After a decade of lurking and dreaming, we finally broke ground YESTERDAY!!!

I'm in the north Fort Worth Texas area in a gate community with an HOA. Save the "I hate HOA's". We actually have a good one but they have rules that I agreed to so I will abide. The general attitude in the neighborhood is NO METAL BUILDINGS. So the HOA designed the building materials matrix to model that sentiment. They didn't expect people to BRICK a metal building like I am about to do :)

This would have been erected last year during covid but foundation issues on the house soaked up my garage money. I overcame that this year and even accounted for the increase in building costs, so we are underway.

Building is a Red Iron welded in 35'x50'x12' with a 4:12, single 16'x10' and a 8'x8' insulated residential garage door, a french door for the future patio and a single man door with windows. We are doing spray foam, coated floors and a subwalls, full brick exterior, tying into our septic, etc, etc, etc. I negotiated with my wife and we put the building in the back of our lot with an 88' driveway; new build also.

Garage is a primarily for our racecar and another street car, 4 post lift, shop area, a gym area, a full bath with a URINAL, and a bar area.

We are stoked. I had a final meeting with the builder on Friday last week, we built up the pad with 6 truck loads on Monday, started forms on Tuesday, located electrical (that runs UNDER THE DAMN shop site) on Thursday, and dropped the plumbing in on Friday. Hopefully we are in concrete by Wednesday!! Builder says we will be dried in by mid December!!!

Pics to follow. Might be slow though, I am working 9hrs away in New Mexico. So all my management is being done remotely and with my Father-in-law and neighbor checking on their work.

You look like you have planned it well, My only recommendation is an 18 foot door instead of a 16.
I looked at it, but reality is I will never be 2 wide at the door and wanted to get the most of my wall space.

Pad work. Took 6 trucks to bring up 14" on the back end.

2 Plumbers came out and roughed in the drains/feeds in a few hours. I have a neighbor coming tomorrow to check out the work before the pad goes any further. But hopefully if all is well, the builder can start making serious headway on Monday.

"Tornado room" footers are dug and extra wide
Pad for a mezzanine center pole dug
Ground is prepped
Plumbing all in and mapped out (3 hose bibs, shower, toilet, urinal, 2 sinks)

Rebar going in tomorrow....nothing over Thanksgiving, and we are scheduled to pour concrete on Monday. 4" at 3,500psi

Close of business on 24NOV21 and the vapor barrier is in, rebar complete, forms have the provisions for brick ledge, all my conduit in the slab for electrical and comms cable are in. I went a little overboard and put in extra 2" conduit coming up just in case I need them in the future.

Concrete scheduled to pour on Monday!! It would have been tomorrow but dang holiday getting in the way.

Today's pictures will come tomorrow.

Looks like it'll be nice. There are a couple full-bricked (for HOA) metal buildings in my neighborhood. They were built for large RVs and are so tall the metal roofs can't be seen from the road. Otherwise they would have required shingles to match the house.

My original 1995 Cobra vert with 31k miles. Was 100% factory original then got a full Maximum Motorsport suspension, Dart 348ci, AFR185 heads, 76mm turbo, T56 trans, full Holley Dominator ECU, etc, etc, etc. This made 750rwhp at 5,000 rpms with 10lbs of boost and zero timing on 93oct. We couldn't keep a clutch to hold and couldn't tune past it.

Then I got the itch and bought a 1994 Cobra coupe. Stripped it down to the shell, used it as a roller, welded in a 12pt Chromoly cage, mini tub, tube front end, etc. I pulled the motor from the vert and went to a 4R70w trans with transbrake, it went into the new coupe (racecar). Since then, I bought a pair of 76mm turbos and hotside that will swap out the single. And the racecar got a ton of other updates....basically built another car when the original plan was to just move power plants over and run it.

My wheel cribs that built all of the vert and most of the racecar before I bought a QuickJack 5k.

Yes the roof will be welded back on but once we get other bugs ironed out.

Most recent I could find. Was testing out the under hood service light strip. There are several lights like this that run off a Milwaukee M18 battery so main battery can be killed and still have light at night in the pits

Boxers, my favorite breed. You’re a lucky man to have them age so well. None of ours ever hit 10, accept one. Great progress on the garage too.

We are lucky to get every day with the boy. He's had a long good life but we know we don't have much time left with him. Or big girl is in great health...just a little fluffy.

Just found your thread. Question on electrical. Are you tying to the rebar for grounds or stabbing a couple rods?

I know you said no inspections, but please have the concrete crew raise up your rebar using chairs to put the bars in the slab vs at the bottom.

Honestly I haven't got that far. But pushing a rod.
I would put in a UFER ground while you have the chance. Here is how I did my barn (see Post #5)

I watched a few youtubes, now I am trying to find clamps in stock to get it in before Monday's pour.

The BIGGEST hurdle here is I am not at home, I am 550 miles away or I would be able to make so many small adjustments.

Concrete pour went well. Now we wait. Steel starts getting erected on Monday and we should be dried-in by next Friday. Time to schedule the spray foam and electric company to bring my power in.

I'm torn between polyaspetic or racedeck style tiles.

It's going to have a decent sized gym, bar, hangout area that I'd like different flooring underneath than the work area.

Not sure how I want to approach this. This is my water line that is coming up for the hose bib. It SHOULD be in the wall form. Missed it by 6-8" though. Now it is coming up my walkway.

Rescheduled power company to bring my power out on 22nd also. I need to build a temporary panel still.

We should be drinking beer inside under temporary lights on Christmas Eve.

I'm outside Memphis now and did mine by myself. Elec. Inspector made me pound 2-8' copper ground rods for my shop. I do enjoy my screened in patio and access through the FD. As for A/C, my 3 car attached garage has a 2ton split unit and I can't imagine not having A/C in this new garage. It will probably be a used compressor and air handler unit that I will run a duct down the center.

I use to tell Yankees you don't survive the winters in Texas you survive the summers. I saw 112f and it would take your breath away. I did like playing golf around Christmas. My build is no where near the size of yours, mine is a 20x16 and a additional 8x20 screened in porch. You really find out who your friends are when you build something like this, I have no friends! The only help I had was a neighbor who helped me raise the GD wall because it had a 2x12 header, and he held a corner post on the patio, I had someone do the slab and I had to have a lic. elec. pull a permit and hook up to the main house. Other than that I did everything myself, a lot of work but very satisfying. I still have some sheetrock to do and it has taken me 4 years. If you get a chance check out Mikes Man Cave. I can't imagine building from a distance, it must be hard. Good spouse and neighbors are a blessing. I thought about doing tiles but if one got screwed up it would drive me crazy so I'm going to paint. Mrs. Cat always reminds me "your not building the Taj Mahal" :cool: . My new project is a greenhouse build on the cheap. Anyone can buy the sticks and put it up but it takes a skill to do it cheap. (I just enjoy building but at 64 I'm slowing down). We got steel up!! These dudes moved fast and very efficient. In about 8hrs they got all the structure cut, tabbed, welded, up and ready for doors, windows and sheeting.
