Well, today they finished up all the plywood down below and started to put a couple of the 43' floor joist up.

Well, I hope I am not putting up too many pics even though there is not alot of going on. If there is, then I can cut it back some or wait a couple of days to update.

I hope they get most of the floor done tomorrow, but it is supposed to rain a little in the morning, so we'll have to see.

Thanks everyone for all your kind words on this build. I am so glad to be able to share it with you all. I know that every day when I get home from work I love to see all the progress my self.

Later on this evening, I will have more pics up from what they finished on Friday. You can really start to see some of the details and get a sence of size of space that I am going to end up with.

Now here are some pics of the BEST part of the build. The front of the center bay has a "trey" (sp) type ceiling to allow enough room for my lift. Here are some pics of that part.

They only got a couple more joist to set and then they are going to setting the floor on for the second floor loft area/apartment.

So now, next week, they hope to get most of the floor finished up on Tuesday or Weds.

On Weds we they are bringing 2 more loads of pea gravel and start to back fill the rest of the foundation. They hope to get all the wall on the second floor finished by the end of the week.

Then on Friday or Monday the roof trusses should arrive. He did say they are going to take a day to prep the trusses before getting the crane on site. Once again, I know that I keep saying it, BUT if the weather stays nice, we should be under roof in about 3 wks or so, we will just have to see.

I don't know if anyone is counting, but I am only 20 working days into this project and almost have the second floor on. Ground breaking, Digg subfooters, pour those, frame and pour footers, frame and pour 12 ft' foundation walls, rough in Plumbing and tie into city sewer, water proof the foundation, drain tile installed, downspout pipes ran, back fill with some pea gravel, pour slab, frame and sheet all the first floor, set all but about 4 flour joist. Pretty amazing, I feel.

This build is phenomenal! May I ask your budget for the project?

Very nice design and workmanship.

Budget? Well I do know that I am over budget/bid by 16k do to the subfooters getting out of hand due to the bad soil conditions that are on my property. (Fill Dirt not compacted years ago)

I would like to keep it under 200, but it will be close.

Its takeing me longer than that to get bid on mine!

I wish you the best on getting your bid. Sometime it seems thoughs things take forever to get.

Thanks. I think that I am going to make some type of hoist off the post that swivels 360 around, kinda what I saw in a post not too long ago, I just need to find it now.

Due to it being a traditional construction and me wanting it match my house is the biggest reason. I could have just put a simple garage up but I figured if I am going to do this, I might as well do it right.

Also the second floor some day will be a apartment or game room. I may end up finishing it later on down the road for my son, who is five now, that is special needs. If he is not able to be on his own, at least he can have a place that is like his own, but next door to us.

My wife and I are young, we love where we live and don't paln on ever leaving, so why not invest in our property and help out the local community by putting constructions guy to work. Plus they are the same ones that built our house 6 yrs ago, so we have a great relationship to start off with.

I must say, I have the BEST wife a man could have. I think she is just as excited as I am about this project. In the front of the first bay of the garage we are going to set it up as a sitting area with a tv and such, that way the whole family can come and hang out and enjoy the space. Plus the thought of knowing that our son will always have a place IF he needs it.

KYGTP, this is truly and awesome project. I enjoy following the project and am amazed with pace the crew is working. Thank you for taking the time to share the pics and updates with us.

My contractor is great!! Not only that, but we have had NO rain to delay the project, which is very rare for this part of the US. Not only that, but the Subcontractors that we need to do all the work were able to come out at the EXACT time we needed them. Timing for everything has just feel into place and could not have gone any better.

I am glad to be able to share all of this with you guys and have enjoyed all the comments and thoughts. I enjoy it. I just wish that my father could be here to enjoy this as well. He just recently passes away this passed march from complications of a Bone Marrow Transplant and I am sure he would have loved to have seen it all go up. At least before he pasted, he and I talked about me doing this project and I asked if he thought it was Ok to do, I know that sound strange, but there is more to it, and he told me to go for it. So here we are and things are going great. I told my wife that he must be approving of my project, and he is holding off the rain for me to get it done. I know, everyone has their own option and belief, and that is fine with me, I don't judge, but it makes me feel better to think he is watching over me.

Only 3 guys framed everything in that short amount of time, and most of everything has to be done on ladders due to the high ceiling height that I have though out. Over 11' is the whole garage and 12' in the front center bay for the lift.

Aw-some...I look forward to more...

Oh, don't worry, there is going to be more. Right now it looks there may be a 40% chance of scattered rain on Tuesday, but the rest of the week looks to be clear, so I hope there will be some progress on Tuesday to post up.

Thanks again to all that have looked and read though this post. I hope you all are enjoying this as much as me, which it seems you guys are.

I learned something too. Never heard of pouring walls into the ground.
I thought I had it bad when my contractor told me we were going to have to pour walls to hold my floor up. I didn't have to deal with holding back a mountain of dirt.

Truth be told, I probably would have moved on and found a different house and lot. Congrats!

Well, Today was another great day here on the job site. The weather was nice and the guys moved along with more progress. They finished up the rest of the floor joist, framed in where the stairs are going to go up and layed down a good portion of the 2nd floor sheeting.

So there you have it guys, the progress for the day. Tomorrow they hope to get 2 more loads of pea gravel and start to back fill the rest of the foundation now that they got the floor on. Once they finish up the floor by the afternoon, they are going to start framing all the walls on the second floor. That should take us out the rest of the week. Once again, on Friday, trusses should arrive if not on Monday, and by the end of next week they hope to be ready to start setting them. My contractor wants to "prep" the trusses on the ground to make things a little easier.

Oh, I almost forgot the bonus pics..............So Our local Home Depot was running a 20% off sale on all in stock cabinets AND if you use the HD CC, you get 12 month intrest free!!:thumbup:

So, the wife and I went up to the depot and got cabinets for the one area of the garage that has a utility sink and such. We also got the vanity to go in the bathroom as well. Also got all the faucets for the two sinks too.

As we were looking at faucets, the wife sees this killer faucet and says to me, now this looks like it needs to be in a garage....................I thought so to.:D

If you notice in one of the pics why there is a new shop vac, well, we are walking around thinking of anything else we need and my wife says to me "Anything else we need that we want to pay off in 12 months??, so I take a turn down the tool aisle to look for a small shop vac to mount on the wall, and she like, "NO, we need a nice big one that can be used everywhere", So I was like not a problem how about this one?

So there you have the story of the shop vac.

Another day and a little bit more work completed. They finished up the rest of the sheeting on the 2nd floor loft area, and then spent the rest of the day laying out the upstairs as to where all the walls are going to go.

Back filling did not happen today, but it should by the end of the week, at least that is what the guy is telling us.

Here you can see where they laid out some stuff for the walls upstairs. They chalked all the lines all over the floor to get ready for framing in the morning.:)

In order to do framing, you need more lumber, which was delivered this afternoon, just in time.

Now on Monday, I am having a landscaper come out to extend my current Allen Block retaining wall that I have up to go all the way over to the end of the foundation wall to tie all of this together. I think there will end up being another 490 more Allen Block on this project, since the highest point is going to be 10ft tall by the foundation, for a grand total of 1185 in my wall. (The current wall has 695 block and the new wall will add 490.)

Here is the current wall, and in the second pic you can see the bare foundation wall that the Allen Black wall will meet. (sorry for all the "wall" word, sound weired when I read it)

We found out today that on Friday, the roof trusees will be delivered sometime in the afternoon, so they hope to start setting them next week some time, but I don't really know at this point how it is all going to play out.

Tomorrow is another day and the weather is supposed to be nice out, so when I get home, there "Should" be some wall up on the second floor.

Excellent, excellent, excellent build. I have been watching this thread since its conception. Its nice to see a build of this quality right across the river. I can tell your close to me because your lawn color/quality is very similar. We haven't had rain in about a month.

And yes, my lawn is dead, but my garage build is flying and I have had to only cut my grass once in 4wks. Heck with the lawn, it will come back.

This coming up Friday will be 24 working days since breaking ground. Amazing how much can get done when people need work and the rain holds off. I'm Loving it:bounce:

I am sorry that you guys don't have the rm to do much over the "big" pond. But on the other hand, you guys have killer cars.

Sounds like you are going to have a nice project on your hands as well. I wish I could have gone a little bigger, but now that things are going the way they are going, I don't think I would have had the room,, plus for what I am wanting to do in it, I think I will have plenty of room to work with.

Concrete at $100 a yrd. WOW:eek: The 4000 PSI that they put in the walls was about $85 a yrd, that was the most expesive out of it all.

Well, today they got the long wall up and part of one built that is laying on the floor. They did get most of all of their lumber put on the second floor to make things easy on them and cleaned up the site a little bit.
