Interesting that you went with black in the garage...what's the reasoning? I would think it would make the space feel small/confined.
It's something I want to try, I like the drama it creates. Space is not that big, but big enough not to feel claustrophobic about it.

wow incredible build! Subscribing!
Welcome!

I need to run an air line on the ceiling for a reel hose, original intention was 3/4 pipe but on bad quality pass through on the beams I can't.

Is 1/2" enough or even 3/8"s, simple air stuff nothing fancy, I searched around but seems like everyone just goes with the biggest they can so no clear information.

All depends what kind of work youll be doing. It doesnt sound like you need to run a 3/4 impact gun at full blast. Ive lived with 1/2 for years. I just want everything I can get now haha.

Just random fab work, I know I don't need a big line, just want to be prepared for the possible future

I'm digging the black garage. It looks awesome.

You must like black, neonblack

Looks Great !

How did you end up in GDL ?

The last concrete stuff:

If you look back at the renders, the stairs to the house have a "surrounding" wall that is board formed concrete.

The guy that did the undeground/house side/kitchen walls was supposed to make it too, but he has been making me a quote for the last 2 months. I guess it's not worth it to him to put people for such "small" job. I'm glad he did because I never liked his approach at the board in the other areas.

So I took the job and bought all the stuff, the guy doing the interior wood will be making the boards (more rough shape on them) and my guys will make the concrete on site.

If everything fails at least I can say that It's my fault with pride instead of just looking at an ugly wall saying "what if".

Finally decided to sit down and read through this thread from start to finish.

Wow!!! That sums up what I think of this build.

I had to read up on Guadalajara due to the fact that my opinion of Mexico is biased (unfortunately). Ive wanted to visit different parts of Mexico for a long time. I have NO desire to visit Cancun. :) Not interested in "tourist Mexico."

Has a price been talked about for what this build is gonna cost? What about the HOA fees?? If you don't wanna say I understand.

Btw... your English is better than mi espanol. Is English spoken in Guadalajara?

There is a lot of tourism here in GDL, I always wonder why, there is nothing interesting . Videogames are the best english teachers :D

The cost is much more than I anticipated. I had some cool plans for the garage/cars that will have to be postponed.

Small don't make my mistake:
If you ever do hidden shades, be sure to plan them right. I kinda missed the spot by 10cm. Easy fix but wasted money on an already blown budget.

I fixed my mistake by removing the top riser of the windows, this will solve the issue of the shades but the window frames that were done on those measures will have to be remade.
D13.0323s.jpg

Cleaned the kitchen :D
D13.0322s.jpg

I have learned that cement plaster is not kind for super smooth finishing, but this wall was on a mind of its own, almost felt like textured on purpose. Bought a thinner plaster to see if we can fix it.
D13.0325s.jpg

The two metal stairs of the house are finally taking shape

The finishing Details are killing me. When anyone asks when will be done I say one month. I say that every month. Now I know what it feels to be a contractor/constructor.

Update,

Nothing pretty to show but some work has been done, this last pull is taking a lot longer than I expected because of some re-work and some lack of quick decision on my side.

First floor is down, still have to grout it but this workers are insanely messy. One day is done and the next day is completely dirty. The piece that looks clean is just because it was put down the moment before I took the picture.
D13.0330s.jpg

D13.0346s.jpg

Had to open the plaster ceiling on the second floor because I forgot to install the stair guard. Again trying to speed up things.#1
D13.0331s.jpg

Lack of decision on the bathtub and the rush made me do this:
D13.0333s.jpg

and then do this:
D13.0348s.jpg

Also decided to blast this wall.
D13.0344s.jpg

D13.0349s.jpg

The framing for the outside board wall took 3 weeks to make just because we thought it was easy #2 . It was A LOT of wood.
D13.0355s.jpg

D13.0356s.jpg

Formed inside and out.
D13.0358s.jpg

It is poured now, tomorrow is the big day. I did some test pours and I was not entirely happy with the results but I wanted to do it myself #3

On the bigger windows we made "hidden" rollers. Should be less visible when the wood decking comes.
D13.0361s.jpg

D13.0362s.jpg

On the details that make me happy,

- The big pacman wall that should be done in Board concrete will be covered in polished grey granite that should be arriving this week.

- All the raw wood is arriving tomorrow!

- The patio will have a vertical garden and my turn is coming next week

- Stone company made the first delivery of around house stone
This is for the main bathroom
D13.0357s.jpg

Tomorrow pictures of the board wall. If that ends up being ugly I will live with it :badteeth:

Walls came out "DECENT" so I guess Doug won't be really proud of me

Not bad for a first time but made some mistakes that I will have to live with and well, got to appreciate we made it at 1/4 of the cost of those who would not even want to quote the job.

Yes I know the seams are not perfect. I intended to leave some extra concrete that didn't quite stick

I think the wall came out great. Board formed concrete is meant to be somewhat rustic. Also keep in mind that if you stare at any material from two feet away you're going to see the minor flaws. I do the same thing and have to constantly remind myself no one else will notice. Viewed as part of the whole, that wall will look fantastic. Excellent job!

getting there, one pour at a time! :D

keep up the good work LCG.

Haha, 2 more and I will be done with concrete!

I wanted the "excess" concrete look but made the seams too narrow on the forming and it just broke away while removing.

So cool! I really like what your doing.

I agree, I think the wall will look great and actually have some personality. Love this project! Best of luck as you press forward!

Thank you both!

