They seeded and strawed today. Picked up all the trash, and even fixed the drain pipe the incompetent concrete guy destroyed. Looks like the contractor is done! Will check everything in the morning in the daylight though to be sure.

Great garage I am impressed! I like how they did the concrete that worked out pretty slick! Congrats and enjoy the space! be sure to keep us posted with pics as you get settled into there!

Thanks!

Got a couple photos of the "finished" product. I also got a final invoice yesterday. Grand total was $39,200.52 for the contractor. I'm still working on the wiring and I'll have to do the insulation and osb/drywall later. All wiring is run. Still have to do a bunch of stapling, stripping the wiring, etc to get ready for the rough in inspection. BAG: was $40k your original budget or was it closer to $30 and you had things added on like extra cement and stuff as you worked through the build?

also while you might have extra outlet boxes and wire a lot of guy put in a lot of extra outlets and 220 outlet in at least a couple spots if not several in case plans change later.

I actually do like rough wiring cause you can save some money and get results usually pretty quickly.

good to know you have your garage weathered in for the coming winter and i bet even if it's not insulated it's still dry and a good place to work and or store your stuff.

The original quote was 37k. 2k in extra concrete is what got it closer to 40.

I have two 240 outlets. Should be plenty. They're there for future increase in compressor size and getting a welder. As of right now, I have no equipment to use them.

also good to know that you already planned the wiring for the future even though you don't own the tools today.

I can't recall if you are married, but if you are does your bride get a spot to park her car or do you have an attached garage for her car?

Yeah, I'm hoping that I accounted for anything I may add. The only thing I might add in the future that isn't super factored in at the moment is a heating/cooling system of some sort. And that is because I haven't decided what type of system I want yet.

Stayed pretty close to the budget. Luckily, I expected to have something come up, so we did actually budget 40.

Her spot is the single door.... closest to the house. I get the double door cause my truck has the tow mirrors and would be too tight in that spot. So the 16' door side is for the work bench area, the bike, and the truck.

Picked up a few more supplies today. Stripped all the wiring that I didn't have to climb a ladder or go outside to get to . Put wire nuts on everything to get ready for the rough in inspection. Started driving the ground rod. It was pouring rain so that helped for the beginning. I was able to get the first 12-18" or so just shoving it down. Took breaks from driving it to work on the wiring. I have around 3' left. Called it a night.

BAG: we might be able to give you some ideas on how to fix your standing water if you give us some bigger pictures? also is there a spot you'd like the water to run off to?

golf courses and other big grassy fields use what's called a FRENCH DRAIN that might be one way to fix it. another is to build up the area or dig a dry well and fill with rocks and then put topsoil and grass on it especially if you still have any access to a backhoe.

or has there been an unusual amount of rainfall if you live near Florance or Michael's hurricanes?

good luck and remember not to use your bride's side of the garage without her permission, but a loft storage might get you some needed storage above her car for Christmas or other stuff not used often.

There have been heavy rains from Michael. Took that photo yesterday evening when I went out to work on the electrical. It was raining heavily at the time. It continued raining through the night but slacked off some. It was wet but not pooling when I left this morning. We got over 3" of rain in a few hours here this morning though so I'm certain it is pooled up again. My main route home is closed due to flooding so I have to take an alternate. The good thing about the super saturation is that it'll help me finish driving that ground rod this evening.

I'll wait and see what it does under normal circumstances before I start digging stuff up for a French drain or anything. Also, we'll be bringing in some crusher run to fill in some areas I cleared for additional parking and I think it will partially end up in that area anyway so that may help.

BAG: from my chair your new wiring looks pretty good. I know I mentioned this before, but it looks like you've got a few spots to put in a few more breakers and if it was me i'd make put the breakers in and make a few more runs and have dedicated circuits scattered around my garage in case i needed one. even if you don't have enough power coming in to run everything at once it's nice to know that if you turn everything else off you can run something that needs a bit more power. i'm sure you'll be fine as is and just wanted to mention it again before you close up your walls.

did the water from Michael's rains finally drain off?

