Re: D.TRECE - 62x36 - My first garage + house

Interesting. I've never seen structural embeds with the U-shape on them. Here we have studs with thickened heads. See picture below.

In regards to the "chicks"....is the plan to leave the flat plate so you can weld on it as needed or to place the U-shape down so you have built-in "hooks"? Guess I'm just not familiar with those. If the U-shape is exposed, I'd think you need the studs on the flat plat for anchoring into concrete. In my mind I'm thinking miniature embed as illustrated below, except with the U-shape on it. :dunno:

Yes the neighbor is pretty nuts, can't take the legal route because I don't have any evidence of him doing it.

Update:

Picked up some "structural" attach points that are going to be attached to beams.
made them at work for 10% of contractor price :D, also some galvanized "PTR" for pass through beams.
D13.0126s.jpg

Also made at work for around 50% of contractor price, some "chicks", these will help hang stuff from the ceilings instead of using nails or screws.

Re: D.TRECE - 62x36 - My first garage + house

Salt also chews up the cement itself so that it spalts.

There you go, one more reason to kick him in the balls.

Another interesting build here on GJ, always love checking in on all different builds here.

Keep up the good work.

How is the inspection process in Mexico?

Kinda the same as yours but I think it lacks of a proper electrical inspection.

The U shaped things are anchors for a metal staircase and a steel column but they are welded and tied into the "rebar beams" (for the lack of knowing the correct term).

The "chicks" are tied into the cross sections of the rebar and serve to be a weldable surface on the ceiling. Since the cement blocks used on the slab are hollow they are not very good at "retaining" anchors. Hope it works.

Awesome man! definitely going to keep up with the progress on this. I am purchasing my land right now and want to build a modern style house on it. They aren't common here.

Great design..but will there be enough clearance for the car doors to open up in the driveway? Looks pretty tight!

Driveway is 17ft wide, not a lot but enough to open doors

I have been trying sketchup, can't really understand the lightning on the render plugin but here is something I have been working on.

Still a lot to add

Amazing! I can't wait to see the finished product. Do you know why the houses in Mexico leave the rebar sticking out above the roof? I always thought it was in case they wanted to add on.

Don't know if it is true or not.. But I heard rebar out the top means house is not finished.. Thus no property tax. Anyone know if this is the case?

I suspect this one won't have rebar sticking out the top when it's done.

Lookin good!

That would be the reason I would leave rebar out, but if you see it on a 3 floor house then I guess they wont add any more and they are just lazy or cheap

I don't know the process in the US but here, as soon as you "close" the house meaning doors and windows, not even need to finish the inside you can call the inspectors and they will check and measure the property and start taxing you accordingly as a "liveable" place. Then they check you annually by satellite.

Small giggle story on that:
A cousin has a massive garden on his house, he organized a party on it with a couple of giant sunshades. Well that was the day the gov was checking his house on the sat. Story short he had to come and go to the gov office for 7 months trying to explain that they were not an addition and wanted it removed from his tax payment.

Re: D.TRECE - 62x36 - My first garage + house

another awesome modern house build ... I love them !!!

For your CAD - keep using Solidworks for your modelling (as you're very good at it) and go to this site for free CAD models to help you plan your garage space ...

http://grabcad.com/library?utm_campaign=workbench&utm_content=library_button&utm_medium=cta&utm_source=index

You should be able to search and find pretty much all you need. I would start with a model of a car (since you know how big they are) and/or build a 24"x96" "box" to represent a workbench. Doing both of these things will help you visualize the space more while your planning using the 3D model.

I am not an expert on Brick laying but it looks as if these guys are just slopping the mortar on thick. Are they using recycled bricks ?

That is the normal thickness down here, maybe the camera lens is playing out with proportions. Wide Angle isn't very reliable at dimensioning. Recycled bricks in Mexico would be a first, they are so cheap that a recycled brick would be twice as much if not more :willy_nil

Very interesting way of laying bricks, so very different than over here in the Netherlands.
Good progress, I'm very curious on the end result, keep us posted please

How do you lay bricks?

I love seeing how things are done in different parts of the world.

I'm puzzled by the photos. How are the floor slabs constructed, in between reinforced concrete beams? Are those bricks in-filling a grid of concrete joists?

Progress is looking good.

Don't hold back for pictures or work being not garage-related. I think it's safe to say that this kind of outside-the-norm construction is very interesting to a lot of us.

It's going to be a beautiful building!

Yes, bricks are hollow for a "lightweight" floor, on top of that goes a thin layer 2" to 3" of lighter concrete.

More pictures:

Progress of the architectural wallhole? :dunno: .. This huge wall will be supported by the top beam making a huge deadweight lever to support a lot of the roof slab, pretty cool math calculation on that.

This floor is taking a lot more time than expected, we made a space arrangement change and had to add a more beams to support the new walls, made a mess of the rebar.

Hola,

Just found the thread. WOW- Nice build:thumbup:. The detail is real nice I like everything. The neighborhood tends be similar modern style houses, is this a requirement to build in this area or just the look of modern GDL. Also it appears that most surrounding houses do not have garages. Keep posting the progress.

Saludos,

Requirement inside the neighborhood by the HOA, still there are some questionable architectural ideas going on.

By rule you must have parking space for 4 cars, as owner you can interpret it any way you like.

And Thanks!

I'm having a hard time deciding on the floor surface of the garage.

Polished concrete vs Porcelain, cost is around the same depending on the quality of the porcelain but I just can't take a proper decision.

With the design of the home I'd lean towards polished concrete.

Personally, Id opt for porcelain in a garage. Polished concrete could be quite slippery and your relying on a sealer to prevent stains. Might seem strange coming from me, but I'm not a huge fan of decorative concrete. It has it's place but it's too often trying to be something it's not.

The house is looking great. I'm fascinated by the methods. The formwork looks a bit 'rough' compared to what we'd do but it obviously works. There's obviously no lack of skill based on the rebar, which looks to be very well done. Looking forward to seeing this all come together. You're catching up fast.

Re: D.TRECE - 62x36 - My first garage + house

The only thing that worries me about ceramic/porcelain is it cracking or breaking. I would have to buy a small extra batch to keep up with time... too OCD to see a cracked or different color/texture tile.

I would have to be extra careful while doing work on the garage say floor jacks etc..

according to readers here, it doesn't crack, even when you drop a tool, roll your jack, etc.

Some users have posted reports after a while and abuse... still without cracking one piece

WOW. Awesome to see such a unique build. We use so much wood here in the northwest, becuase we are surrounded by it. I'm guessing it is less expensive to build with concrete and brick there? Every time I visit MX, Gua., Hon., Belize, I see it all done this way.

Nice work. Thanks for all teh pics and thank for having a nice camera

Re: D.TRECE - 62x36 - My first garage + house

Its because of being third world countries, you know.. With a stick house a robber would just sawzall in hahaha..

I think is just because we are used to it, it would be way hard to find someone that knows how to build a wood house, we don't have the know how and the availability of materials that are used like insulation, "tyvek", heaters and all the related wood house stuff.

This is the last picture I took last week, This will be the rear bedroom outer wall.
D13.0187s.jpg

they have not removed the framing for the kitchen board concrete but I took a peek view of a corner and I was not happy with it, may end up covering it.

And on other amusing news. My lovely neighbor sued the HOA and the City for my construction license, he says I will have to demolish my house. Go Figure...

Yes same guy, and honestly I don't know what the REAL problem is.

He has made a lot of excuses, only one is real, when I offered to fix it he made an excuse of it.

I guess his REAL problem is just the fact that he lived there 5 years with no houses built around his. Who knows... God bless him.