.Update

I went for a quick vacation with the big Family and this is what I arrived to:

The left overs of the forming. I'm thinking of doing a table with this, Hope it delivers because otherwise its quite a lot of money directly to the trash bin.
D13.0369s.jpg

More stone arrived. This is black "cantera" which I don't know how to translate since its literal for quarry and that makes no sense.
D13.0370s.jpg

Entrance stairs, the steps will be "flying" not cantilever flying but I will install a non direct light to simulate a floating space on the middle.
D13.0371s.jpg

D13.0379s.jpg

And finally the main stair skeleton is ready. The rebar is just for tacking the steps, but they give a taste of the railing

D13.0374s.jpg

D13.0375s.jpg

The original plan was a visible IPS beam, but looking at it now I will close it so it looks better (I Hope) when the wood goes on. I just wish it was a foot wider. Too Late.

I can see the light now

Cheers!

I agree on the foot wider but I remembered something you said earlier in another topic:

WHAT?!

This is one of the rare reasons I appreciate living in a 3rd World Country. If a guest falls of my stairs we laugh at him and call him random stupid nicknames for the rest of his life.

Having it a bit narrower means you get to laugh more and make up more nicknames. :)

 Some sharp spikes on the end of the stairs too

Whats the main support from those stairs? Is there a cantilever under from the side?

Not quite as a lever.

The step is 1/4" bent steel plate, so it is quite strong to begin with.
A notch is made on one side:
D13.0335s.jpg

That side protrudes into the IPR for lever area.
D13.0334s.jpg

As we learn on the fly, the trick now is to keep the IPR from torsion when weight is applied to the "flying" side. That's another reason to box it instead of leaving it bare.

I say "flying" because the railing will go from the steps to the top floor ceiling.
Here is the notch made on the plaster to do all the welding.
D13.0331s.jpg

The railing: A pair of square steel bars will extend from each step to and thru the ceiling, this will help with the load and well, protect kids from having nasty wounds and horrible nicknames for the rest of their lives

*
I kinda remember saying that upon some discussion with my concrete advisor, I opted not to do the board concrete on the Big wall. I'm happy about it now, it would have been too much with the other wall that we just poured. Everything happens for a reason I guess. ( Thanks God )

Anyway. After months of looking at stuff to cover it and after months of waiting it. Here is the first batch of Granite.

D13.0383s.jpg

We took a HUGE risk because for what I could research in the sleepless nights after I made the payment, no one has done it before on a house. If you know of one please let me know and show me a picture.

This is Oxford Gray Granite. POLISHED.

D13.0382s.jpg

I say huge risk because it has 2 options.
- Looks Incredible Awesome
- Looks Incredible Awful
There is no middle term with this.

I dig the granite; not sure I've seen it on a residential project but it's used quite a bit on older high rise buildings (that aren't all glass).

This should add interesting contrast to the matte finish of the concrete.

The biggest design payoff are usually the ones that cause many sleepiness nights. Hang in there, it will look awesome.

Started today! ( I know, not enough tiles but I'm just happy about it)
D13.0390s.jpg

Entrance stairs are done, a bit rough on the edges but can't fix it till the under forming is removed.
D13.0388s.jpg

and finally 15 days late, wood arrived. Walnut / Granadillo / Palo Escrito.

Im digging those entry way stairs.

Thanks man! xmas

I know it is not worth an update to a build thread but at this point as I said before, I'm just happy about the progress. This thing stalled so much and seeing progress is just awesome.

Cantera is going!
D13.0396s.jpg

And to further elaborate on how the steps of the staircase will be supported

These are some of the "guard rail" bars that I talked about. CAL 18 square bar.
Welded a piece of tapped steel that will get machined to the length of the bar.

D13.0393s.jpg

The steps have holes in them to get a bolt through the wood (with a stainless spacer) to the tapped bars. This way the wood will never be in direct contact with the bars.

D13.0394s.jpg

Thanks for watching!

Thank you!

The granite is for the "big wall" in the middle of the house.

Here is some advance from today

It comes from China, no other place has such Grey color (that I know of)

Wow, I just read through this build tonight... Very cool!

Congratulations on the addition to your family:beer:

I will say that as much as I love exposed concrete, I think that granite is going to look fantastic.

Looking forward to seeing this complete (probably not as much as you though:D)..

Update!

* Granite is going slow, for quality control only a couple of guys working on it, should take this and next week.

D13.0406s.jpg

D13.0403s.jpg

As I learn, granite heats up so much and its so smooth on the bonding side that some pieces just POP out of the adhesive and fall off. Anchors are a must. Since all building and high quality anchors are like 20$ a piece they suggested doing some MexiAnchors!

D13.0402s.jpg

Just a carved triangle with the diamond disc, a piece of galvanized steel wire and some nails. 100% safe they will never come off accidentally on someones head. :D

* Main Staircase is advancing slowly too, details taking more time as expected with ideas growing to solve problems that appear on the fly.

Here is a picture of the "look a like" mock up of the railing, still have to level and tack.

D13.0407s.jpg

And a complete side shot, all the background misleads the eyes on what is stair and what not, but I achieved the transparency I was looking for to the patio. Once the vertical garden goes on it will look fantastic.

D13.0408s.jpg

* Appliances and Bathroom stuff is starting to show up.

D13.0409s.jpg

* Cantera is done on one side and the other side should be done this week. Grouting next week.

D13.0410s.jpg

I like it, and again, once the garden goes on it should pop even more.

D13.0411s.jpg

I'm taking the next few days off work to:

- Sleep ( yes, all of you planing a baby just brace on! :D )
- Design kitchen / bathrooms / landscape / lamps / furniture

I always complain that the thing goes slow but it catched quick on me with the details

As always, thanks for watching

The granite: WHOA! I love all the different materials you are using. Are you sure you didn't want to stick with brick like all your earlier pictures? ;) Looking forward to more updates!
