through as you do and found this, stuff that I had on the kitchen bench all neatly arranged in the pantry.

And I too worked at a Woolies (when the management jobs weren't coming fast enough - or I was too old). Irene and I also owned a General Store once that had a supermarket section and we used to show our staff how to "face up".

Not much picture worthy to speak of.

Lawns - all.

Prune some roses, our Iceberg Standards are a bit early for pruning in general.

The West Wing:

Remove wall paper boarders - bedroom 1 and lounge - done.:thumbup:

Cutting in paint on bedroom 1 - finished.

Cutting in paint lounge - finished.

Cutting in paint on the family room - 1/2 way there.

Mrs 1/2 Cup:

Bedroom 3 of the West Wing finished.:thumbup:

Bedroom 2 the first coat.:thumbup:

Jackie ( rodent ) took out " the ***** Challenge " at her show at Bulla today so there's another seven points towards he Australian title.

1/2: you'll have to make a video of the interior of the West Wing before you rent it to your co worker. that place has some great charm that you and Mrs. 1/2 are really bringing out. also once your tenant moves on and buys a house of his own (if he does) the GJ B&B might be another option and you'll have the video already made.

i like the closet organizer for your work station and the garbage bag hanging from the door knob is a nice touch.

congrats on the rodent's awards and looks like one or maybe both of them will have that trophy soon that their parents had.

if the people at the show could only see them at play in the mud at the SHED or maybe that is part of the competition. :evil:

I did save the estate agents video tour of the home after we brought it. I have taken heaps of shots before and after as we go just to document our journey. I will do a video when we have finished the makeover for sure.:thumbup:

Mrs 1/2 Cup does have a real eye for detail and is a super organized type person.:thumbup:

She was pretty stoked about Jackie's win yesterday so the plan is to have both the rodents attain their Australian titles this year.
Mucking up is what they do best but when it comes to preparing them for a show mud baths are strictly out of bounds. Mrs 1/2 Cup spends a couple of hours on each of them. They are washed and rinsed twice, conditioned then rinsed again, dried and groomed to with in an inch of there lives. Nails, tails, ears are all meticulously attended to the night before a show.
Then there is the car load of gear Mrs 1/2 Cup carts around with here to every show, carts, grooming stuff, eats, fold up chair, blankets, towels, carry cages and everything but the kitchen sink.

It is a pretty full on exercise most weekends when she is on the go.

Someone wrote a couple of pages back that he has to set aside a block of time just to keep up with what you're doing. I just commented to Robin that your thread is bittersweet to me. It motivates me to get out there and get moving, but at the same time, it leaves me feeling a little inadequate. Or maybe a little jealous? Great job, keep up the good work. :)

xtremek, that is the great thing about the Garage Journal it is a real motivator.:thumbup:

Over the last four or so years the GJ has most certainly inspired me to get into gear let me tell you. :thumbup:

I never, ever feel inadequate by what others do but look at it in a more positive way and be inspired.:thumbup:

I am pleased that what I get up to in the thread has had that impact and I am truly humbled by that.:bowdown:

Well our Kleenmaid (Speed Queen ) washing machine finally said enough is enough today. After 25 years of faithful service I received a call from Mrs 1/2 Cup in a flat spin, so an early departure from work was in order to resolve the issue.

This is what I found:

. Leaking main shaft seal.
. A noisy main drive shaft bearing
. A drive motor that has had an arch flash across the windings and it looks terminal to me.

I have to admit it has not sounded good for a couple of weeks now.:headscrat

A like for like replacement out here is around $2.5 k, almost double what we paid for it so long ago when my dad was the service agent for Kleenmaid.

