Contracts signed - looking for insulation help

Ive signed the contract to get the garage built. We will be breaking ground in about 3 weeks once the permits are obtained.

We will be doing some things ourselves. I want to spray foam the outside walls, ceiling and floor of the second floor. Does anyone know of a web link or you tube that describes in great detail how to do the spray insulation ? Ive seen bits and pieces .. but none show start to finish including ventilation. It would help if anyone who has done the upper outer walls, floor and ceiling of a 24x24 with a 12/12 pitch with foam could provide an approximate amount of material Id need to get the job done. Also I cant find out if its actually mandatory to spray the foam AND use batts on outer walls.

The floor and trim work is also something we'll be doing. Dad; 82, in great shape was a woodworker for - well a long time, can help me with the trim and we are going with a vinyl wood grain plank self stick floating floor that we will be doing. The trim should be pretty easy .. 45's mainly and I'm not going to add any casing on the two windows so just the sills which should also be pretty easy. Only thing I don't know how to do is the stairs trim, the string or stringer.

If its new construction and they leave a one inch gap between the drywall and steps to install the string, why cant one just add the stringer prior to doing the drywall ?

Thanks for comments and help ?

1"? what are you going to use for stringer? i always used 1/4", usually oak to be stained, ply. then a cap finishes that off. if the whole step is held off the wall then the stringer wont need to be cut. if the steps run to the wall you just need to notch the overhang flush to the riser a little more than the thickness of the stringer , then mark and cut for the steps. i'm sure there are youtube videos showing how to set up and mark the stringers. would probably be more confusing if i tried to explain.

The image below shows the skirt against the wall and the stringers under the treads.

It takes a bit to explain the different methods used for installing skirt and base trim on a stairway. A pictures speak a thousand words:

Google "stairway construction images", "stairway baseboard trim", etc. It will show you several methods. The skirt shown in the link is most likely a 3/4" board.

As far as spray foam insulation. You can buy the spray foam kits on line that will cover X number of board feet 1" x 12" x12". So you need to find the square footage of the area you want to insulate, then multiply time the thickness of the foam in inches to achieve the required R-value. This will give you total board feet, take that number and see what a DIY kit to cover that many board feet will cost.

You have a fairly large area and it would be worth getting a bid from a pro that uses a larger system and understand more about what the pros use and the DIY kits, there is a difference. Last time I checked it worth letting a pro do it.

As far as venting or not? You need to determine if you want it to be a hot roof or vented, it can be done either way with spray foam.

Google "hot roof" and "venting spray foam ceiling". This will again give you pages of information to review. The pro that bids it will also give you an opinion on this.

RE spray foam and batts; although some would suggest this is the best of both worlds, it is not allowed by code in some areas. (They claim condensation issue in the batt insulation in certain applications) Check your local codes. I would just use foam to the R-value you want if you can afford it.

You just need to do more research - hope this points you in the right direction.

Good Luck
