Just saw this today and read through the whole thing. Caught my eye because I am trying to move out of FL, to WA maybe, and also have a lot of weight to move in my shop.

I am currently across the river from you in St Johns County. I drive past your place a few times a month on the way to Palatka where we have a few acres.

If you can get the shell base for a good price, it is probably worth it. I assume its coming from the pit in Hastings. Grade it right the first time, after its is rolled it is HARD. Can't remember if its dusty when dry, I have only used it on one project. As a bonus you can often times find large sharks teeth that made it through the crushers, like 2"-4".

Your panel mount looks familiar, mine is above shown after receiving the inspection sticker. I have 2 200amp breakers in the panel, one for the shop and one for the house. In addition this panel has room for 8 regular breakers. These I used two for construction power while building the place and another is for powering the well. Future plans call for another couple of runs for the outdoor lighting and a line to the wife's chicken house.

Some thing to consider.

JB, they dropped a few more loads of dirt late this afternoon so the dozer will be on site for at least another day. I'll talk to the crew in the morning and see if I can get some seat time after work tomorrow and do a little road maintenance.

Gator, thanks for the tip on the shell rock, I will be using it for app on my driveway once most of the construction traffic is done.

So I came home from work today to find that the first part of the shop foundation is formed. The house foundation is formed but they decided to bring in a little more dirt. They will get it all sorted out tomorrow and the plumbers and electricians are scheduled to get the under slab rough ins done tomorrow and Friday.

Concrete is scheduled for Monday.

We are day 8 after my permits were issued and I am quite pleased with my selection of contractor. My project manager Jerry is on top of his game.

I just got the meter base/Distribution panel installed tonight. I'll be meeting with the PM and the electrical contractor tomorrow or Monday to make sure we are all on the same page.

I'll be pulling the permit for the shop and he will pull the permit for the house.

With any luck the electricians and plumber will start their under slab rough ins tomorrow so we can place concrete on Monday.

I just realized that I don't have my hitch tube pockets to go in the shop floor fabricated yet, it's going to be a busy weekend.

That's way cool SHO. Mulenburg I presume.

Prior to moving to Cape May in '87, I lived in Pt Pleasant boro after moving out of Union County in 1978. There was a lot of industry in Union County back in the day. I can remember driving past the WT plant on south avenue and never giving it a second thought.

Ok, just to clarify things. The level in the picture is a 12oz level but it is defective. I took it out of it's package brand new, but it immediately lost 1/2 of it's contents and became a 6oz level. By the time I got the second bolt hole drilled, it lost all of its contents and there was no bubble to read. It took almost three brand new 12oz levels to get that meter base installed. I briefly considered getting a bigger level (i.e. the 16 or 20oz variety) but I don't think they hold up too well in the heat without special insulation that I don't currently have access to.

Thanks for the well wishes Don but the weather has finally been a factor. Rains yesterday and today have put things off and the concrete pump has been re-scheduled for Thursday, the day I'm flying back to Jersey for a week. I was really hoping to be present for the concrete placement but I'll be happy to return to a slab that has had at least 7 days of cure time so I can go to work on the "erection" ( can I even say erection without getting a rise out of this crew) part of this build.

No work took place on site today. I plan on spending the weekend putting 2" and 1" pipe in the ground from the meter base to the shop. I have meeting Monday morning with the Project Manager (Jerry) and the electrical contractor to make sure that we are all on the same page.

No pics tonight but I should have some after tomorrow's efforts.

Wait, wait, I take that back. Here is a picture of the contours of my property that Shorty did for me. I owe Shorty a beer or six.

The day job has me for 5 hours on Saturday but I did manage to get a little project done this afternoon.

One 8' 2x6 and a new food grade 55 gallon drum and now I have what I call redneck running water.

Gravity gives me water on demand which is something I didn't have at the grove before. I may put a schrader valve in the top drum bung and give it a few psi boost with my M12 inflator.

Having not messed with survey data in awhile, it was nice dusting off the brain cells and doing the contours.
Great idea on the drum. Redneck or not if it works. Having water is definitely a plus. How are you filling it?

I put it in my truck and take to work and fill it then use the bobcat to take it out of the truck and put it up on top of the container.

It has been my experience that those type of levels the more you use the more inaccurate they become. Must be a quality control issue.

Willie, I'm all about quality instead of quantity, but sometimes it takes more that a few to get things going.

Major progress today on the house and a possible step back on the shop.

A father and son plumbing team showed up this morning. They took out the plans and spent about an hour making marks on the forms, pulling strings, and spray painting the dirt.

An hour or so with a mini-ex digging, a two hour lunch break, and it was back to work. All DWV piping was installed in about 2 hours, and then the supply line went in. The DWV piping was filled with water with a 7' head. The supply was pumped up to a 120 psi hydro test and left for the inspector tomorrow morning.

All is moving forward with the house.


The shop foundation is a different story. They are planning on concrete for Thursday morning and I told Jerry that I wanted to measure and verify bolt placement in the slab prior to placing concrete as I am the contractor on the shop building. He gave me the deer in the headlights look when I mentioned the bolts and asked me what the tolerance for placement was. When I told him +/- 1/8" I knew there was a problem.

Jerry is a good guy and he knows residential construction very well, but may be out on a limb when it comes to an engineer slab for a red iron building. The contractor that bid the concrete was given the drawings and came in a few hundred $ over the low bidder so I'm sure he knows what is required but right now I don't have a warm and fuzzy.

I leave to go back up to Jersey for a week on early Thursday morning. If I'm not happy with what I see in bolt placement on Wednesday night, I'm pulling the plug on the concrete guy for the shop slab.

Mac, your correct on the anchors, if it's off there, the rest will fight you all the way.

I'm sure you know, the best way I like to see it done is a plywood template with centerlines on it.
I was at mine when they poured to check, double check and to fine tune the alignment of bolts soon as poured and to make sure concrete was flat right around them.

I'd say as long as they had in place correctly when you check on Wed, likely you'd be ok. Give them your warning of them making sure there straight and not knocked around during pour.

I'd check the diagonals of forms for absolute squareness now, that make erecting the building a ***** if it's out of square.

If I remember correctly, my plans had the diagonal measurements right on drawings, it may of been from a base plate to base plate.

House pad looking good.

Laura and I set the pins for the house. The concrete contractor asked who put the pins in for the house, Jerry told him that Laura and I did it and he told Jerry that we had it dead nuts square.

If the bolt placement is not right on Wednesday night it will still be a pile of dirt when I get back next week. I'm really hoping that things look entirely different when I get home from work tomorrow night.

I had a meeting with the electrical contractor this afternoon that left me with a funny feeling in my gut. I hope I'm wrong and was just tired as hell but we'll see as we move forward.

Delay is much better than a redo as Uncle Willie pointed out. The three things I know about concrete, it'll get hard, it'll crack at least a little, and no one will steal it. Saying that you(read they) really only have one shot at getting it right.

Are you setting the bolts, or is the concrete guy doing it? If you are doing it, I would absolutely want to be there during the pour to make sure they end up right. If your concrete guy is doing it, and hasn't done it before, I'd want to be there. Heck, even if he's done it before, I'd want to be there.

There are a lot of things that can go awry with the bolt placement during the forming and pour. The rebar placement can interfere with the position or alignment of the bolts; if they aren't rigidly held in place, pouring the concrete can move them around. You can deal with some plumb alignment adjustment as long as the +/- 1/8" tolerance is held at the surface of the concrete. I bought twice as many nuts as I needed for the steel attachment, and set the bolt support plates high enough above the finished concrete surface to allow a nut and washer on both sides of the bolt support. This also gives the finishers some space below the bolt support to work in.

Once the bolts are set in the bolt support plates, wrap the tops with some aluminum foil to keep the threads clean during the pour.

Not that you can't recover from a mis-aligned bolt or two, but it could be a real pain, especially if they are off by less than a bolt width.
