Any suggestions for workshop builder in north metro ATL?

Running out of options...

I want to build a workshop, but nobody seems interested except the square tube steel building guys, and I'd rather not build that kind. Most either never respond to my initial inquiry, or they ghost me after initial contact.

I had in mind a 24x36x10, but may have to scale it back due to cost. Morton came back with a budget-blowing price for that size. I'd hate to have to scale back, but I may have no choice. I was about sold on a TuffShed stick built, but I asked for customization (taller sidewalls) and never heard anything from them afterwards.

DIY isn't really an option. I built a small shed a few years back, took me forever and a day (kept putting off working on it), thus the wifey will not tolerate me building it when I have many other things I need to be doing.

I can give you the name of the guy who built my home and shop. He is a homebuilder though and mostly works local to me so I can't say if he would be interested or not. Let me know if you want it.

It's tough to find that kind of builder around here. For the most post you find either tract housing builders or custom home builders. Neither is going to want to build what you want. Every worthwhile GC I know is booked out right now and isn't hurting for work. Material prices are also way up again (even though aluminum and steel are way down). Good luck.

Can you weld? Used pipe is strong and often inexpensive.

Ideally, 30k for at least a dry shell with electric service to the panel (still waiting to hear back from the PoCo how much the new drop would be). I can't build the structure myself in a reasonable amount of time but I can take my time on the inside.

I was hoping to get stick built, but if price dictates I may have to go with one of the tubular steel buildings (better than no shop or too small of a shop).

That's your problem. I doubt you will be able to find a competent GC for $35 per sq ft. I don't think we could do it for less than $70 just dried in depending on exterior finishes and site-work. No mechanicals at all in that number.

Well, I haven't started out saying what I have to spend, and I've not heard from anyone to know what price is reasonable so that shouldn't be the reason for silence. I had started looking at this a couple years ago, thought I had an idea what it would cost but apparently not.

FWIW, tuff shed's configurator shows about 14k to 22k plus concrete depending on options, but that's with 8' side walls. I have been trying to get a price out of them for one with 10' walls but haven't heard back.

That would be a great shop, but $52k is not possible for me. He priced me a 24x36 with 10ft walls, it was a good bit more than I had in mind. I am not ruling it out yet though.

General Steel quoted me a good price for a 30x34x11 with insulation, but then I read they have a less than stellar reputation.

I have also gotten a quote from another shed builder for stick build, it isn't too bad for the building itself, but concrete price is still a question mark.

I may have to downsize.

I am currently building mine and getting ready to run the electrical. Who is your poco? Amicalola EMC or Georgia Power?

Are you against doing the framing and siding yourself? So far, I have only subbed out site prep, concrete, and shingles/roofing. I can give you an idea of how much I spent so far.

I wish you luck in finding someone to build for you. I live in Snellville and have a ranch with a full basement so my shop is in the basement. However, the next house will need an external shop. If I do anything like fiberglass or painting, even with venting, the whole house smells like chemicals for a day or two. Plus the wife is not happy if I cant sleep and decide to tinker at 3am. Hammering and sanding makes a bit of a racket.

You can probably be your own general contractor. It's a lot of phone calls and leg work but I think it's doable.

That's my problem. Wifey is super sensitive to smells, and it seems the only time I get to tinker is when youngins are asleep. Current "workshop" is directly below bedrooms. Not good.

I would talk to your local concrete mix plant. Just tell them the basics of what you want to do (shop foundation/floor) and ask for a few contact names/numbers.

That's how I went not knowing anyone from anybody. I was pleased with the crew that I eventually hired...in my case it was just flatwork, I had already done my own foundation.

Thomas Concrete has a location on 20 in Ducktown. I'm not sure about dealing with them because my concrete (house and shop) were contractor-led. I know that I can hear their plant first thing in the morning, so I know they are working!

GH Concrete did my concrete. Would recommend, they did an awesome job. I'll dig up their number.

One of my buddies used these guys for driveway and concrete, he was happy and pretty damn picky.
D & H Construction , google them.
Their in Atlanta but did his job in East Cobb.