The only issue with that is that my wife already thinks I went beyond overboard with outlets and lights. I don't think I would be able to convince her otherwise.

I'm going to look through my leftover Romex this morning. If I have enough already, I may be able to convince her that I just need an outlet and a box. And I can run a dedicated fridge circuit. I just have no idea where we would want to put the fridge...

Went to Lowe's with the wife yesterday morning to pick out all the light fixtures. Apparently, she didn't realize (or didn't care to pay attention to) the scope of the lighting inside when I was showing her my drawings.

When we got back, we spent a lot of time rebuilding our relocated retaining walls, I finished driving that ground rod, and I made all my cuts and glued the conduit going into the main panel. Unfortunately, I hit a snag when I pulled the cover off the panel (which had 5 "spare" breaker knockouts still in place) only to find availability for one single pole breaker. There was an unmarked single pole breaker installed which I eventually figured out was for a water softener that had been installed under the house and we've removed it. So that breaker was just powering the light in the crawlspace which is unnecessary. So I removed that, shifted some things around, and was able to put in the garage breaker. Unfortunately, I ran out of daylight before I could pull the wire. Bag: you can always put a dedicated circuit in and put even a cover plate over it especially if you have extra wire.

nice fix on removing the small breaker to make room for your garage's new breaker. 50 amp or do tell?

we are still looking for lighting for our house and not an easy find to find quality at a decent price that looks ok.

good luck removing and replacing that block wall. for most of mine that are similar i put in a little 6 inch deep about a 8 to 12 inches wide cement footing and if it's not seen I might have even framed it with old TREX decking and left the frames in place.

Garage is 100amp.

We removed the retaining wall before the garage started. It went to within a few feet of where the man door is now. You can see where it was in some of the first few posts with photos in this thread. We shrunk the size of the garden area and expanded parking. The other retaining wall over in the yard is also to expand the parking area.

Only a few minor fails on the rough in inspection. I missed some staples in places, they said something about making up the boxes... stripping the jacket off and mechanically connecting the grounds....both of which I thought I did. I'm wondering if he saw the few wires where I had used the jacket to label and they thought it wasn't stripped. Will need to call tomorrow for clarification. Lastly, and most annoying, they said to disconnect the ground rod that took me 4 evenings to drive. I'm going to clarify that as well. I don't understand why it would be an issue if it is in there. I would think it would just be a better ground...

Always interesting to see how wiring is done in other countries. I see that you've not sleeved any of your earth conductors in the distribution board. Is this normal practice in the US?

HUGE thanks to Colin for helping wrap up wiring the outlets. Everything is wired up now!

Also spent most of the day yesterday with the driveway looking like another construction site spread 32 tons of gravel around and Colin manned the plate tamp to make sure it all stayed on place.

I have a ceiling fan in my garage and it is very nice. I use it in summer to cool off, and in winter in my heated garage to help with air flow.

I'm stoked as hell about how good this is turning out dude! Need to post a couple pics of the gravel lol still feeling it. The shop at night is the pic that gets me, gonna be the chill spot.

I'm very pro-ceiling fans with wall mounted speed control, but you know that already haha.

Got everything cleared out to put down the concrete sealer/hardener today. Took this photosphere. Don't know if it'll work to post here but I'm gonna try it...ignore the floating boots...

Got a few photos here. One is the floor while the sealer was drying. Also, per Colin's request, some photos of the gravel we put down. I had originally mounted the lights over the workbench up closer to the ceiling. Dropped them down a few feet...really lights up the bench now! Also a bit of an upgrade as a garage warming gift...thanks Colin!

Still need to get the pegboard up. Also need to do the insulation and OSB. Yeah. Need to figure out what I wanna do for heat... considering a mini split, IR tube heater, wall mounted propane convection heater, electric forced air, propane forced air, or wood stove. Hadn't considered pellet stove previously but could be an option.