I need some contemplation time at this point.:beer:

1/2 cup. Bummer. After 25 years you have no complaint. But a woman without a washing machine is not a good thing. So you won't have a lot of time to ponder this one over. Good luck with this new found dilemma.

we bought a pair of Speed Queens (washer and dryer) when we moved in knowing that that was the best brand we'd seen our home buyer's use and they usually wanted to keep when they moved or buy and like since we were both real estate brokers at the time. i could fill up a warehouse in the first few years selling homes of all the FREE washer/dryer combos that nobody wanted and not a one was Speed Queen.

that said our first pair lasted 25 years and without hesitation we replaced with another pair of Speed Queens that have been doing great for the last 4 years now. ours were about $1500 for the pair and we bought the stainless tub versions for the washers. not a lot of fancy options, but they are built like a tank or at least better than the choices.

nice to know an appliance man's son bought the same brand. good luck and hope you find a good deal.

I think it's one of Murphy's Laws. Whenever you make a large financial investment in one thing, something else must break unexpectedly. We had a new $22,000 cement tile roof installed on our house in May 2000 and in June the central A/C unit died. One week after we purchased the Cadillac this year the $500+ variable speed blower motor in said A/C unit died. Having replaced the $250 fan motor in the condenser unit five months ago, the capacitor and start relay two months before that, I had the feeling I was shoeing a dead horse and just replaced the entire system.

I wouldn't expect 25 years of service from any present day appliance - they all seem to be built for the "wow" factor, rather than quality engineering.

25 years is not bad these days. I have just replaced a printer scanner that only lasted just past warrantee of 12 months. Cost me about $100-00 but would cost $300-00 to fix. Replacement cost me $75-00. Sadly we have become a throw away society.

Printers are ridiculous these days, I have found it is sometimes cheaper to buy a new printer than it is to buy the ink cartridges.

Drives I don’t think there is ever a good time for and appliance to give up the ghost, in the last 12 months we have replaced the fridge, dishwasher and now the washing machine. It was only dripping from the bowl seal and I was able to rig the pump temporarily to empty it out.
The Speed Queens are built well, with no whistles, bells or electronics, just the way I like it.

I did some quick sums last night and we will replace it rather than spend a fair bit in parts and not to mention my time to do it in a timely manner for Mrs ½ Cup. She keeps the machine in pristine condition always looking after it.:thumbup:

It is such a shame the we are a throw away society now a days. To that end we should become more environmental aware and at the very least recycle them responsibly.

I have just received a phone call from Mrs 1/2 Cup and she has purchased a new Miele front loader that has a five star energy rating, delivered Friday as they were not in stock. So with no washing to do I guess she can fill her time painting the West Wing.;)

HOTFR8, I can share your frustration, we had a large scanner/printer/fax machine did everything we needed even coalition of pages, that a small part stopped working which made the whole machine useless. The part was $50 but would have to wait 3 months for it to arrive. So we had to do the same and by a new one.

Terrick, part of my role at work is an Environmental representative for our team at work and the company really gets behind recycling initiatives, every thing from cigarette butts, batteries, E waste, paper, plastics, oils and you name it we recycle it where we can. As you say every little bit helps to that end I drop off what our weekly pick up cannot take at work so its a real win win.:thumbup:

Mrs 1/2 Cup was looking at them on line last night, there was not a lot there that really span my wheels to be honest as they were not high enough, not deep enough and looked not right. That said I will build one to fit that will integrate into the laundry and look the part.:thumbup:

I have the kitchen to finish, bathroom and back family room to cut in and I should bowl that over this week end all going well.

Don't avoid the discussion, just get stuck into it and look at it as a challenge.

I am looking at this as an opportunity to use the new MIG welder which I have hardly used since I got it last year.

Sounds like the painting is going well. Do you use the conventional roller with the tray?

Painting is certainly going well, Mrs 1/2 Cup had a day off from the paint roller today to take our washing to the laundromat:thumbup:

The Smart meters are pretty powerful let me tell you. I have just done a training course with a power retailer ( AGL ) to do exactly the same. Their Insight software tool suite lets you access all their analytical data. Absolutely mind blowing.:thumbup:

I trust you get to the bottom of your HWS issues.

HOTFR8 just a thought with your Hot Water Service, if it is a dual element check to see if the boost element has not been wrongly connected to the main element.:dunno:
