Don't have experience with varies brands but I would say as far as a type go with a reach truck. I have used your “standard forklifts” in all sizes and still prefer the reach truck as long as it can handle the weights you need it to. They get into much smaller spaces and you can find used ones with battery and charger. Can't find the link right now with the ones I found though. Only down side is you can't really take them off concrete. You can go on tar but it better not be a hot day.

I NEED a forklift...can't have the skid loader tearing up my new floor! Any recommendations on one?

I have had great luck with both Nissan and Toyota. The last four I bought are all Toyota, and have yet to have any major issues with any of them. I think we have about 4,000 hours on them now.

Heh, we haven't had any rain since about February, and we _still_ have mosquitoes here in SE Texas! Nice build. I planned on putting an efficiency apartment over about 1/4 of our 40X80 shop, but the quotes kept coming in higher and higher, so that part, as well as a lot of amenities, got put on the 'to do later' list. Oh, and the fiber is great stuff to put in the concrete. We had that done in our driveway, since it was thinner than our foundation. We have NO cracks in the driveway, but a few in the foundation. Not sure if it would have prevented it, but for how much it costs per truckload, it's worth it IMO.

The skeeters around here are monsters! I feel for you guys still dry over there. We got a tenth of an inch last week We are at about a 1/3 of normal, which is only 8 inches a year.
Fiber is great stuff, it wont prevent a crack but it will keep it a lot smaller.

We use 5000 lbs. capacity lift trucks with pneumatic tires. They can handle most hard packed surfaces.

Here it is squirrels, I hate the fuzzy tailed rats. We somehow ended up with a freak hybrid that lives in burrows, eats our pecans and each other when you shoot them. My favorite means to dispatch them is a 17 HMR....wicked little round and accurate!

Savage .17HMR with acutrigger :thumbup: bubye squirrel...

Nice building as well..

Well it may not seem like it but they got a lot done today. About 3/4 of one end wall was sheeted and the frame for one of the dividing walls is up. Lost about 4 hours loading the monster aluminum tank you see back in the other pics. The tank was given to me about 10 years ago, but I never really needed it, sold it for enough to pay for all of the appliances for the kitchen.:D
Should move a little faster tomorrow.
Funny thing, the manufacture of the building said that the interior walls welded to the beams, would void the warranty. The 4x4x1/4 columns if anything add to the stuctural integrity of the building. The only reason they took the position is the engineer did not put his stamp on it. Pffssst!

Ok, time for an update and pics. They now have both end walls up. They are now sheeting the first partition wall and welding up the frame for the second. Also have the man door installed in the first one.
It is taking a lot of time for the partition walls as they are leaving them all set up for the drywall, perlins are on 48" centers, and they welded in base angle top and bottom to screw the drywall to. I am also having them sheet all the way to the top and trim around the perlins to make it a tight fit. The center part will be airconditioned.
Also have the electric company lined up for a 400 amp 3 phase service.

It is listed as R15, it also has a reflective aluminum backing for this brutal West Texas heat.

Thanks...I am still shopping for the insulation on my hangar door.

That's an easy one, just go with styrofoam. Should be a breeze to install and they have one at Lowes that is foilbacked to make for a clean look, you can even paint it.

Here are some pics of todays work. They almost finished sheeting the first interior wall, The first pic shows the framed opening for the 16x16 roll up door to get into the shop, it is to the right of the man door. That would also be my daughter taking a picture of me from the scaffolding.
The second pic was taken from 18' from the top of the scaffolding, looking down at the roughed in plumbing for the sanctuary. The contractor is telling me he will finish next Friday on the building. Man he has a lot to do yet, we'll see.
Then it is on to the electrical, mechanical, and framing.

Sorry for the lack of updates guys. Things have been crazy at work.
They should finish the second dividing wall in the moring and get a good chunk of the side wall done as well. I will post up some pics tomorrow.
I have been getting after the ordering:
400 amp 3 ph cutoff - Check
One 200 amp single phase load center - check
One 200 amp three phase load center - check
Kitchen cabinets, countertops, appliances - check

Still have a ton of stuff to go.

Well side wall is up! Roof starts going on in the morning. Man I think I need to put some windows in this thing. I will get them planned and ordered next week. Should finish the building Monday or Tuesday. Dang then it is on to the inside.

If you do not mind me asking, what does the sq ft price work out to for the building, installation of the building, concrete and any permits ? Just looking for a round about number as i am thinking about a metal building.

If I were you I would not put windows in the garage/workshop part. The sun is really anoying when you work in the engine bay and other dark areas. If you absolutely need windows, put them on the north wall.

Hey Guys, sorry for the lack of updates. Work has been kicking my ****, and we hit a slow patch in the build. Well I say slow, but my guys have been working hard on getting everthing ready for the electrical service. I did get the AC units up on the roof, and this next week the framers will be starting on the sanctuary.
If everything goes well we should get close to finishing the framing for the sanctuary and have lights in the shop by the end of this next week.

Not at all. The pad site prep and materials ran about $1.50. Six inch pad with quite a bit of extra footings was about $2.85. Building after adding some extra cable bracing, insulation, and three 16 x 16 roll up doors was about $7.60, erection ran $2.75.
Just note you can save some money over the way I did it, as the soil I am on required a lot of pad site materials and extra work. I also went with a lot of extra concrete to handle the Renegade and forkift traffic, and again the soil comes into play.

You are right Jack, the wall where I was going to add them faces almost due east. The morning sun would be brutal. I think I am just going to stick to windows in the sanctuary.

Well the framers are running late, maybe tomorrow. Power company did start building the 3 phase service. Pavers also showed up, allbeit three weeks late.
Here are some pics from today, I also included a pic from just inside the roll up door towrds the shop entrance. We have temp power on four of the 16 lights.

Well since this is a by the seat of the pants kind of build, I am making this up while we go.
I found a spiral staircase that I think will fit in nicely for access to the second story. What do you guys think?
I am going to try to give the facade of the apartment and downstairs level an old fashioned look to it. Maybe thirties kinda street feel.
Not sure if you made any progress on this yet, but my personal opinion on the spiral stairs is NO, if it is your only means to the second floor. Just too difficult to walk up and down, especially carrying something. If it is just secondary, than it's fine from a looks standpoint.

The place is coming along nicely.

I am with you on the stairs, I found a set and walked them a couple of times. I think I would tire of them quickly. I am going with a normal set of stairs.

I mentioned it because my parents have them in their house. When I fly up to visit, it takes all of my concentration not to trip carrying luggage up and down, and I'm not clumsy.

Now if they're a big diameter, maybe that would be alright. I think theirs are about 5' and they are carpeted, which doesn't help either.

Sorry for the lack of updates guys, things have been progressing allbeit slowly.
Framing is done, should finish the electrical and plumbing this weekend. Doing that part with myself with the labor from the plant. Man, the apartment/sanctuary ended up having a lot of lights to wire. Ended up with 17.5 tons of airconditioners (4 units), 72 recessed lights, and 57 florecent fixtures, havent got around to counting recepticles so far. Hence the three weeks to wire. Should have the windows installed tomorrow, and the insulation contractor is also slated to start.
I will post up some pics on the progress and some new shop equipment tomorrow.

Looks amazing!

I am from the other end of the valley. Pecan prices are insane right now, good ones are selling at about 3.15/lb inshell. Many folks are opting to sell them rather than eating themselves.
