PRO-15 offered me a nice deal on some of the epoxy stuff. I am trying to configure if I can afford it. You guys think it's a nice way to go floor wise???

Check the Flooring section for a thread on POR-15 (if that is what you meant by PRO-15). Evidently there are issues with the product in certain applications/conditions. It could still be usable solution for you but it seems the big issue is parking a wet car (with warm tires) on it is lifting the epoxy of the floor.

Personally, if it was going to be used as a poker/game room, I'd recommend tiles (ala Tuff-Seal or Moto) as it seems to insulate better from the cold floor.

UPDATE: Walls are up, ladder to the attic installed, primer done and we are painting today. (Okay, so it was a quick update.) Here are pics of the walls with paint going up.

Quite the improvement already, Damn hes gonna be blown away when he gets back, for crying out loud, how can any guy even a Ford guy like me not be impressed by a totally cleaned up, drywalled/painted with Corvette flags, poker table and stripper pole, where a storage unit pretty much used to reside?

Okay, all the wall paint is done. BUT...the garage is staged for a garage sale to get rid of old ****. SO...I can't get any great pics right now. And it's been crappy weather the past few weekends. Hubby doesn't come home until February if I'm lucky...and May if I'm not.

That Attic "Storage Space"

The added 2x4's did nothing to improve the structural integrity of the ceiling.

What was there does nothing more than keep the roof from pushing the outside walls out.

Similar construction for a residential floor would require a steel beam down the middle and the joists would be 2x12's 16" on center, every other one doubled, for a 12' span wall to steel... and that would be for typical 50# per square foot live load... which is less than a dead load (storage) rating... if I remember some of the details right.

Your project looks nice, but even the sheets of OSB in your "attic" have exceeded the structural limitations of the wall ties... *before* the first sheet of drywall was hung.

Even in that somewhat dark photo, that diamond plate light sparkles. Those look cool. And I like the stripes/paint. This is going to be a great space.

Judging from the size and spacing of the attic floor framing, I would not put anything up there. It is WAY too long a span for the size of lumber, or so it looks from the picture. You will be lucky if it supports its own weight for long. I would not park one of my collector cars under it. Please tell me that there is something structural that I am missing by looking at the picture. I hope you did something to strengthen that floor/ceiling assembly considerably. Do you know an architect or engineer who can take a look? You could ask an architect or engineer, or go to the local code office and ask to see the span tables that are in the building code. You can probably find the span tables somewhere online. You could use the table with 1/180 deflection, measure your span, figure about 40 lbs/square foot live load/10lbs dead load, and do the math. I think you will find that the structural support is severely deficient.

Hi guys. Sorry I have been gone so long. Hubby is still gone and the garage project is halted...permanently. After everything...we are going to have to foreclose on the house. Mortgages just got too ugly out here and my income dropped a bit. I have applied for base housing, the wait is about 6-8 months! In between leaving this house and moving on base we are going to stay at my parents house. (remember, they live right across the street). My hope is that we are out of this house before my husband comes home. I don't want him to know about the garage. One of two things will happen, either he'll be sad that he'll never get to play in his new garage, or he'll be really pissed that I spent this much money...just to give the house back to the bank and hurt our credit even more. So, I don't know. I just want to say thank you your help. You guys were really great. The garage (unfortunately) looks great even though it never got finished. I'll take a picture eventually, but AGAIN it's full of **** because I'm going through everything that was in the attic and in boxes so I can do a garage sale or something. Just to unload a bunch of junk. Anyway, thanks a lot. And I'll check back in on you guys. I had fun and you guys were really cool and funny. Thanks for helping out a clueless chick. :thumbup: :bowdown:

Here is a bad shot of the work are I had set up for him. I found a really great little workbench at a yard sale for $40. It's good and sturdy. And we got some cabinets on sale at Home Depot. There is Xmas stuff all over it, but you get the idea.

Dang, what a bummer! You can either sell off the stuff you got (and even replace the overhead lights with simple cheap bulb fixtures) or move it to the parents' house for when you get a new place.

My hope is that we are out of this house before my husband comes home. I don't want him to know about the garage.

My vote, not that your asking for it, is to just tell him. With this many people knowing about it, pictures on the internet and your parents living right across the street, my guess is that he will find out one way or another.

I wouldn't tell him, if your parents let it slip, so be it. Definately take as much with you as you can, lights and all.

Like the others, I am sorry to hear of your plight. I am a real estate agent (besides being an auctioneer). If you are not familiar with doing a "short sale" on the real estate to avoid foreclosure, I suggest you talk with an experienced agent in your area to see if they can help you. Essentially, a "short sale" is where the bank will agree to selling the home at a lesser price (than what you owe) to get if off their books. There are currently tax implications but there is talk of that changing because of the huge number of foreclosures coming on the market.

The Soliders & Sailors Debt Relief Act should also be looked into (if you have not done so already).

I highly agree on taking everything with you that you can.

I'm very sorry to hear about your situation. If I may ask, have you tried talking to the bank/loan company about refinancing? I'm pretty sure they would rather have you continue making a reduced payment rather than having to try to sell it at a huge loss. The market is so saturated with forclosed homes, that they will be lucky to get half of it's value. Maybe a little nosey, but how much would you need to be able to keep it? There are lots of very charitable people out there that may be willing to help, especially considering that your husband is off defending our country. How about selling it yourself so you could at least get your down payment out of it or a portion of the equity? Too bad the loan companies can't be just regular people in a situation like this. All they do is look at the numbers and could care less how they affect the individuals.
