Day 28...........

I am going to make this short since I am whipe from the week at work........Today they finished up the rest of the framing for the trusses and begin sheeting. They hope to have all the sheeting done by tomorrow if not first thing in the morning on Monday. The Roofer is lined up for monday too, and he seems to think he will be able to do it in a day or so.

The Landscapers added a couple more course of block and a WHOLE lot of crushed 57 stone and geo-grid. They also drilled into the footer on the garage 8" and drove in 5/8 rebar. They set the first course on concrete/mortor and filled the block with concrete to help support them, since there will not be a whole lot block burred on the front. There should be at least 3 courses burried, but only about 1 will, so that is why the rebar and concrete.

I do have to ask a question though. It seems like you gave up alot of floor space with that roof line. What is the reason for not making the second floor the same footprint as the first? Don't get me wrong, I love the build. It just seems like for just a little more you could have almost double the floor space upstairs.

I thought about that too. Even a 2 foot knee wall would give you additional accessibility on that far end, but i can understand you need to draw the line somewhere.

Seems like a lot of us had the same thought on that one. Perhaps the reasoning was that it would make the garage look even more massive than it is already. I'm awaiting your update OP :)

Great looking building and interesting design. I like the wall system it has an good textured appearance with the slight setback on each course going up. Looks good.

Just went through all the posts so now I'm caught up. It's looking awesome!! Great job so far! I really like how the retaining wall is tying in to the garage. I can't wait for more updates!

That was the best that I could get without getting up on the roof and I did not have a whole lot of time. It was tied in with its own trusses that set on the other set of trusses. I hope that was what you were looking for.

Well, there is two reason. One, I did not want the garage to over power the house too much and my house is only a ranch with a 12/12 pitch roof, so it does have some height to it but I did not want the garage to be a full 2 story building.

The second, is ZONING!!!!!!! You got to love the Zoning laws. It could not be higher than my house AND I had SQ footage restritions too. I wish I would have been able use all the space and yes it does seem wasted, and it kills me to see that, but it is what it is. That is enough space for my son or for anyone else that ends up there.

Working Day 29...............


Friday was a pretty good day. The guys got all the wood on the roof, well, until they ran out of lumber, so they only need a couple more peices to finish it off, which will happen on Monday. The roofer is going to have all the supplies delveived on Monday to put all the shingles on, on Tuesday.

The Landscapers got some more of the wall finished and hope to finish up on Tuesday. Ever since course has geo-grid installed to ensure that the wall does not go anywhere.

Yes, they are great pics of the work. I am a new member and am about to begin my own garage workshop as well. Site plan is complete waiting on soil test to get building permit. Mine is a considerably smaller single story 30' x 40' built on a slab. I was researching some things that I was going to need which brought me to this site. Anyhow, I will be following and watching and will hopefully have some progress to report and pictures to show soon. Also, how is progress going for you now?

I have to post again. I see how you are doing now, (and just figuring out how this site works) You have one awesome project going. I have some zoning restrictions too which is why I am limited to 1200 sq. ft., otherwise it is considerably more money and more hoops to jump through.

Another NKY guy checking in here (Verona)

All I can say is AWESOME garage build. What other toys are going in there besides the GTP?

Right now, that is all that I have. I just got it back from paint, and now I just need to order my push rods to put the rest of the motor back together. I ended up putting a different hood on it and a different spoiler on as well, just to change it up a little.

In due time, I hope to get another toy, but I have to pay down on this garage build before I do ANYTHING.

The wall at its high point will about 10' tall right next to the foundation. They still have about 3 skids of block to lay, which equals out to be about 120 more block. That height will only carry out a little bit and then start to taper off to the orginal wall that I built 5 yrs ago.

I just talked with a friend of mine and we are going to build a wrought iron fence to go on the top of the wall to be safe, even though that part of the garage is going to just have crown veg. on it and weeds, like the rest of the hill side.

They should have the wall finished up by Tuesday, so you WILL get to see the finish product in a couple of days.

I hate to say this, but I think thing are going to slow a little, so I may just update once or twice a week, BUT until that happens and things are going on, I will try and post every night like I have.

Monday will be Work day 30 since breaking ground and STILL no rain in the forecast, well a chance here and there, but nothing that is going to stop progress, that is for sure.

Working Day 30..........

well, they finished up the rest of the sheeting on the roof, framed up a couple more walls in the upstairs, finished sheeting the sides on the second floor and getting tyvek up the rest of the way around the first floor.

They also FINALLY got the rest of the pea gravel for the other side, so that is now back filled up to the new wall that the landscapers put up.

Now the landscapers got the wall pretty much finished, but I am going to have them add one more course to the top and run the step of the wall a little more further to right.

My Landscaper Friend ended up finding my camera in my garage and got a couple of shots of the guys working on the garage, since I got one of him stand with his shovel and my contractor gave him **** that his pic was up here, so he wanted to include them.

Now, for the wall, it turned out GREAT, and looks awsome in person, I am so glad I did this. It really ties it all in together.

The rest of the week, they are going to start framing the main garage part, since it gets ALL the walls framed and drywalled in the end. The roofer will be out on Weds or Thursday now and it should only take him a day to do the roof. The brick layer is out another week and so is the electrian. The plumber will be in at some point to, to start some more rough in stuff. So I hope that in about 2 to 3 wks, I will have a ton done, roof, brick, plumbing roughed in, and wires pulled, I am keeping my finger crossed.

So there you have it, another day of money well spent, or least that is how I am handling all of this. We'll see what gets finished tomorrow................

Day 31.............

I will try and keep it short for ya. They wrapped up the upstairs framing and swept and cleaned everythiing up. Then they started framing the garage walls and laying stuff out.

All the roofing supplies were delivered today and they plan on getting the roof finished tomorrow if all goes well.

More back filling and grading was done and They started hauling all the excess dirt that I had off the property. It ***** I had to pay to have it hauled off, but there was NO way I was going to be able to use a quarter of all the dirt they pulled out of this project.

The Landscapers pretty much finished up the wall. I had them add a whole nother course to the top of the wall and extend the step downs a littel further down the wall. I think it turned out great and looks much better with the extra course on top. They just have to finish backfilling and adding the caps to all the stones.

No, that is just a temp road to keep all the heavy truck off of my main drive that I share with my brother, who live up the hill from me. Once we almost finished, I plan on making the "road" Unaccessable by putting up a small berm or a small ditch, which will also help with all the water run off from the hill.

Man that is awesome. I really like the block wall. The Landscapers did an amazing job. As far as where I'm located I'm in Maineville, OH which is pretty close to Kings Island.

Things are going to slow down really fast here in the next day or so. We are waiting on the plumber and the electrician, both are on Vac. this week and have some other stuff to wrap up when they get back. HVCA guy came out today to discuss a couple of things, so he will be out soon too.

I will post some pic tomorrow of what all has been finished up this point, since all the framing will most likely be finished for now.

Sorry I have not posted in a while but I have really busy and not a whole lot of things going on from day to day.

So, Working Day 34.............

This week they got the wall completly done and back filled, got all the dirt moved out and a rough grade done. All the framing is now finished all in the garage. The stairs were installed. And the roof is finished. The HVAC guys were out on friday and started to install the duct work in the garage.

And at the last minute, I had them frame me in a room for my new compressor that I plan on getting in the next couple of weeks, in the front of corner of the garge.

Doors and windows should be in this week sometime. Garage doors will installed Weds or Thurs of this week. The brick should start being put up at the end of the week or the first of the following week.

The electrician may start this week too, along with the plumber working on more of the rough in.

I just hope that I get my exhuast fan before the brick layer starts so that we can get that framed in.

Looks great!! I sound like a broken record by now, but it does look awesome!

Where is the exhaust fan going to go? I had thought you meant a hose-type-fan, to run cars in the shop. Most people don't need that, but I really like them, as long as they can move enough air.

Compressor room sounds like an AWESOME idea, the drone gets old FAST! My friends shop has it in another room, and it makes a huge difference.

Will your HVAC have different zones? Upstairs/downstairs? If so, how does that work? Multiple units or a flap door or something?
