Edit: Definitely not going to be a hot rod garage, and no apartment. Things change.
Now an extension of the main shop.


I first saw this building in my initial house hunting trip here when I got the job offer for the day job 5 years ago. It had a sun faded for sale sign in the window. I talked to the owner on the phone that day. His price was way too high, and I didn't realize there was a basement apartment. I didn't give it another thought at the time. I did snap photos that day in 2012.

I noticed not long after I moved here that he had added a couple roll up doors and was told he was renting out the bays as storage. I bought my shop a block away two years ago. Early this year the city closed the road I used to get to my shop. This diverted all traffics from that direction by this building. Needless to say I've been driving by it daily for at least six months. Over the past couple years I've talked with the owner a couple times. Last month I drove by and saw him working on the outside appearance with a new, big for sale sign.

One thing led to another and.. we closed end of last week. Seller painted street visible walls dark grey as part of the sale. As it sits now:

Plans are to clean up, paint, etc the 30x60 garage and apartment as the tenants move out. This will ultimately become my home.. It's a short block away from the shop.

After following progress on the other shop, I can't wait to see how this one turns out. :)

Since it was a dry cleaners, I assume you made sure there were no problems with ground contamination from the dry cleaning chemicals...around here it seems like most old dry cleaner buildings ended up as Superfund sites.

Since it was a dry cleaners, I assume you made sure there were no problems with ground contamination from the dry cleaning chemicals...around here it seems like most old dry cleaner buildings ended up as Superfund sites.

Scary thought, I never would have thought about that. Would love to have a building/apartment like that though (maybe not an ex cleaners).

Title changed.. Locals in town refer to it as "the old dry cleaners". I have no idea if that was an accurate description. It hasn't been a business for several decades. It has been on city utilities since it was built. Relax guys.

That place looks SO much better with the ratty awning removed & painted one color. Congrats on your new building, I'm looking forward to seeing what you do with the place! :)

Thanks for checking out the place and commenting guys! This will probably be pretty slow moving for a while. I have a lot going on at my shop with a growing waiting list.

I do plan to move some infrequently used items into the garage this weekend.

Thanks for stopping by and commenting guys! This is the last piece of the early retirement puzzle. The place will need some work, but they all do in one way or another. I have some ideas about how I want to do things. I won't really know until I get into it in the spring.

Sorry if you have already answered this but are you going to keep the other one as your "work" shop and fix this one up to be your "home shop"?

The other shop is my business. This will become my home over time, with the shop area being for my personal cars/projects and some vintage machinery I've picked up.

Interesting in the fact it's dual zoned. Snow load an issue? I remember being in Spokane the amount of snow they got but if memory serves me Washington is one of those states that has 4 different zones.

Moved a few things in last night. It will be so nice to have a bit of storage away from the shop. This place will need a lot of work. But I think it’s going to be really cool when it’s done.

It looks like the two storage bays next to my storage bay will be empty this weekend. This is what I was wanting. Then I’ll be able to move the ‘54 Chevy in and purge the shop of stuff that I want stored. This will really open up the shop. This is already awesome!

Recently found out several people here have second homes in your area. One guy owns a used car lot here, and is a car collector.

I just went back and read your other thread. Great job from what your started with and where its at now.
How long are the renters in for? Or just drive them out with remodel noise and dust?:lol::evil:
Me being such a cheapskate, are you going to re-use the interior dividing wall lumber for the inside remodel of this one or just tear it all out and start from scratch?

Used my utility trailer and ramp to move a few things that I don’t want in the shop this morning..

And rented a forklift for a couple hours to move the old Cannedy Otto drill press and Bridgeport mill.

It’s so nice to get these guys out of the shop and not have to send them down the road. The ‘54 Chevy is parked in front of the machines. All stored away in a heated bay for the winter.
